The property has miles of trails along mountain spring-fed streams, a small pond and access to three private acres on the Robinson River, a stocked Trout stream, just 2 miles down the road. Our property is centrally located to White Oak Canyon (20 minutes) and Old Rag Mountain (10 minutes) trailheads in the Shenandoah National Park as well as many vineyards and breweries. If you’d like some farm-fresh goods, just let us know — we’ll ride up with a couple of baskets when we’re around. If you’re looking to hang around longer, we do allow extended stays when space allows — and there’s usually a bit of farm work or odd jobs available if you’d like to trade some time for a reduced stay. Peaceful camping with privacy on a 160-acre historic farm! Minutes from Harpers Ferry, Antietam Battlefield and the C&O Canal to name a few. We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

Peaceful camping with privacy on a 160-acre historic farm! Minutes from Harpers Ferry, Antietam Battlefield and the C&O Canal to name a few. We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

Private, quiet stream-front site. Our lab loved frolicking in the stream. Site was level and well-sized for my truck and camping trailer. In the summer, it would get a lot of sun over the southern ridge opposite the river, so solar collection would work. In November, sun was in short supply, and the sun angle was pretty low, so we just barely eked by. We bring our own bathroom facilities(Cleanwaste GO), but other campers who don’t want to be digging cat holes should be aware that there are no bathroom facilities if they are staying on site for a long time. Convenient to Old Rag for day hikers, and Montpelier for history buffs. No trouble with raccoons etc, but we kept our food secured just in case. Nice steel fire pit, which made cooking over the fire a breeze.

We absolutely loved this property! Beautiful views, very quiet, CLEAN and peaceful there is a gorgeous lake a short walk from camp site 1. Juan has beautiful horses on his property and they are so peaceful to watch. Water and electric hook up worked great, and our class A fit great and site was level. This location is about 1 mile off the main road we easily navigated down the dirt compacted/gravel road no issues. Again extremely quiet, just nature. Just 14 minutes to downtown Culpeper, charming downtown area, lots of shops, and diners. Walmart, Target, Martins, Lidl, and Lowes are just a few more minutes down the road. Can not recommend this camp enough, you will not be disappointed!

The place is amazing! Me my wife and our fur baby loved everything about the place. It has a rustic vibe surrounded by farm animals and wild life! The only thing I would have changed was we didn’t stay long enough! The fresh eggs were amazing to have for breakfast, wish I would have got more than just a dozen. And Rodney, the host was such great guy. You have your own little private spot to just sit back and enjoy. We will definitely be coming back in the short future to see the horses, goats, and other animals again.

This camp sote was perfect for the colder fall weather. Not too much other campers, so we nearly had the place to ourselves. Yurt was the best feature, in my opinion. We got some rain both mornings and did not have to worry a bit. Got there late and were relieved we didn't have to set up tent and such. Campsite was nice with some easy water access you could rinse kitchenware off and even bath I can imagine during hot, humid summer months. Took a pair of waders just to fool around and discovered the creek bed to be relatively shallow. Take that as you wish with whatever activity you wish to pursue. Firepit was also decent, you could have a nice manageable fire. The only thing I would say that I would change different but cannot for obvious reasons is the train by the river. Pretty loud. Owner can't help it either, so he's at no fault. Other than that this is a great site.

Had a great time!! It is a very special property and Jennifer was kind to show us the animals and tell us more about the history. The little cabin was comfortable and had all the basic cooking items we needed as well as plenty of water for dishes/handwashing! We enjoyed a complimentary wine tasting at a nearby winery that Jennifer gave us, but overall just hung out at the property and enjoyed the peace and quiet. Also, the outhouse is difficult to see if you arrive at night, but it is there, just a few feet off the trail by the solar lights :)

My husband, myself, our kids and grandkids all met up at this amazing farm just overnight for a wonderful and rare campfire get together, but wished we had stayed longer. The grandkids loved all the animals but especially Zeus, the big, super sweet dog of the property! The expansive property accommodates RVs well with plenty of space to be private yet camp amongst the animals. Our camp host greeted us, got us set up with power, and told us all about the workings of the farm and all that was available to us on the property. These extras that you don’t normally get at most Hipcamp properties was really cool! A barn with a restroom and gathering area where chili was available the night we were there along with many homemade and local goodies like shortbread cookies, honey, dried lavender sachets and produce for purchase. We happily donated a small amount toward taking care of the rescued animals on the farm. A couple of our kids and their families live in the area so we will definitely be back! Thanks Juanita it was a pleasure!!

116 acres of forrest, hills and dells. Miles of hiking trails marked and well maintained. A small pond and beautiful labyrinth. Over 50 acres of deep wilderness woods. General Lee and his troops once camped here. But they cleaned up pretty good, so all you can really see is the old spring and wagon road. This is a working herb and small fruit farm. We have been experimenting with all kinds of exotic herbs and trees. Some make it, many don't. We sell dried herb teas. In addition we have 5 different kinds of bamboo. We use the bamboo for so many things. Camptown is our largest site. It features a large fire pit and a circular field that can accomodate 10 to 15 or more tents. You can also park smaller camper vans, teardrops, etc. in this large area. Good for parties, family reunions. The "# person" per site listing considers adults, not children... bring a whole crew of kids (try to have enough supervision - if there is such a concept!) The kids have such a great time out here... it is amazing. They love the labyrinth! By the way, that labryinth entrance is behind the kiosk. It's the largest of it's kind in North America. It seems like we made this place for the kids in ourselves and when actual kids see it they go wild. The last bunch were running and yelping with their picked flowers all round and round in the labyrinth for hours! Also, if you want peace and quiet we have beautiful remote campsites away from all the kids running around the labryinth whooping it up. (sites 4 - 6 - 8 - 9 - 10)
