The Farm was originally named 2nd 4o by my parents. They planned to live the 2nd forty years of their lives together on the farm. My parents both grew up on the southside of Chicago - where having a tree in your yard meant that you had "made it". They decided to use the land to grow Christmas trees. This did not last long :) but the saplings my dad planted by hand are still here & maybe 70' tall!
Then my husband & I bought The Farm in 2017 for the 2nd forty years of our life & my parents built their little house right here. My husband and I immediately knew that our dream was to grow a different kind of "tree", so in 2019 we were among the first group to receive our license to grow hemp. We are passionate about both the hemp and cannabis plants!
In 2020 when it finally became legal to grow cannabis, we immediately added that to our garden as well and 2nd 40 to 420 was born, or shall I say planted. We currently rent out our 2 RV's 3 Yurts & primitive sites , we also offer group bookings & Canna-friendly B&B options. We plan to add septic & electric hook-ups for RV's in the near future.

Camp Cove Creek is located in rural Faber, Virginia which is 20 minutes from Charlottesville in beautiful Nelson County. Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film.
Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress!
This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well.
Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The Rockfish River dam and quarry gardens are really cool too!

We are only 30 minutes from Carter’s Mountain, Monticello and Jefferson Winery’s. Thistle Gate Winery is only 5 minutes away and 20 minutes to Scottsville were you can enjoy the James River. UVA sports complex is only 30 minutes away and you’re able to go the back way in to skip the gridlock of the traffic.

About the listing
The tiny house has three twin sized beds; one on the main level and the other two lofted above the main floor on opposite sides and accessed by a ladder. There is also ample space for setting up a tent outside of the tiny house and some campers have even managed to pull a small 8x10 trailer into the campsite.
Take advantage of access to a private fire pit during your stay. There is also a stove in the cabin to keep you warm.
The outhouse features a pit toilet.

Early check-in or late checkout can be managed on a case by case note, depending on whether or not the campsite has other reservations.
Pets are allowed. The property is a working farm, so please respect the animals and those who are working and be sure to close the gate behind you if you opened it.

To the east is Montpelier and to the west is Louisa, both have all the modern stores and conveniences along with some country charm.
You will park near the trailhead and it is a 2 minute walk down a wooded trail.
The cabin is one room with a loft.
There is a queen size memory foam bed in the loft (up a ladder) and a small wood stove with a cooktop for chilly nights that will keep you toasty warm.

A small, shed cottage turned into a room with a full-sized bed and mini fridge with a microwave, toaster, and coffee machine, a table with chairs to eat at. We are just over an hour north of Durham, NC, two hours southwest of Richmond, VA, and 30 minutes east of Danville, VA. Our property is 204 acres of beautiful wilderness, in an international Dark Sky zone (you can see the milky way on a clear night), where you can usually hear nothing other than the calls of the animals.
The property is accessed via a half mile dirt and grass road that drops you off at the main camping area at the Old Tobacco Barn. From there you have access to a composting toilet and fire circle.
Roughly half the property was cleared and is open and overgrown with brush. The other half of the property is various types and stages of forest, from young to old.
We have 5 waterways that I have counted so far (it's a lot of land!), including 1.5 miles of Sandy Creek, which is more of a small river than a creek, beautiful swimmable natural springs, and a half acre pond (with beavers!). We have two kayaks that you can use on the pond, and you can bring tubes or kayaks and paddle down Sandy Creek all the way to Banister River a few miles downstream.
Camping is available throughout the property, although you will see several marked and prepped sites along the road or in the woods. This is rustic camping, meaning that you can drive up to some camping sites, but others are off the road and require a bit of trekking through brush, trails, or woods.
This area of the state is an international dark sky zone, and the views at night are glorious - the milky way is clearly visible, you can generally catch shooting stars with regularity on any clear night, and if you bring binoculars or a telescope, you have a clear view of most of the sky.
If you enjoy wild plants, foraging, bird watching, tracking, or generally getting out into a natural space, then you will enjoy the diversity of the wildlife and plant life on the property.
Animals that we have verified on the land include Deer (lots!), Racoons, Cayote, Turkey, Black Bear, Fox, and a large variety of birds and other critters that we haven't identified.
We have house sized boulders along Sandy Creek that you can climb on, and the creek itself is clean and swimmable. There is lots to explore throughout the property and, most of all, it's a wonderful place to rest and relax out in nature.
A few things to keep in mind:
* The road is a dirt road, meaning that it turns muddy after it rains. Please be mindful of this and park at the front and walk in if it is raining or has rained the day before you arrive. Also, if it looks like it will rain while you are on site, you may want to move your vehicle to the front of the property to make it easier to get out when you leave. Having said that, the road is good and any car can drive it without issue when it is dry.
* Smaller campers and trailers are welcome on the property as well, although we do not have a place to dump/empty your septic, so please take waste off site.
* We do not have showers or potable water on site, so you will need to pack water in with you. This is rustic camping.
* We do have a composting toilet - please drop a handful of wood shavings into the bucket when you are done. For folks who are comfortable doing so, please consider urinating outside rather than in the composting toilet. ;)

Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film.
Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress!
This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well.
Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. UVA sports complex is only 30 minutes away and you’re able to go the back way in to skip the gridlock of the traffic.

About the listing
The tiny house has three twin sized beds; one on the main level and the other two lofted above the main floor on opposite sides and accessed by a ladder. There is also ample space for setting up a tent outside of the tiny house and some campers have even managed to pull a small 8x10 trailer into the campsite.
Take advantage of access to a private fire pit during your stay. There is also a stove in the cabin to keep you warm.
The outhouse features a pit toilet.

I live on the land where there is 3 acers and some woods to burn fire also a nice big swimming pool and goats and chickens to pet and feed.
A small, shed cottage turned into a room with a full-sized bed and mini fridge with a microwave, toaster, and coffee machine, a table with chairs to eat at. Ac for the summer and a heater for the cooler days. I am still adding on and bringing new things to the cottage. I will have complimentary drinks and snacks on your arrival.

Hi, I have 3 acres of land I do live on my land. I have a goats and chickens you can walk up and see. Along the woods are blackberries in the months of June and July your more than welcome to pick.
There's also a park down the road 8 mins called Leakes Mill Park it's 176 acres for bike trails with a playground and soccer field. And if you're looking for a park with playground and a dog run and a baseball field and walking trails that one is about 15 minutes down the road and it's called Hidden Rock Park.

Welcome to RRF! We are a small ranchette that specializes in sheep, horses, and chickens. Located in Victoria Virginia, the farm is an hour to Richmond, 45 minutes to Farmville, and 45 minutes from John Kerr reservoir (on the boarder of NC). We are pet friendly, and the property is completely fenced. Enjoy free unlicensed fishing on property in our small pond, stocked with catfish and bluegills, or let the pups swim away the summer heat. Enjoy a walk on the nearby Tobacco Trail, fish at one of the many nearby rivers and lakes. Roast marshmallows over a fire and stargaze or catch fireflies all night.
All sites have access to a portable compost toilet, and we can provide water for the sun showers. We have tent sites, and an RV site, 420friendly but we do not partake.
PLEASE NOTE: No Check In After 9PM! The camp sites are only available with direction of host ( new closer parking area and camp area access gate for 2025!!)
Exceptions can be made in an emergency stay.

We are just over an hour north of Durham, NC, two hours southwest of Richmond, VA, and 30 minutes east of Danville, VA. Our property is 204 acres of beautiful wilderness, in an international Dark Sky zone (you can see the milky way on a clear night), where you can usually hear nothing other than the calls of the animals.
The property is accessed via a half mile dirt and grass road that drops you off at the main camping area at the Old Tobacco Barn. From there you have access to a composting toilet and fire circle.
Roughly half the property was cleared and is open and overgrown with brush. The other half of the property is various types and stages of forest, from young to old.
We have 5 waterways that I have counted so far (it's a lot of land!), including 1.5 miles of Sandy Creek, which is more of a small river than a creek, beautiful swimmable natural springs, and a half acre pond (with beavers!). We have two kayaks that you can use on the pond, and you can bring tubes or kayaks and paddle down Sandy Creek all the way to Banister River a few miles downstream.
Camping is available throughout the property, although you will see several marked and prepped sites along the road or in the woods. This is rustic camping, meaning that you can drive up to some camping sites, but others are off the road and require a bit of trekking through brush, trails, or woods.
This area of the state is an international dark sky zone, and the views at night are glorious - the milky way is clearly visible, you can generally catch shooting stars with regularity on any clear night, and if you bring binoculars or a telescope, you have a clear view of most of the sky.
If you enjoy wild plants, foraging, bird watching, tracking, or generally getting out into a natural space, then you will enjoy the diversity of the wildlife and plant life on the property.
Animals that we have verified on the land include Deer (lots!), Racoons, Cayote, Turkey, Black Bear, Fox, and a large variety of birds and other critters that we haven't identified.
We have house sized boulders along Sandy Creek that you can climb on, and the creek itself is clean and swimmable. There is lots to explore throughout the property and, most of all, it's a wonderful place to rest and relax out in nature.
A few things to keep in mind:
* The road is a dirt road, meaning that it turns muddy after it rains. Please be mindful of this and park at the front and walk in if it is raining or has rained the day before you arrive. Also, if it looks like it will rain while you are on site, you may want to move your vehicle to the front of the property to make it easier to get out when you leave. Having said that, the road is good and any car can drive it without issue when it is dry.
* Smaller campers and trailers are welcome on the property as well, although we do not have a place to dump/empty your septic, so please take waste off site.
* We do not have showers or potable water on site, so you will need to pack water in with you. This is rustic camping.
* We do have a composting toilet - please drop a handful of wood shavings into the bucket when you are done. For folks who are comfortable doing so, please consider urinating outside rather than in the composting toilet. ;)

We loved the grand view cabin! Such an incredible view and cozy cabin. We also visited the farm and our 3 year old loved running around seeing all the animals.
We loved winding down with the sun and getting cozy and warm with the wood burning stove on our December weekend. Would 100% stay again and Dan was very responsive and I really appreciated the minimal contact unless we needed something. It really allowed the perfect unplugging.

I decided last minute to get out for a quick overnight trip and do some camping/fishing. Found this place not too far from me. It’s wintertime so I had the place to myself, except a bunch of Beavers and some Deer. Everything was as described, I think even during the warmer months there is enough separation between sites that you would have a good amount of privacy while still being right near the water. There are kayaks for use and lots of good fishing spots. The host was cool and helpful. Highly recommend.

We absolutely loved our stay at this Hipcamp spot last week! It was the perfect retreat—so cute and cozy, and truly had all the amenities a weary traveler could possibly need.
I was especially impressed by how conscientious and thoughtful the host was throughout our stay. For instance, the space was efficiently designed with plenty of hooks for hanging items, which is essential in a small space. We were also very grateful that she provided snacks and small bites to eat after our long drive, and she was incredibly communicative and fast at responding to any questions we had.
As a pet owner, I was also appreciative that the space was pet-friendly, allowing my dog, Biscuit, to join us on the trip. I sincerely hope to stay again sometime soon, perhaps when the weather is a bit nicer! Highly recommend this wonderful spot.

Best weekend ever! Clinton was a great host, and made sure we had everything we needed. The cabin is super cute, clean, and has everything you need for a relaxing weekend to unplug and unwind! If going in the middle of winter with a few inches of snow (like us), bring a few extra blankets. We had brought some extras and stayed plenty warm. Would definitely go back!

Ryant has set up a really nice place to camp! It is quiet and beautiful. And the wide open sky, with virtually no light pollution provides an amazing view of the stars!! The first night we were there, it was crystal clear and we could see stars that we had never seen before. The second night, there was a bit of haze and it made a really awesome halo around the Moon! If you're into history, he has done research, and continues to do so, and has great stories about the history of the property and what he is in the process of uncovering. I would highly recommend that you check it out. He's a great guy and can relate to your needs, as he loves to camp as well. I was very impressed by the investment he has made in equipment to help out campers who might not be as prepared as they should be. It's only going to get better, as he has big plans for improving, even beyond the excellent property that it already is. You won't be disappointed. Rightly so, he expects respect of the property and other campers, but isn't that the type of place you want to go? It is definitely one of the things that are high on my list. We'll definitely be back!

An absolutely beautiful property! I camped for four days with full hookups. I arrived just after dark and I was escorted to my site and guided in. The camping area on their property is forest with with perfect gravel roads and campsites. There was a picnic table and fire pit available and the site was level with plenty of room on both sides.
I was in the area to see family for Thanksgiving at Lake Monticello. The campsite is only twenty minutes away which was perfect.
Everything was five stars and I plan to stay there again next time I am in town. I loved this place and highly recommend it over other nearby campsites.
