There is a cabin on the property, which is available for limited rentals. However, we have a great flat yard just a short (2 min) walk to South Pond thats perfect for a tent. There's a rustic outhouse, fire pit, picnic table, and usually games like badminton setup. Our property is a couple miles down a private dirt road. We practice intensive planned grazing, moving the cattle daily to fresh grass. The herd may be near the campsites or completely out of sight, somewhere on our 180 acres. While we were building a house, we camped in the equipment shed during the summer and grew to value its convenience. Joan's enjoyment of cycling inspired her to designate the farm stand as a "bike stop" where visitors could buy a snack, get water, fix their bikes and use the unique islands amenity of a composing toilet in a converted ice fishing shack. South Hero is an agricultural island, as well as a summer tourist destination with numerous outdoor activities. It is also only a half-hour away from Burlington, and the drive is pleasurable. Pitch your tent, stow your gear under cover and explore all the islands have to offer. Yes, this is a summer destination, with great cycling, boating and swimming. We are a grass-fed beef operation, Health Hero Farm, on the island of South Hero. (You can read more about us on our farm website. ) Our farm is on the bike route around the islands, with access to many other vacation activities. Pitch your tent in the farmstead or in half of our empty equipment shed 30' x 60'. Or tool on down the farm road and be alone with the cattle and grass. In the shed, which is open on the north side, you have shelter from the rain, sun and wind. We have two campsites that can share a microwave, hot plate, refrigerator, camp sink and coffee maker in the barn. Lots of storage under roof for bikes and luggage. Our composting toilet (from Natures Head Composting Toilet) is a unique amenity -- installed in a retired ice-fishing shack (on skis). During the busy summer months, we may have a port-o-let (a.k.a. port-a-potty) with professional service. In the winter, the equipment shed not available. We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from. We have a farm stand where you can buy a few snacks. If you want to try our beef, we'll be happy to show you our freezers. We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground, and miles of scenic driving. Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity. We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood. If you want to host a large group, you will need to reserve both campsites and rent a port-o-let (Vermont's lingo for porta-potty) if we don't already have one. Additional fees might apply. There is no RV electrical hookup; however, the equipment shed has electric outlets for your use. Additional fees apply for energy intensive appliances, such as heaters or air conditioners. There is no water hookup; however, we can fill your tanks with a hose from a potable water supply. Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm. Most hip camp sites are near where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins. Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well. On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall. People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains! We also have a beautiful 50 acre field with a household type outlet, but no well. There is an outhouse there. Excellent sky viewing here. This is where we jump and train our horses. Horses may be turned out in this field.

It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. We live on 75 acres of woods and hay fields. Larry is a self-taught hay-farmer since we moved from the mid-west in 2007. The property was a fallow dairy farm from the 70's. It used to be called Common View Farm. We hear the name came from the fact that we can see the Craftsbury Common from the height of the property. Legend holds that people have seen strange lights and orbs in the area. It may just be a yarn told by the locals to the new flatlanders. I have never noticed anything of the sort and I have been looking. Who doesn't like a good New England ghost story? Larry farms about 30 acres of the property; square bales for horses. The rest are woods. We have our own old mare, Ruby, which gave Larry the haying idea. She has two goat buddies, Danny-Boy and Brownie (guess what color he is?). Our dog, Tinker, runs the land and loves dog friends as well as humans. Our views are of the Lowell Mountains closest and the Green Mountains in the distance. You can see the Lowell wind farm on the horizon. We have a large garden and raspberry patch. When in season, you are free to pick! The house on the property, Larry built. It's a beauty. He also has two shops and some barns. No shortage of farm implements. You are welcome to walk to your heart's content and to visit Ruby and the boys. Learn more about this land: The Northwoods Gypsy Wagon is a 3-minute walk into the woods from the parking area.  You can have all the solitude you'd like or visit the nearby towns.  In this off-grid wagon, you will have an indoor cooking stove (2 burner propane) and a propane stove for the cooler nights but no running water, therefore no indoor plumbing.  Fresh water, battery operated lights, solar panel which provides one lamp and a place to plug in your phone, coffee/tea set ups. Wi-Fi/cell cov is not available.  There is a privy exclusively for the wagon and a place for a cold-water wash up.  This is truly tiny space, however; sleeps 2 adults. I can't say enough good things about our stay with Joan and the area in general. It was beautiful, relaxing, and just what my wife and I needed for a weekend away. This working farm was absolutely gorgeous and peaceful. Joan was such a generous host, she even invited us out to see the cows which was the highlight of our stay. The farm was easy to locate and there was plenty of room to maneuver virtually any size RV. We will absolutely be back for a visit in the warmer months!

Holly has a great setup boardering state park land with trails that connect. The area has a lot to offer with some great hikes. They have potable water available close to the camp site and a porta potty at the site. If you like animals, they have all sorts of farm friends for you to watch and visit with. It was a wonderful place to stay.

Joan is an amazing host and the farm is breathtakingly beautiful! She made sure my stay at the base camp was comfortable and that I had everything I needed while giving me plenty of space (and recommendations) for doing my own thing. Getting to explore the island as the fall colors were popping was the break I needed. The steak I purchased from their stock was also ridiculously good with this garlic Parmesan "Better Butter" that I got from the local store. So good. If I lived on the East Coast, I'd definitely visit again!

Spent an amazing weekend with my girlfriends in South Hero and thanks to the kindness of Joan it was that much more special! We got a chance to talk about the farm/cows lots of learning! The area was so beautiful, great for bike rides and scenic views of mountains and the lake. Camping was so convenient on the farm, close to the restroom, dishwashing area, and soft grass for tents, we had everything we needed and more!

I really enjoyed staying on the bus—it was such a unique experience! I was grateful it was available for a last-minute booking that same night. Carol’s communication and responsiveness were excellent, making check-in smooth even with my late-night arrival. The bus itself was cozy and charming, set right on the farm with a clean outhouse just steps away, equipped with a motion light for nighttime use. Inside, the space was thoughtfully arranged with a small table, chairs, two sofa beds, and foldable mattresses. The bed was surprisingly comfortable, and each window had blinds to block out light. It was a cold night, but I came prepared with sleeping bags, extra blankets, and heating pads. Carol also offers a space heater as an add-on, which I’d recommend during cooler seasons! A pleasant surprise was the power bar which was so useful for charging my devices and the bus also had reliable Wi-Fi! I only stayed one night but wish I’d had more time to explore the farm, there were adorable animals on my way out! I also wish I’d tried the breakfast add-ons as they looked delicious. Overall, it was a memorable stay that I’d definitely recommend. I got to tell all my friends that I slept on a bus and had a great story to tell! Thanks Carol :)

I had a wonderful two night stay on The Bus. My friend joined me the first night, but had to get back to work, so my second night was solo. We both found the accommodation funky and comfortable. As a farm girl, myself, I always love to be around piglets, chickens, dogs, cows… Carol was a very warm, gracious hostess, eager to share her insights on local attractions. Her breakfasts and cheese plate displayed impressive attention to detail, using superb local ingredients and so artfully arranged, include cloth napkins tucked into baskets. I hope I am able to return next year, and have already recommended her place and the area to friends looking for a satisfying roaming destination.

The short bus was super cozy and we were warm with just sheets and a couple blankets we brought, no heater, on a night it probably got down into the low 40’s. The farm animals were a delight and we got to meet the piglets with Carol. Also love the running water/sink right outside the bus. Great spot!

What an absolutely beautiful & serene place to call home for two nights of camping. We lucked out with perfect fall weather & a bright full moon! We loved the views of sprawling farmlands and cows out in the fields. The farm & surroundings are super quiet which made for great sleeping. Joan is super friendly & helpful; she & her husband have many amenities if you need them; we appreciated the clean & easy to use composting toilet. We cooked our own breakfasts using the fire pit (there is wood available for purchase) Joan told us about a local Farmer’s Market that we checked out before going on a bicycle ride along the causeway over to Burlington. South Hero is very quaint with a great feeling of community. We look forward to another trip & stay.
