We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from. We have a farm stand where you can buy a few snacks. If you want to try our beef, we'll be happy to show you our freezers. We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground, and miles of scenic driving. Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity. We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. I can't say enough good things about our stay with Joan and the area in general. It was beautiful, relaxing, and just what my wife and I needed for a weekend away. This working farm was absolutely gorgeous and peaceful. Joan was such a generous host, she even invited us out to see the cows which was the highlight of our stay. The farm was easy to locate and there was plenty of room to maneuver virtually any size RV. We will absolutely be back for a visit in the warmer months!

Site #6 was on the other side of the field from where we stayed at site seven, but was just as charming!

Jon was most accommodating and a wealth of local information. He loaned us an electric heater for our camper so we didn't have to use the noisy one installed. The driveway was a bit daunting for backing up but we did it without too much effort. There's a great hike with waterfalls on the property and a cute cafe close by with good food and live music. The bathrooms were the cleanest and nicest I have seen camping! We will definitely return!

Joan is an amazing host and the farm is breathtakingly beautiful! She made sure my stay at the base camp was comfortable and that I had everything I needed while giving me plenty of space (and recommendations) for doing my own thing. Getting to explore the island as the fall colors were popping was the break I needed. The steak I purchased from their stock was also ridiculously good with this garlic Parmesan "Better Butter" that I got from the local store. So good. If I lived on the East Coast, I'd definitely visit again!

Betsy was wonderful! We got a little lost getting there and it was getting dark, but she came right over to our campsite when we arrived to welcome us and deliver the wood we bought. I highly recommend buying some wood because she even brings kindling, newspaper & a fire starter in order to make a lovely campfire under the stars! I highly recommend Betsey’s place!
