As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. This property is also the site: charming and cozy, rustic lake cottage, built in the late 1920s. AFFORDABLE! Host is a seasoned and high-rated host, and this is their summer residence, which is offered for very limited number of nights per season. First come, first served regarding the three holiday weekends for any season book quickly: Labor Day (Memorial Day and Fourth of July already spoken for). GUEST STAYS: Minimum age of person booking a guest stay is 25 years of age. The base rate is for one person, with modest upcharge for a second person. Due to the set-up of both the cottage and its furnishings plus the ROW for lake access, we cannot accommodate children under 14 nor pets. Guests are expected to be able to at least tread water or actually swim, so boating and fishing etc. here at the lake is at one's own risk, just as it is for us residents. State regulations require wearing a personal flotation vest whenever boating (host provided). The cottage has its many charms, yet also some limitations: (1) due to this tiny parcel (50-ft square) parking for only vehicle (truck, van, car) -- no room for RVs or any trailer; (2) As with many waterfront properties, the cottage is on a septic HOLDING tank, not a full septic system, so everyone has to be conservative with water usage (shorter showers, ganging toilet flushing, tossing dishwater off the back porch); (3); Host's internet access is a limited data plan, which does not allow hours and hours of streaming content on a daily basis; (4) Host has a right-of-way down to the lake (with dock, chair, kayaks, rowboat etc.), so everyone needs to stay within the drive-lane width ROW. WHAT TO BRING: All you need to bring are your apparel including swim togs and swim shoes, maybe your own well-fitting flotation vest for boating; sunscreen and bug repellent along with your preferred toiletries; maybe your fave bed pillow, plus food and beverage for your stay.

Host is a seasoned and high-rated host, and this is their summer residence, which is offered for very limited number of nights per season. First come, first served regarding the three holiday weekends for any season book quickly: Labor Day (Memorial Day and Fourth of July already spoken for). GUEST STAYS: Minimum age of person booking a guest stay is 25 years of age. The base rate is for one person, with modest upcharge for a second person. Due to the set-up of both the cottage and its furnishings plus the ROW for lake access, we cannot accommodate children under 14 nor pets. Guests are expected to be able to at least tread water or actually swim, so boating and fishing etc. here at the lake is at one's own risk, just as it is for us residents. State regulations require wearing a personal flotation vest whenever boating (host provided). The cottage has its many charms, yet also some limitations: (1) due to this tiny parcel (50-ft square) parking for only vehicle (truck, van, car) -- no room for RVs or any trailer; (2) As with many waterfront properties, the cottage is on a septic HOLDING tank, not a full septic system, so everyone has to be conservative with water usage (shorter showers, ganging toilet flushing, tossing dishwater off the back porch); (3); Host's internet access is a limited data plan, which does not allow hours and hours of streaming content on a daily basis; (4) Host has a right-of-way down to the lake (with dock, chair, kayaks, rowboat etc.), so everyone needs to stay within the drive-lane width ROW. Six miles west there is more reliable cell phone access. Future plans include reliable internet access. We strongly recommend you download a map of Vermont prior to your stay to ensure that you are able to find your way. Please don’t hesitate to reach out if you would like additional information, recommendations, directions, etc. If you plan to use the fire pit during your stay, make sure to pick up some firewood when you stop for groceries at one of the area markets. We provide one bundle per reservation. Other things to note: Our property is SMOKE FREE - no smoking is permitted anywhere on the property. This includes Marijuana, vaping and edibles. Illegal drug use is prohibited at all times. Currently, we cannot accommodate pets. Thank you for your understanding. Hosting parties or events is not permitted at any time. There may not be any unregistered guests on the property at any time without prior approval of the host. Us: We live in the log home nearby the Maple Rock Hollow Cabin. We have three friendly dogs; Kai, Morgan and Gracie. Pond: Please do not attempt to enter or swim in the pond or walk on it when it appears to be frozen. Do feel free to enjoy the bench near the pond while taking in the peaceful mountainside location. Wild Animals: Please note that we live in nature. Our property is home to a variety of wild animals, including, but not limited to deer, turkey, fox, coyote and bear. Please do not approach any wild animals on the property or attempt to feed them. Please enjoy the wildlife from a safe distance.

Small Camper on your own private campsite, water, electric, heat, ac-- its like camping but just a little "fancy". This is a small camper so best suited for two people but the dinette does turn into a very "very" small bed if an extra person or child wanted to join. We are close to Franconia State Park, Lincoln/Woodstock and Waterville Valley. We have a beautiful set up nestled in the woods. Covered gazebo with table and chairs, covered cooking space, electric BBQ, fire pit, river tubes and more. Enjoy our trail thru woods and enjoy waving to Cafe Lafayette Dinner Train go by. We live right next door so if you forget anything or have questions we are just hop, skip and jump away. **We do allow dogs but must remain leashed at all times, we have two dogs on our property that are trained to stay within our property line and we have neighbors who strongly prefer no dogs on their property as they have guests staying there- we need to fully respect this so we can continue to allow dogs at this listing. ***This is a not a commercial campground***
