This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House. One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years. After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests! Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views. [Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm. Most hip camp sites are near where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins. Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well. On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall. People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains! We also have a beautiful 50 acre field with a household type outlet, but no well. There is an outhouse there. Excellent sky viewing here. This is where we jump and train our horses. Horses may be turned out in this field.

This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Our herd of alpacas once was shown successfully in the Eastern States, now mostly range on the farm, having sweet cria (babies), growing magnificent fiber and effortlessly entertaining throngs of wedding guests! Our beef herd, comprised of Black and Red Angus, Hereford and Belted Galways has fluxuated as the market and hay supplies demand. We have a vineyard of Marquette grapes that are so delicious, that we have to race the birds for them in the fall. Our land is quiet, off the beaten path, and brimming with beautiful views of mountains, hills, valleys with winding creeks. This property has seen years of agriculture as a sheep farm, dairy farm and a fence company. We are happy to share this land and our gentle creatures with you. The SiloSide barn and homestead is better known around town as the "Old Somers Farm" in reference to the day when the barn housed 60 head of cows. The farm was a part of the Cabot Creamery Cooperative, and closed this era in the late 1980s. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Our farmhouse was built in 1785, and the barn built around the 1830s and expanded in 1941. The soil here is rich, and the forest full of wildlife. Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House. One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years. After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests! Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views. [Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill with front wheel drive vehicles, especially in wet conditions. Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm. Most hip camp sites are near where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins. Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well. On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall. People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains! We also have a beautiful 50 acre field with a household type outlet, but no well. There is an outhouse there. Excellent sky viewing here. This is where we jump and train our horses. Horses may be turned out in this field.

Tip-top spot with breathtaking views in a great location, 45 minutes from Burlington and 45m-1.5h from the interior (Waterbury, Killington, Woodstock, Montpelier, Stowe), right in the heart of the Green Mountains. Melinda and Dave were very responsive to our messages and just great hosts. They maintain a beautiful, flat site with a lot of privacy, a stocked and cleaned outhouse, and complementary firewood. What’s not to love? This was our first trip with our rig up to Vermont and it’s definitely gonna be part of a regular rotation. Many thanks to these great people for letting us stay at their property! This is what HipCamp is all about.

HOWL is at the bas of Camel's Hump! It's an easy drive to the trailhead and one heck of a hike up. Totally worth it! There are equally cozy or adventurous options all around HOWL.

We didn’t go see her pond but she told us about it when we stopped to talk to her and her son while they were in their greenhouse. We will definitely be back again and explore a little more.
