We live on 75 acres of woods and hay fields. Larry is a self-taught hay-farmer since we moved from the mid-west in 2007. The property was a fallow dairy farm from the 70's. It used to be called Common View Farm. We hear the name came from the fact that we can see the Craftsbury Common from the height of the property. Legend holds that people have seen strange lights and orbs in the area. It may just be a yarn told by the locals to the new flatlanders. I have never noticed anything of the sort and I have been looking. Who doesn't like a good New England ghost story? Larry farms about 30 acres of the property; square bales for horses. The rest are woods. We have our own old mare, Ruby, which gave Larry the haying idea. She has two goat buddies, Danny-Boy and Brownie (guess what color he is?). Our dog, Tinker, runs the land and loves dog friends as well as humans. Our views are of the Lowell Mountains closest and the Green Mountains in the distance. You can see the Lowell wind farm on the horizon. We have a large garden and raspberry patch. When in season, you are free to pick! The house on the property, Larry built. It's a beauty. He also has two shops and some barns. No shortage of farm implements. You are welcome to walk to your heart's content and to visit Ruby and the boys. Learn more about this land: The Northwoods Gypsy Wagon is a 3-minute walk into the woods from the parking area. You can have all the solitude you'd like or visit the nearby towns. Foote Brook Cabin is a soft place to land. Tucked in the woods, 3 miles outside the village of Johnson, this off-grid hideaway invites you to unplug without roughing it. There is no WiFi, no plumbing, and no buzzing appliances. Instead, you get a full-sized memory foam bed with fresh linens, solar and battery lights, a Jackery power bank to charge your phone, firewood, and a little kitchen setup with everything you need to cook a meal. There’s clean drinking water, real dishes, a Coleman stove, and a composting outhouse that is tidy, private, and surprisingly pleasant. You can walk in, pedal in, or drive in. If you are biking the Lamoille Valley Rail Trail, I can meet you in town and bring you and your gear up to the cabin. Pets are welcome as long as they are well behaved and come with a human who will clean up after them. Johnson is just a short stroll from the Lamoille Valley Rail Trail trailhead and has everything you didn’t know you needed. A coffee shop and a tea house for whatever kind of caffeine emergency you are having. A grocery store that carries a little bit of everything. Chinese takeout. A laundromat. A sit-down spot for a warm meal. Johnson Woolen Mills and Vermont Flannel for souvenirs that feel like hugs. Butternut Mountain Farm Store for some tasty VT treats. There are also 2 covered bridges, local art, maple syrup, friendly neighbors, half dozen swimming holes, and a surprising number of Little Free Libraries for a town this size. This is not just a place to sleep. It is a chance to reset, breathe deep, and remember why you came to Vermont in the first place.

2 nights at Vermont Rustic Retreat

The view is beautiful! We were lucky to have arrived after a few inches of snow had fallen and it stayed on the trees the whole time we were there-it was absolutely gorgeous! We saw deer cross the road, heard owls and coyotes. Trails at the end of the road. As it states the cabin is small but Kathleen made excellent use of the space and 2 adults in there was just fine. Very cozy, more than enough wood to keep the woodstove going and have campfires. Everything you need is already provided. Was cloudy when we were there but on a clear night it would be a fantastic place to stargaze. Kathleen was a wonderful hostess. Very accommodating, very responsive and just a sweetheart all around.

Weekend Trip to Rooted Acres Farm

We had such a lovely stay here! The host was incredibly responsive to all our questions, and the cabin was exactly what we were looking for. It came with a portable heater inside that kept us warm at night (just remember to turn on the gas outside first!). Without proper winter clothing, it might be a bit chilly to stay here during the colder months, but we went toward the end of October and it was still perfect! And the hot tub!! Such a clever and wonderful addition! Just a heads up: you’ll need to build a strong fire to get it hot within about 3 hours, and you’ll likely want to make two fires - one for the tub and another to sit back and enjoy. Be sure to bring lanterns, as it gets dark pretty quickly once the sun sets. Even though we had cloudy skies, we could tell that on a clear night the stargazing would be incredible. The cabin is well-equipped with dishes and running water for light cooking, brushing teeth, etc. There’s also a small convenience store about 8 minutes away on the main road. Overall, we would highly recommend this place. We had a fantastic time and will definitely be returning!

We loved staying at Kathleen’s place! The cabin is very private, feels completely safe, and the view is fantastic. Everything was very clean and nicely organized, and the minute you arrive you have everything you need. Even though the weather was cold, we stayed cozy and warm thanks to the wood stove, which was surprisingly efficient. The kindling and firewood were fully stocked as well, making the stay easy and comfortable. A wonderful experience overall! Thank you:)

This was my second stay at the Zen Cabin. I just love the peace that surrounds the whole property. The cabin is very comfortable and there's a nice propane stove to keep it warm. It’s really well equipped and has everything you need. Kathleen was super communicative and even helped us find the cabin in the dark (we missed the sign). We enjoyed our northern VT glamping experience in this cozy rustic cabin. I took advantage of the appliances and made coffee each morning and kept some local cabot cheese and salami in the fridge for snacking between adventures. The dogs loved the porch and grounds. We did have an animal having itself a time one night under the cabin which woke me up (just in case you have a noise sensitive pup) but the second night it was quiet! We enjoyed a local hike and hill farmstead brewery during our stay. Close to local ponds for paddling too if that’s your preference. I didn’t have great service (verizon) and had to go to town for some parts of the day to respond to messages/plan next travels (downloading maps etc) so be mindful of that if you’re staying here! Overall, it was a very cozy experience and I’d definitely recommend it.

Peaceful evening. Cabin equipped with the things we needed. Rustic but in a good way. Found plenty of firewood around to use for the night. Bed was comfy. Nice family and very welcoming. Getty (food and store) up the road was worth a stop too.
