A quiet, beautiful, private setting with brook side camping, and glamping! Located three miles up on Stoney Brook road, with a beautiful stretch of the brook passing through the property. Currently in the winter months, we hope to provide a little “Snow Town” in Known Town. For the hardy winter campers and Van Folk, we have our 30 foot diameter Geodesic dome, and/or park and plug in options. In addition to being close to several major winter resorts, we have started our own private trail system for various levels of back country skiing, and snow shoeing. Know Town welcomes well mannered dogs (2 per site). We are 420 friendly and geared towards hosting those interested in arts, music, meditation, and ecology. Also, it should be noted that there is currently no Wi-Fi or cell service. Please be aware that Vermont prohibits out-of-state Firewood. We sell firewood for dome and campfires, and guests are welcome to scavenge the plethora of downed dead wood on the property.

Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains. MAPLE SYRUP/SUGARBUSH Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home! WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys! Curl up in front of the fire and relax. Marsh Billings farm museum in Woodstock has lots of Vermont Country store is close and Woodstock has unique shopping. Spacious one room camp, bunk bed, dinning table, and chairs. Sweeping view to the South. Swimming pond 5 minute walk. LP burner and some cooking utensils. Wood stove for those chilly nights. No electricity but LED battery lighting. l. Note that we do not charge a cleaning fee like some sites. We appreciate our guest leaving the camp as found. So far so good! Camp has the following: LP 2 burner cook top, pots and pans, dishes, flat ware, some spices and such. Fresh clean water will be at the camp when you arrive. The furnished jugs have been cleaned. If you still wish to bring your own drinking water please do so in reusable jugs. We are trying to limit plastic use. NOTE: Using GPS, Google map, or other device our address may come up as Perkinsville, Ascutney, or even Springfield even though the town is Weathersfield. Check the map and just confirm that Center Grove Rd is shown or called out as off of Weathersfield Center Rd. Firewood for the outside fire pit is available under extras. However if it has rained or raining you may want to bring kindling wood. We now have slab wood for sale if you do not want to rummage for wood in the forest PLEASE BRING YOUR OWN KINDLING WOOD FOR THE STOVE. Chunk wood is furnished for the inside stove. There is a splitting maul, snow shovel, and hatchet Check in and out times are flexible if no one is booked on either side. We have a level 2 EV charger listed under extras. And last but not least if wedding bells are in your future your host is a Justice of the Peace and can perform wedding services!

Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

Had a most wonderful cozy winter stay at the tiny house. Such a beautiful location (overlooking the Putney river), with nice views and quiet surroundings. The cabin itself was well equipped with everything we needed, and a quality propane stove that kept us warm through a 0° night! Robbin was very communicative and responsive to any questions we had leading up to and throughout the stay. We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. There are a handful of individual camp sites available in the spring, summer and fall, as well as a communal outdoor kitchen with lighting, a fire pit, a stone pizza oven and a sitting/yoga deck. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

We also have a some dirt jumps if you need to get warmed up before your ride, and a simple bike wash station ready to go when you get back. Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. Voted in the Top 3 in Vermont State by Hip Camp reviews since 2022 6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

The property features perennial gardens, a pond, open meadows, forestland, and picturesque southerly views from the top of the north meadow. The tent, van and glamping sites are thoughtfully located in protected nooks in the forestland and along the forest's edge. Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. For more info call 863220 5881 Excellent drinking water is available from the hose at our house. Fires are allowed and we supply the firewood at no extra charge.

Wise Pines is a holistic and sustainable Inn/Hiker Hostel with a unique farm stay experience. It sits on 40 acres of land with wooded trails and a pond to sit by. We have a veggie garden, fruit trees, chickens, and ducks. *electric fencing is LIVE!* We utilize solar energy and have energy efficient rated buildings. The owners of the property, Chelsey and Jon live with with their two young kids and dogs on the premises. The dogs are unleashed and friendly (though they will come running and barking loudly to say hi)! We have a yoga studio and offer classes upon request. We have many games for you to use, a bluetooth movie projector, walking trails (sometimes needing a bit of maintenance), a fire pit and grill. The property is in the woods rustic woods of Vermont, amongst all of its seasons. Please note that we do our best to maintain the property as weather arises, but the walkways, some of which are a bit steep, may be snowy, icy or otherwise. Please come prepared with a vehicle and shoes that are suited for the season of your arrival (mud, snow and ice) for both our property and the town road we live on. Checking in during daylight hours is advised. Nearby, the town of Woodstock in only minutes away with cute shops and restaurants. There are many local hikes, national and state parks, the Quechee Gorge, white water rapids, The VAST (snowmobile trails), ski resorts and array of local events to attend.
