The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). If there is any question please ask, we can modify the schedule but are only able to accommodate three sites at any given time. Thanks and PLEASE email if you have any questions! The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

Located at the end of a dirt road, quiet with views of Killington/Pico and Salt Ash Mountain. Its a 15 min drive from Okemo/Ludlow, 10min drive from the Appalachian trail (7.9 mile walk) and there are 3 other Ski resorts within an hour of us as well as numerous lakes and hiking trails. Just 2 miles up the road is Star Lake and the quaint town of Belmont. Our 7 acres sits on the Northside of Belmont hill. Half of it is open with several gardens to meander through. There is a pergola filled with kiwis and wisteria and a hammock for lounging. A shady grape arbor filled with white grapes that we have made wine with. On property we have a tree fort, greenhouse, chickens and pigs. We do provide fresh eggs for sale. There is a medium pond in the back for swimming, a large fire pit for fires and but the Hip Shack comes with its own fire pit/grill combo. Wood bundle's are also available. There is a rudimentary outdoor toilet and shower. The shower can be filled with hot water using the faucet by the garage. All water from hoses, pump hoses and faucets is the same drinkable well water, collected from the many underground springs that also feed into the pond.

With the main house built in 1860 this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

Absolutely wonderful place! The views of both sunrise and sunset are breathtaking, the location is perfect, and the property is very well maintained. Our host, Stephanie, was incredibly welcoming and helpful. Grateful Acres is just 25 minutes from great restaurants and coffee shops, and only 5 minutes from the stunning Somerset Reservoir and nearby hiking trails. We loved our stay and would love to come back!

We had a great time at the pond view campsite! Anthony was so kind and helped us bring all of our gear up and brought firewood up to us several times. The pond view was a little less dramatic than we were expecting but it was still a beautiful area and very private. Another note is that it was just us two single girls this weekend and we felt very safe. It was nice to know there was a family nearby if we needed them. All in all, we definitely recommend this site and would come back!

My family (7 year old daughter, husband and dog) had the most wonderful time tent camping at the Hops site on Heather and Paul's beautiful farm. It's such a special, expansive place with so many cool spots to hike to within the farm that we didn't feel like we needed to leave the property. We loved the peace and privacy of the Hops site but next time we'd like to try to Oak tree site which has stunning views. My daughter loved drinking directly from the spring behind Heather's house, and visiting the pergola near dusk. The highland cows against the backdrop of rolling hills and the beautiful slate structures look like paintings. I'd definitely recommend taking the tour of the property to orient yourself. Heather is a lovely person and a knowledgeable and engaging host.
