Bee Mountain Resort is a secluded off-the-grid campground that's been around since the '70s. And it's pretty well known to the locals. I first discovered the Brazos River in 1985 when looking for great water to ski on. And since that time, I've developed many great memories here. I would describe our ranch as classic and old school. Change comes pretty slow here.....and we like it that way. Family, friends, kids & pets all love our amazing getaway. A rare gem best shared with good people. Each and every campsite is located directly on the river and all of them are huge. Firewood, ice, kayaks, paddle boards and generators are available at low prices. Great tasting water from our deep well, clean restrooms and a camper dump station are located on the premises. We are very pet friendly providing your pet is friendly.

Established 1996, The farm is situated just minutes from Magnolia-Silos, the Dr. Pepper museum, Baylor University,  the Texas Ranger museum, BSR Waterpark, the Waco Mammoth National Monument (US National Park Service),  and plenty of magnificent restaurants.  There are no power lines over the property so I invite you to bring a kite to fly! You may even see one or two of mine in the sky. The theme of Coyote Creek Farm is tranquility. It is camping without someone crowding into your space. It is freedom from the hectic pace of the city. There is a well maintained Compost Toilet on the property as well! Each individual campsite has a portable potty bucket provided.  Nearly any spot you are on has an amazingly delightful view. You can see the sun rise over the trees or the sun set behind a gently sloping hill. You will have access to all of the 30 acres. There are paths to walk, a stocked tank to fish in, (bass, catfish and blue gill),  and oak and pecan trees to sit under and view the clouds as they drift overhead. The noises you hear will be cattle calling to their little ones, birds singing, and in the evenings, coyotes howling.

Fee includes Eclipse Day Pass to be on the grounds, a parking space for one vehicle, any events planned at The Will, access to food trucks, and open air concert area. Bring lawn chairs and/or blankets. Bring your bathing suit! Event will occur rain or shine. No refunds for weather, site conditions or no-shows. There are no electrical, water or waste dumping amenities, and no access to any such amenities on the property. Portable toilets will be available. 2024 Primative Camping Rules 1.All reservations for occupants, maximum 6 persons, must Check-In with The Will Headquarters/office during Check-In hours. No after-hours check-ins allowed. All fees are due at booking. 2.Primitive Tent Camping Day Access. Only Primitive Tent Camping permitted vehicles with an appropriate parking permit will be allowed in designated Primitive Tent Camping parking lots. 3.Minimum 3 night rental. While all guests may arrive on Thursday, April 4, it is not a requirement, and guests may arrive and depart on any day during the five-day period. CHECK OUT By 1pm on Tuesday, April 9, 2024. CHECK OUT will be done based on location on the property in an orderly and scheduled manner. ADDITIONAL DATES. There is no proration of fees. Any additional nights reserved outside of the eclipse dates (Saturday, April 6th, 2024- Monday, April 8th, 2024) will need to be made when making your reservation, at the regular tent camping rate. 4.DRONES. Drones are prohibited. 5.PETS. All pets must have good temperament and be kept on a hand-held leash at all times when outside. Pets cannot be left unattended. Pet feces must be picked up immediately and disposed of properly. Pets are not allowed inside of The Will facilities. If a pet owner is observed violating the above rules, a warning will be issued. If observed a second time, the owner will be required to leave the park with no refund. 6.QUIET HOURS in the tent area are 12 A.M. (or after the last band leaves) until 7 A.M. The tents will be in close proximity to each other, please be respectful of your neighbors. Should you wish to remain with like minded night owls, The amphitheatre will be open and available throughout the night. 7.SPEED LIMIT is 15 MPH throughout The Will property. 8.TENT CAMPING. No tents are allowed at RV sites. All tent camping must be in the designated tent camping area. Tent campers must have a tent. Sleeping in vehicles is prohibited. Tent camping is primitive, no water or electricity. 9.CAMPFIRES. Fires and fireworks are not permitted. Only propane grills and burners will be permitted. Campfires in designated areas only. 10.WATER USAGE. Inflatable pools and hot tubs are not permitted. Campsites must be kept clean and tidy at all times. No soliciting, peddling, loitering, trespassing or trading allowed in the park. Sale of drugs and alcohol is not permitted on the premises. Cigarette butts must be disposed of properly. 11. SMOKING. Designated smoking areas will be provided. Please do not smoke in non-smoking areas. 12. SWIMMING. The Will Property is in close proximity to two ponds that may be used to swim in. Swim at your own risk. NO LIFEGUARD ON DUTY. Any child 12 years of age or under must wear a coast guard approved life vest when entering the water. NO EXCEPTIONS. Swim Hours from dawn to dusk. 13. ALCOHOL. On this facility, The E-Lawn and Amphitheatre, The Vault, The Will House, & The Luxury Lounge is a private club that serves alcoholic beverages. Handcrafted Alcoholic Beverages may be purchaed inside this area, however, no alcohol may be taken into or out of this area. You MAY bring your own alcoholic beverages into the RV or camp sites, but those must remain in your RV or campsite areas. 14. Help maintain clean and tidy grounds by not littering. Please dispose of trash in one of our conveniently located trash bins. Do not put food outside for insects. Parents/Guardians are responsible for the supervision and conduct of their children at all times. 15. Additional Vehicles for Tent Camping Reservations: Your Tent Camping Reservation includes one space in the designated tent camping parking area. If you need to park an additional vehicle anytime during the dates of April 4, 2024, to April 9, 2024, you will need to purchase an additional parking space. The fee for an additional space is $25. The parking space will be in a designated overflow area inside The Will Properties grounds. This additional Parking Lot is within the grounds, but may be several hundred yards from your camp area, within walking distance. 16. Please respect guests’ privacy by not walking through occupied sites. Every space will be checked periodically by management, for compliance with these rules. 17. No person shall disturb the peace, make unreasonable noise, engage in violent behavior, or display/discharge a firearm or other weapon. 18. Any guest that willfully or negligently destroys The WILL property or equipment will be held liable for the value to repair or replace. 19. The Will and its employees or officers assume no liability for loss or damage to guest property and/or injury to person, pet, or party arising due to use of park facilities or caused by others while on the premises. 20. Park rules and policies are subject to change at any time by management. 21. Any guest found in violation of the rules may be asked to vacate the park, without refund. LIABILITY: The Will Properties and its staff will not be responsible for loss or damage to camping tenant’s property due to theft, vandalism, fire, any other casualty, wild animals, or acts of God or nature. The camping tenants expressly assume all risk of such loss or damage and must carry their own insurance. INDEMNIFICATION: Camping tenants indemnify and hold harmless The Will Properties, its officers, and employees from all claims, liability, and expenses, including but not limited to attorney and other professional fees, for injury to person, loss of life, or damage to property arising out of tenant’s exercise of his rights hereunder, except as may be caused by the gross negligence or intentional acts of The Will Properties or its officers and /or employees.

It is home to birds, bullfrogs, turtles, and other wildlife, and every now and then cows graze lazily here when they aren't grazing on the larger properties. Black Willow Pond's namesake is from the black willow trees that encompass the pond and stand alongside the tall cottonwoods. We have built a home in the heart of the property, but there are many coves in the trees and primitive spots to enjoy the starry nights, a Waco, Texas sunset, and wild, open fields. Depending on the weather and your preference, you can light a fire in the fire pit or view the beautiful field dotted in the spring with Texas wildflowers, black willows, and cottonwood trees.
