Waterfront RV Port on Bolivar Peninsula. Water, sewer, and electric (20-30-50 amp panel) Covered RV spot with a screen porch and outdoor bathroom. The bathroom makes it work for tent/ car campers and smaller trailers without bathroom. Shower with hot water, sink, toilet. Enclosed with louver walls.
Property is fenced and dogs are welcome. The screened has a dining table with chairs, and also stores some patio chairs to use on the property. They are really great to sit on the dock! There is also a charcoal grill and a crab trap for you to use. (You need a fishing license and bait. Chicken bones works great!)
Fishing is great here... the canals have been dredged and folks are catching right of the back of their lots. Community fishing area is on the end of both Van Sant and Mabry, Mabry has a boat ramp. These you cast right off a drop to the intracoastal. Beach Access via community gate at end of street. Combination for those will be shared in arrival instructions.
Spot is a residential lot... It is 60 x 130. Canal City is a quiet residential area. The back side fronts on the water. You will probably see more seagulls and purple martins than people.
We have weekly discounts. Message me and I can go over them because the Hipcamp platform makes them difficult. It works out to approximately 7 nights for the price of 5.
Be prepared: Bolivar has mosquitoes. This is the coast. If it has rained they can be really bad. The county sprays on a regular rotation but it can be bad. They tend to swarm when you pull in. Spray helps. We also send recommendations for what sprays work best for us in the arrival instructions. We do not offer refunds for mosquitoes. We have never found them unmanageable, and the screen porch keeps them almost entirely away.
We are east of Rollover Pass. Easiest to arrive through Winnie and south on 124. Unless you are coming from Galveston or southeast Houston it is probably shorter. The ferry is fun (dolphins and such) but the waits can be long. Also: Do not bring loose propane tanks or gasoline cans on the ferry, they will send you away. (Propane on RV is fine, but that is all they allow)

This place is perfect for you if you just want to get to the beach and relax. The kids had a blast and the fenced in yard was perfect for our doggos. Fire pit was perfect for some smores with the kids at night as well as a pretty cool lit up area at night. We will definitely be back for future trips here. We loved Tim’s land. We are a family that tent camps. When we seen that Tim had electricity, water and a restroom/ shower on the property, it was a no brainer to book! We homeschool so we went for my daughter’s “senior sunrise”. The sunrise was beautiful. We sat on the “dock” attached to the yard to watch it. We also did a lot of fishing. The property is about a mile from the beach itself. Tim was quick at responding and was very communicative. We will definitely be back soon! The stars out there were also beautiful!

We had a very nice time on the property. The fencing worked very well for our 2 dogs. It was very clean and kept up. The small air conditioned shed was very cute. Definitely better than a rv resort where other people are right next to you. It provided shade for us all weekend which was a big deal in this heat... we will definitely be back.

We've stayed here twice now, and it's become one of our favorite places to visit. Our small children love the fenced in yard, and one of their favorite activities is fishing and catching crabs in the canal after spending the day at the beach.
The added bathroom was a fantastic improvement and made our stay even more comfortable. Tim is always quick to respond and communicates very well, which makes everything easy.
We'll definitely be back! The only downside is that the mosquitoes can be pretty bad, especially in the evenings. Other than that, we had another wonderful stay.

We had a great time in Bolivar! Jennifer's place was perfect for our stay. Having the camper covered was fantastic - our little home on wheels stayed a lot cooler - and our two dogs really appreciated the freedom to run around in the fully fenced yard! We were so lucky to find this beautiful property for an overnight stop between San Antonio and New Orleans. Gary was kind enough to take our same day reservation, even though they were already heading out for the day. He gave us instructions on getting in and we were set up in no time. Wonderful level pull through sites with hookups, one with a concrete pad, which we appreciated.
We sat outside enjoying the sunset and admiring the horses in the beautiful green pastures.
Only issue was the dogs barking at our presence because the owners were away, but they quieted down once they got home, about the time we were going to bed.
We got to meet Gary in the morning, he was very apologetic about the dogs, and we had a great chat with him about the property before we headed back on the road.

Absolutely loved sharing this spot with close friends for a long weekend. We were able to fit our 2 Class A Motorhomes perfectly with all slides open and both gates closed. We enjoyed the fire pit out back near the swing and multiple evening chats on the rooftop deck. Mike was a wonderful, communicative host. We hope to come be back soon.

We arrivee late to the campsite and everything was prepared for us. The wifi was really good and the shower/restroom was amazing. We did not use all amenities but it looked really nice

The campsite is lovely. We especially appreciated the fenced in yard because of our dogs. The little screened cabana was also a nice touch, and the area is nicely lighted at night. We will definitely plan to stay here again.
