It's a rustic old house, with wood trim, hardwood floors, and plenty of imperfections that make it unique. You can sit on the porch and drink your coffee with a view of the barn and pastures, or cozy up in one of the house's four bedrooms and sleep in. The house is fully air conditioned and heated, has all the amenities of home, but takes you back to a simpler time. Our campsites are all set apart from one another in various locations on the 240 acre farm. Secluded and unique, each campsite has its own charm. We provide guests with a fire ring and a shovel, and some sites have a picnic table. Hiking trails are marked throughout the land. Guests can hike with views of horses, cows, wildlife, corn fields, large boulders, and rustic barns. The dirt roads provide great places to drive ATVs and four-wheelers. There is great scenic motor touring from Spring Mountain, the highest point in the county, across the Mohawk Dam, to riverside drives, scenic backroads and a ride across a covered bridge! Walk the forested blue loop nature trail on an adjoining 13 acres that loops through BIG trees and large rocks of glacial till under the shade of an ancient chestnut oak tree. Only use down and dead wood from the ground that can be broken by hand. Burn all wood and coals to ash, put out campfires completely, then scatter cool ashes. Respect Wildlife Observe wildlife from a distance. Do not follow or approach them. Never feed animals. Feeding wildlife damages their health, alters natural behaviors, [habituates them to humans], and exposes them to predators and other dangers. Protect wildlife and your food by storing rations and trash securely. Control pets at all times, or leave them at home. Avoid wildlife during sensitive times: mating, nesting, raising young, or winter. Be Considerate of Other Visitors Respect other visitors and protect the quality of their experience. Be courteous. Yield to other users on the trail. Step to the downhill side of the trail when encountering pack stock. Take breaks and camp away from trails and other visitors. Let nature's sounds prevail. Avoid loud voices and noises. These principles were established by the Leave No Trace Center for Outdoor Ethics, and built on work by the US Forest Service, National Park Service, and Bureau of Land Management in the mid 1980s. We had a great time! We have trouble finding spots for winter camping and this space was great. We actually forgot our tent poles so the trip could have needed a lot of adapting- but with the access to the barn, we were able to set up inside. Facilities & amenities were clean & as described. Loved watching the animals in the morning and setting up my hammock back by the chickens. Allison was a fantastic host. Would absolutely stay here again!

We had a quick stop over at James farm on a road trip West and it was everything we needed. He responded quickly and even got us some fire wood last minute. We didn’t get to meet as we arrived late and left early but it was a beautiful place. The bathroom in the barn a great plus!

Great spot located right by CVNP. We enjoyed the campfire and laughed every time a goat would remind us we weren’t alone by sneezing. Even though the sun set early and the cool fall air filled the night we had fun. The barn was a nice surprise and good location for a small party. Woke up in the middle of the night to pee (very clean port-a-potty) and the stars were so clear and bright!

We enjoyed our stay though we were late to arrive an early to depart for a meeting in a N.E. Cleveland suburb. It was easy to find in the dark and the goats were fun after breakfast. If you have children it would be especially nice. In our case, our Great Pyrenees enjoyed meeting new friends.

This is my go to spot. I come to this beautiful property a couple of times a year. James and his wife are so sweet and helpful. They maintain everything really well. Beware the wood site is full of ticks! We were pulling them off of our dogs constantly. But the site is very private and a perfect getaway.
