WINTER BOOKINGS: Our driveway may be impassible during winter weather and we recommend snow tires, snow chains, and/or 4x4 during the winter months due to ice. We do shut down the running water during the winter to prevent the pipes from freezing. We will provide guests with 5 gallon drinking jugs with a dispenser to use, and the toilet still has water to flush. But the shower, sink, tub, hose, and bidet will be shut down during these months. If you want the true off-grid experience this is it ;)
We do require guests to e-sign our rental agreement that we will email to you, and request a $300 security deposit hold (not a charge) that we will release upon checkout. This is just a precaution for us letting people we don't know stay at our place and respecting it.

11 mi- Upper Dill Falls & Lower Dill Falls. 50 ft. Waterfall (lower) with just a short easy hike. Upper Dill falls is beautiful and tucked into a lush cove.

Our 95-acre farm was once owned by the Davis family who predominantly raised dairy cattle. We now raise the wooly Mangalitsa pig and sell to the best chefs and restaurants. We sell our pork at the farm too!
All of our campsites are next to running water except the two hilltop sites.
Two porta-potties are on the farm and private porta-potties are available for rent. Groups of eight or more are required to rent a porta potty should you not bring your own toilet system with you. We do not allow the use of our small wooded areas as toilets. No porta potties are provided b/tw Dec 15 and March 15

- Bath House: The restored bathhouse is split into boys’ and girls’ sides. Each side has 2 private showers, 4 flushing toilets, sinks, hot water, and gas heat.
- Community Pavilion: The Pavilion is a large 40x30 ft. open sided structure overlooking the Nantahala River. It has an ample fireplace, running water sink, counter space, couches, and table with benches.
- Pack Room: Where the adventure begins! A cozy hub where all guests get local information, view maps, and grab some local seasonal groceries. Also available to all campers are washing sinks with hot water, toaster oven and microwave.
- Communication: Or rather, lack thereof! There's no cell service on the property so it's a great time to get away from it all. There is limited Wi-Fi available near the Pack Room and an emergency landline available.
- Charging: Traveling in an electric vehicle? Recharge for free at our dedicated EV 50amp outlet when you stay at any of our sites. First come, first served.

Our cabins and campsites are priced per person and can be reserved individually or collectively through an entire property buyout. Our Main Lodge (Cabin #1) has a huge front porch with spectacular views, a nicely appointed off-grid kitchen, full bathroom with hot shower and an upstairs loft that sleeps up to 10. Our on-site host/s stay downstairs in the Main Lodge in private bedrooms so they can keep the home fires burning, tend the garden, cook breakfasts, clean the cabins and ensure all your needs are taken care of during your stay.
Guests in our Upper Cabin (Cabin #2) enjoy a wooded and secluded setting in a rustic cabin that sleeps up to 6. Accommodations include fully furnished tents with one, two or three beds per tent (the entire retreat center sleeps up to 16 people), electric heater to keep you toasty on chilly nights, large indoor workshop space, rejuvenating warm outdoor showers and plenty of private spaces to nurture in nature.

WINTER BOOKINGS: Our driveway may be impassible during winter weather and we recommend snow tires, snow chains, and/or 4x4 during the winter months due to ice. We do shut down the running water during the winter to prevent the pipes from freezing. We will provide guests with 5 gallon drinking jugs with a dispenser to use, and the toilet still has water to flush. But the shower, sink, tub, hose, and bidet will be shut down during these months. If you want the true off-grid experience this is it ;)
We do require guests to e-sign our rental agreement that we will email to you, and request a $300 security deposit hold (not a charge) that we will release upon checkout. This is just a precaution for us letting people we don't know stay at our place and respecting it.

Two porta-potties are on the farm and private porta-potties are available for rent. Groups of eight or more are required to rent a porta potty should you not bring your own toilet system with you. - Bath House: The restored bathhouse is split into boys’ and girls’ sides. Each side has 2 private showers, 4 flushing toilets, sinks, hot water, and gas heat.
- Community Pavilion: The Pavilion is a large 40x30 ft. open sided structure overlooking the Nantahala River. It has an ample fireplace, running water sink, counter space, couches, and table with benches.
- Pack Room: Where the adventure begins! A cozy hub where all guests get local information, view maps, and grab some local seasonal groceries. Also available to all campers are washing sinks with hot water, toaster oven and microwave.
- Communication: Or rather, lack thereof! There's no cell service on the property so it's a great time to get away from it all. There is limited Wi-Fi available near the Pack Room and an emergency landline available.
- Charging: Traveling in an electric vehicle? Recharge for free at our dedicated EV 50amp outlet when you stay at any of our sites. First come, first served.

Our Main Lodge (Cabin #1) has a huge front porch with spectacular views, a nicely appointed off-grid kitchen, full bathroom with hot shower and an upstairs loft that sleeps up to 10. Our on-site host/s stay downstairs in the Main Lodge in private bedrooms so they can keep the home fires burning, tend the garden, cook breakfasts, clean the cabins and ensure all your needs are taken care of during your stay.
Guests in our Upper Cabin (Cabin #2) enjoy a wooded and secluded setting in a rustic cabin that sleeps up to 6. The downstairs area features an open floorpan with a queen size bed, off-grid kitchen, dining area and the loft upstairs sleeps up to 4 people. Cabin #2 also features a full bathroom with and a tree-house like view from the front porch!
Our cabin adjacent camp space features two spectacular campsites and is located 100’ from our Main Lodge. Both campsites sit beside our neighboring property owned by the Southern Appalachian Highlands Conservancy and feature a long-range mountain views. I stayed in the Upper Treehouse with my cat and loved it! I was in the area to hike the Great Smoky Mountains for a few days and felt secure with leaving my cat back in the treehouse. The property was wonderful being deep in the backwoods, quiet, the communal kitchen, laundry, fire pit, and little store with very helpful items . If the weather was warmer I would've laid out in the hammocks! My cat and I were warm, comfortable and felt safe. The owners were very welcoming and accommodating. It was an extra bonus to meet and connect with other hikers/nature loves/adventure seekers. Overall, I had a fantastic experience and would stay again if I ever make it back out to the mountains.

Stayed in Cabin 2 for a night, the hike up was definitely worth it! I would definitely recommend packing light and bringing a sleeping bag and good headlight/flashlight. Doug, the caretaker was soo welcoming and accommodating. For anyone following the coordinates that are sent to you with the directions I would just follow the Google directions under the name of the cabins. The coordinates took me to a private driveway in Google maps. Definitely recommend this place for a nice unplugged time.

I had a pleasant and comfortable stay at Standing Bear! While I wasn't actively hiking, I got to enjoy the community of hikers who stop at this beautiful property on their way on the AT. I stayed in the private room top tree house and enjoyed the evening fires and open air kitchen. I was met with accommodating and generous staff ( Rodney and Grateful) who made sure I felt welcome and had what I needed. The owner, Maria clearly has a heart for all the people who come through. Lots of love for Standing Bear and I hope to be back as a hiker one day!

2 nights at Mountain Top Cabins on Private Land
Loved our stay in cabin 2! The hike in is challenging, but worth it. Doug is a friendly and helpful care keeper. He had the stove in the cabin going upon arrival, provided us extra wood, and made hearty and delicious breakfasts. Views were fantastic. Loved spending time with Lucy the cat. Will definitely return.

Where to go
Great Smoky Mountains National Park
Just an hour northwest of Sylva, Great Smoky Mountains National Park offers stunning mountain views, hiking trails, and a variety of tent camping options. Backpackers can explore backcountry sites that require hiking to the campground, while frontcountry camping offers easy car access and a developed campsite with restrooms, a firepit, and a picnic table. Reserve a site early to score a group campsite for eight or more people in the front country, or book a horse camp, where Hipcampers can enjoy vehicle access, horse hitch racks, and basic camping facilities.
Nantahala National Forest
The largest national forest in North Carolina, Nantahala covers mountain and valley landscapes with hiking, biking, and horseback riding trails as well as whitewater rafting and camping. Explore a variety of developed and primitive tent campgrounds with lakeside, streamside, and forest views, plus options for group and dispersed camping. Four RV campgrounds offer space for RVs and campervans in the Nantahala Ranger District, with access to nearby showers and flush toilets. The park also offers a primitive cabin and a fully-equipped lodge with 16 beds and a kitchen. It’s advised to book early as group sites tend to be popular in the summer months.
Pisgah National Forest
An hour’s drive northeast of Sylva is Pisgah National Forest, home to the Cradle of Forestry historic site as well as waterfalls, whitewater rivers, and expansive mountain and forest hiking trails. Tent campers can find a variety of sites with drinking water, showers, and flush restrooms, while RV campers can enjoy the park’s amenities and a dump station at North Mills River. Stop by Wiseman’s View for a stunning look over Linville Gorge. Hipcampers can also book mountainside campsites, riverview sites, and forest campgrounds, but remember to check the availability, as some sites are only open seasonally.
When to go
The popular camping season in Sylva runs from April to October, with the period after Labor Day a favorite for those seeking cooler nights and less humidity. July is the hottest month in the region, with average highs near 85. The state allows camping all year, although it’s important to call ahead because not all sites are available year-round. Experience is recommended for winter camping in the high country, where the slopes are often snowy. For Hipcampers seeking a more relaxed winter experience, many lower-elevation areas around Sylva offer car camping, tent camping, and RV campsites.
