The octagon is a private 122 ft.² that is electrified and heated. It has a full size bed, cabinet and table with chairs. It sits next to a brook on 56 acres of forest with a pond, small waterfall, marsh and 2 1/2 miles of hiking trails. There is a fire pit and outdoor dining area next to the octagon. We are a small family farm where we raise animals and grow flowers/food. Our family home was built in 1739 and is situated near the street entrance.
As you enter the property, you will see two cottages, the oldest corn crib in the county, and a beautifully restored 1800s barn. There is a vintage-style camper to the left of the barn, located in an area where you can have privacy overlooking the pastures.
We live on the property and can assist guests with anything that they might need.
Guests are welcome to stroll around the property and enjoy all it has to offer. We have a farm store and education center opening summer of 2025! Check our website to see classes and offerings that you might take advantage of during your stay.
Please note, that we ask that guests do not enter the barn or fenced pasture without one of the farm owners (Molly & Diego). Our animals are accustomed to people, but livestock is unpredictable, especially to people that they do not know. There is plenty of area outside of the pasture that guests can enjoy. This Jayco RV is decorated and designed for two people who want to create a cozy getaway to relax and celebrate beautiful, unforgettable moments. With the cold season upon us, the RV has built-in heating, and I've also added an electric heater to keep you warm during your stay. It has its own control panel and thermostat. When you're going to use the shower, I suggest turning on the water heater 25 minutes beforehand so you can enjoy a lovely shower. But don't forget to turn it off after you're finished, as it will stay on unnecessarily. It's also important to know that when you use the toilet, only use toilet paper, as it's specially designed for this type of RV and won't cause blockages. Smoking is prohibited inside this property; if smoke is found, an extra cleaning fee will be charged.
This is also an ideal space to relax and work remotely, as it has an independent antenna to provide internet access to the entire unit and all the electronic equipment you need.
I will ensure the unit is delivered to you with all its accessories in working order so you won't have any problems. I always suggest guests ask any necessary questions so they can use it without any issues. On the day of arrival, you will receive another message to refresh your knowledge of how to use the campervan.
Close to the beach and sand, the city offers activities nearby so you won't have to go far to enjoy them. This campervan has all the qualities of a house, with the only difference being that you're on wheels—something truly delightful. I have two bicycles so you can take a ride along the bike path on the beach and enjoy the majestic scenery. A different way to have fun and experience something new. The Sandbox campground was born from The Sandbox Indoor Beach Sports and Events facility, which mainly focuses on providing year round beach volleyball.
We bought the property in 2015 and opened the facility in 2019.
As it happens, it's a 12+ acre lot surrounded by wetlands, hiking and biking trails ... there will never be another building built within view of our facility.
We are surrounded by nature, and will be forever.
So what a great opportunity to offer camping and access to all of the forests, woodlands, wetlands and trails around! And if you're up for it, come play some beach volleyball and meet new lifelong friends :)

This Jayco RV is decorated and designed for two people who want to create a cozy getaway to relax and celebrate beautiful, unforgettable moments. It's an escape that takes you away from the routine and offers a unique experience with a vintage style where you'll feel good vibes with every breath. With the cold season upon us, the RV has built-in heating, and I've also added an electric heater to keep you warm during your stay. It has its own control panel and thermostat. When you're going to use the shower, I suggest turning on the water heater 25 minutes beforehand so you can enjoy a lovely shower. This is also an ideal space to relax and work remotely, as it has an independent antenna to provide internet access to the entire unit and all the electronic equipment you need.

I always suggest guests ask any necessary questions so they can use it without any issues. On the day of arrival, you will receive another message to refresh your knowledge of how to use the campervan.
Close to the beach and sand, the city offers activities nearby so you won't have to go far to enjoy them. This campervan has all the qualities of a house, with the only difference being that you're on wheels—something truly delightful. I have two bicycles so you can take a ride along the bike path on the beach and enjoy the majestic scenery. A different way to have fun and experience something new. I love the Peconic River Campground. It's very quiet, peaceful, and the grounds are beautiful. The Peconic River / Forge Pond access from the property is picturesque. I love kayaking there, too. Each site has a picnic table, fire pit, and chairs. Tyler comes around daily to see if you need firewood. It's very low key, simple, and the port-a-potties were clean. It's all you need, nothing more, nothing less. I'll be back. I recommend it.

Easy to find with Google and written directions. The property is secluded and ideal for camping with close access to local trails. Mary and Victor were very nice and when asked were flexible to let us stay in the converted trailer due to weather. The horses were amazing and friendly to bet! It was our second stay and a Nor’Easter! The grounds were empty but maybe 3 sites occupied.
Tyler is ever vigilant with safety and doing his rounds, got us some extra fire wood and hunkered down! Porta Potties so clean and well maintained. Property clean and quiet.
The storm was quite intense but our experience was not affected. We will always be back!
