My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim).
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Robin's Hood is an open spacious site. It has a table, kindling to pick up, raised copper campfire, walnut trees, and a grassy slope where deer frolic by a dry streambed. Park at the site which is down a gravel driveway.
Lola’s Loop site is private, less open, enclosed in a natural habitat accessible by short path. Metal campfire holder. No toilet or furniture.
The Rocks is shady, lots of wood to burn, firepit, next to a lawn and a natural habitat for animals. Drive to site.

food to our community. We love to play music and get together with our friends and have been hosting people for some time. We thought that hipcamp could introduce people to our mission and make some extra money to get the farm off the ground.
Ugly Apple Farms is a diverse place. We have opportunities for farm classes, pick your own veggies and more. We also have 1800 feet of access to the Neversink River.
We recommend four wheel drive for some of our sites so please ask about them.
We are an off grid farm with access to some solar for charging. We have tent sites and room for campers. Our camping is primitive but there is access to potable water and sanitation if needed. All extras are first come first serve if not reserved in advance. We love and welcome any questions!

Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!)
At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer.
About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.)
The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky.
This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite.
When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves.
The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite.
Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Thanks!

Land was as described. There is an RV hookup in front when you arrive and the plots of camping land behind the barn. The grass was fresh, and the fire pits were perfect. I stayed one night and it was alot of fun.

This is such a cute and cozy location. There are 4 camp sites and a B&B on the premises, along with a nice multi use trail. The host allows the use of a hose for water, but you must bring your own jug to fill up. Also, bring a toilet and portable shower if needed. Picnic table and fire ring provided and some scrap wood is available, I'd grab a couple bundles on the way there though. Best part was the rescue horses on site, our doggie Zoey loved them! Eric was very friendly and communicative as well. Don't forget to Leave it Better!!

5 star camp ground right next to the Appalachian trail with awesome sight seeing all around. Dominic's land is well taken care of and very clean. Easy to reach by text and responds real quick to any questions you may have. Bring real comfy hiking gear because the camp sites sits right at the bottom of the Stairway to Heaven and the Pinwheel vista trails. A rocky, ruff but well worth it hiking trail up a steep hill, offering a beautiful view once you reach the top. My dog loved the trek aswell but watch your step and take your time because the rocks could be very dangerous for a person not experienced hiking ruff terrain. All and all the stay was very enjoyable and I will likely rent from Dominic again in the near future. Definitely worth 5 put of 5 stars.

I loved everything about this place . We were on Site 6 which was very secluded and we had our privacy. Kathleen took her time to give us a tour around and showed us the most amazing Glamping sites she made. She was amazing and so was her son Jason who was super helpful. There’s a beautiful small waterfall nearby that we enjoyed and we had a great time. See you soon!

Wonderful property with manageable walking trails for kids to explore. We only stayed one night due to the spring rains but want to come back in the summer when the leaves are out.
Compost toilets were clean and amazingly zero odor. The artisan water was really nice to be able to wash up after meals.
Site 3 was great but there was a slight grade making a ground tent a bit awkward. Still it was a fantastic time. Space was perfect for hammocks and slack lines with lots of trees and shade from the sun.
Firewood was also amazing. Not sure but it appeared thoroughly cured. It lit right up after splitting and due to the rain we ended up only using a quarter of a full cord. Still amazing deal.
Hosts were very welcoming on arrival and instructions were clear. Hope to be back with the family soon.

had a really peaceful couple of nights at the campsite! the host reached out ahead of time and after arrival to check in which was thoughtful. my dog and i enjoyed the trails on the property, and viewing the horses. no other campers while i was there so i had a lot of privacy, but could see straight over to the next site so if others were there it might have felt less private. in any case the property was beautiful, nice sized campsite and well maintained. was perfect for the little getaway we needed!

The pod is new, clean, nicely decorated, and thoughtfully outfitted. The other pods are close by, so don’t expect deep seclusion, but for a comfortable base of operations between visits to nearby parks, it’s a great experience. The kids are already begging to go back.

We had great time at site 9. It was surprisingly spacious and had long views in every direction. Hiking trails and waterfalls were all nearby. The outhouse near us was spotless and very convenient. When the sun goes down the woods came alive with the sounds of frogs, crickets and plenty of owl’s hooting away. Would highly recommend.
