My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October.
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience.
Contact us to coordinate for larger group bookings. Please note that a significant portion of county tax/fees and cancellation or change fees may be avoided by booking the base amount of people (4) and at a much later date adding extra guests. Guests NOT occupying canvas tent (lodging) and bringing their own tents should not be paying an occupancy tax but there is no provision for this in the app. We do not want our guests paying taxes -- that benefit no one but useless bureaucracy! Extra guests may be added the week before booking. Just let us know your plans through the app!

Our 2 and a half acre property is situated in a very rural quiet area. The Wickecheoke creek, a tributary of the Delaware, runs through the property. There is a private seating area for serene enjoyment and private meditation.
Each camp site has a small private firepit and picnic table and the cabin has a large firepit, a patio area, and back deck. Plenty of wood is available - free again this season.
There is a wooded site, an open site for self contained campers and tent campers, the "lil log cabin" and a large open grassy area, fun for children or dogs to recreate.
How about camping in a Vintage Camper! We have on its own site a 1965 Trotwood, canned ham style camper. This cozy piece of the past is restored for nostalgic reflection. It has fine appointments, kitchenette, indoor private potty. She will sleep 4 comfortably.
Or, stay in 'little log cabin' our cozy and complete cottage with full kitchen, full bathroom, queen size bed, and a pull out sofa, extra cot and pack and play. (Sleeps 4).
There are many parks, conservation reserves and nature trails to hike nearby. Your can bike along farm roads in the area and find places to have your picnic lunch. Forgot some supplies?- within 3 short miles are many shops, services and resturants, many deliver.
Several varieties of wildlife are in the area: you will spot eagles, white tail deer, racoons, wild turkeys and red fox, to name a few, while you stroll, bike or drive throught the area.
Stop at the many creeks and enjoy the vibrant sounds of the bubbling waters; fish, frogs , turtles, blue heron and the many critters who habitate the waters.
For birders there are over 75 species of birds within a short walk. During changes of seasons you can often see many birds in flight migrating to far away places. Bring your binoculars and camera.
For you shop and antique explorers, just a short drive to the Delaware River and its quaint villages only 10 miles away: Lambertville, New Hope and Frenchtown. Boutiques, art studios, antique shops and restaurants .
Enjoy any one of the many local Brewers, Distileries and vineyards all within a short drive of Oak Grove Acres.

Welcome to The Record Room - Built directly from our hands and our hearts, The Record Room borders the fine line of camping and glamping, with a wood-fired cedar hot tub and outdoor shower that feeds off a small artesian creek, a sauna tucked within the trees, overlooking scenic ridge, and solar-powered vinyl that plays inside and out across a vast selection of vintage, classic, and current albums.
Back to our small creek, there are plenty of quaint spots to dip your toes. The Monguap River is close enough to see and hear, and the Delaware River is just 2 miles up the road, with rafting, kayaking, and canoeing companies all along it.
A queen Tempur-Pedic bed, as well as an overstuffed futon, will take care of you come nightfall. The outdoor kitchen is built for cooking some real food - a flat-top grill, a single burner, a stainless steel grate grill, cast-iron pans, and all utensils, all powered by propane. A wood stove inside will handle the chilly mornings and brisk nights. We have a pool table under a custom-built pavilion just for your enjoyment. And last but certainly not least, our outhouse, which is maintained by the women of our family.
We also have a nearby waterfall, which is as close as a three-minute drive down the road. The Hawks Nest lookout is under 10 minutes away. We recommend downloading a trail finder app, as once you arrive here, there will be zero service or wifi. Since we only have one bed and one futon, only four individuals can sleep comfortably, but we also have a couple of spots for your friend circle to set up some tents. Our mission is to get people back into the life we feel so disconnected from nowadays, and we provide the space to be able to do so.
We highly recommend the firewood package, as it makes life much easier, unless you plan on picking through the woods on your property (which we totally support!)

This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky.
This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite.
When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves.
The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite.
Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Thanks!

Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!)
At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer.
About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.)
The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

Ralph Stover, Peace Valley, Ringing Rocks and Delaware Canal State Parks are only a 15-minute drive for outdoor enthusiasts. If you looking for dining and shopping experiences, we would love to share some local gems based on your interests.
Our campsite is accessible by car and set up so you can start relaxing as soon as possible. The 10x12’ canvas tent includes a bunk bed with two queen memory foam mattresses. Bring your own favorite linens and make yourself at home. The campsite offers a campfire pit, firewood, seating, a picnic area, a food prep area, water and a well-maintained porta-potty. The canvas tent sleeps 4 but feel free to pitch another tent (or rent one of ours) for additional sleeping space. The campsite has parking for up to three vehicle but is not able to accommodate RV's or travel trailers.

Weekend Trip to Camp Nox ⛺️
Sarah was a very helpful and proactive host, and her campsite is located in a beautiful spot on her family’s land. She set up the site with everything we needed, from a camp sink, to a bevy of fire starters, to a clean porta potty. There are many fun games to play if you need a break from exploring. Even on a very wet weekend we enjoyed the short hike down to the peaceful river (even had a Bald Eagle fly by!) and the longer hike to the lake, and it’s a short drive to access more trails nearby as well. If you want to have a treat, a quick 5 min drive gets you to Owowcow for good ice cream and Kimberton cafe for tea and coffee. The family agreed this was one of our favorite campsites and we look forward to coming back in nicer weather.

Weekend Trip to Creekside at Crystal Lake
The cabin is small and quite comfortable. Great bed and couch. No power but there are battery power lights. A generator is available for a small fee and that might be essential in the heat of summer to run the AC. Sits all by itself away from the host’s home giving excellent privacy. Nice driveway into the cabin and easy to find. We stayed just one night but this would be a great base to see the area sites.

Kathleen’d property is adorable! I stayed at The Gypsy Rose Vardo for a night and was able to enjoy a little bit of everything. I swam in her pond very close to my cabin, went on a kayak and paddle board! There’s a 10 minute hike to a waterfall, which was so relaxing! And besides the great night sleep on a comfortable and cozy bed, after some wine by the brand new brazier, Kathleen’s kindness and clear instructions were what made the most difference for a great time in her property, to me!

We had a great stay. The site was exceptionally well stocked. The hosts provide 5 gallons of water as I believe was described, but that won’t go super far if you’re doing dishes etc. the site is definitely a work of love with tons of random little details.
The whole site is called slumberland at rivers edge if you’d rather book with them directly (which I’d do if I went back).

We’ve spent an amazing weekend on the Sunrise tent territory. There is a plenty of shade so it’s not all under the sun, so not as burning hot as it would’ve been if it was under the direct sunlight. Water was freezing but I guess some people still swim there, a very rapid current though so be mindful. The host was very thoughtful and asked us ahead of time around what time we are coming so he could have everything set up before arrival time - we already had the dinnerware set up and lights on by the time we came. He responded very quickly and was very nice. The only two things to mention - the toilet area was not the best in terms of convenience but pretty clean and no smell. And the second thing - we saw a black bear walking across the river but obviously that is not pertaining to the premises or the host. So just an fyi. Overall, we all had a lovely weekend and would love to come back again!

Weekend Trip to Creekside at Crystal Lake
We were truly happy to stay in this cabin. It meant a lot to us how thoughtfully the host prepared everything before our arrival — the grass was freshly cut, the firewood was chopped and stacked, the lanterns were turned on, and even the fire pit was already prepared with wood and sticks for us.
The whole place felt so cozy and cared for, as if it had been prepared not just for guests, but with genuine love and attention. Even though we never met the host, it’s easy to feel that someone truly loves this place — and the people who come to stay here.
We would absolutely love to come back to this lovely little cabin again.

Weekend Trip to The River's Edge
Great spot about 15 yards from the river, great setup! Loved having the propane grill for cooking! The tent and sleeping setup awesome it was a windy weekend and the heater alone was enough to not need the stove with a few blankets. Thomas was super easy to communicate and an excellent host! Would definitely recommend this for a getaway weekend

Will definitely be returning to this awesome space! The place has so many thoughtful touches, including everything needed to whip up a meal and a great cozy factor in the tent with the heating elements and comfortable bed. Waking up to the view and sounds of the river make this place extra charming. Even in the rain, we were still able to enjoy all the elements thanks to the expansive dining area.
