The building site is an old Charchoal mound that was in use in the 1700's so there is a lot of history between the building and site where it sits. In the off season starting after Thanksgiving until April, there is no water or toilet or shower facilities available. Please check for exact dates. Our 75 acres is a wonderful, diverse mix of habitat, harmoniously integrated with our small farm. This land was the homestead of the very first non native settler of the area, John Wiley, in 1787. Before that, it was the land of the Mahican native Americans. They named it "valley of the butternut trees", or Wyomanock. The Wyomanock Creek is the backbone of this little valley. Beaver have dammed the creek at several points to create ponds and other wetland features that support a diversity of wildlife including otter, moose and a myriad of birds, from osprey to herons. This sanctuary is host to many uncommon native plants and plant communities. We would love to share it with you! Your host, Thom, invites you to property to explore 75 acres of meadows, woods and water. Choose one of several sites either in the woods or open areas. You are also free to use our outdoor solar shower or take a dip in the cold pond or artesian spring fed pool. With the main house built in the 1830s this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. The Pond site is significantly larger and can hold multiple vehicles and tents or trailers (please add this in the extras if you will be having multiple vehicles or trailers). Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store, electric car chargers, etc. I have dry, split firewood available for $10 on site. Please don't bring your own wood unless it is dryed and prepackaged from a retail store or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...if you need anything else feel free to reach out and I'll do my best to steer you in the right direction.

The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

What a lovely lovely place. Photos do not do it justice. We can’t wait to go back. It probably is gorgeous in the summer but man, the place covered in snow and mist is something else. I had great stay in the snow- cabin has everything you need. One minor setback: my honda fit couldn't make it up the hill! In the winter make sure you have snow tires or 4WD Marlene and her husband were very helpful, helping me park my car at the bottom of the hill and driving my stuff right to the cabin in their truck. Thanks for everything!

Excellent get-away experience. Exactly as described, put together by folks who are very practically-minded and resourceful. Total peace and privacy with very good comfort in primitive setting. Wood stove was key to cold winter nights, plenty of heating capacity to spare. Gas mantle lights are very nice touch as well. Host is immediately responsive and excellent communicator.

I loved being there. Easy to find. Lovely to walk around the farm. Enjoyed the alpacas, chickens and turkeys. The staff was easy to communicate with via text. Electric, water and fire pit all easy to find and use.

1 night at Sunrise Farm

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

We enjoyed a stay in the tipi and made brick oven pizza. It’s magical we will definitely be back and I recommend this place to anyone that loves nature and wants a different experience. Our dogs had the time of their lives.

Fantastic communication! The road into this site was fantastic! The site was as advertised. Noah and his mother Steffanie run a beautiful grateful Dead themed property! We stayed in sight one I had a picnic table and a fire pit Wood was close by and reasonably priced at five dollars!

The cabin/library was cozy, the tipi was super cool and bigger than I expected it to be. Bring a sleeping pad, the ones in the library were a little thin. Beautiful and very private site.

Weekend Trip to Grateful Acres Vermont

Absolutely wonderful place! The views of both sunrise and sunset are breathtaking, the location is perfect, and the property is very well maintained. Our host, Stephanie, was incredibly welcoming and helpful. Grateful Acres is just 25 minutes from great restaurants and coffee shops, and only 5 minutes from the stunning Somerset Reservoir and nearby hiking trails. We loved our stay and would love to come back!

Weekend Trip to Maple Ridge Farm

We had a great time at the pond view campsite! Anthony was so kind and helped us bring all of our gear up and brought firewood up to us several times. The pond view was a little less dramatic than we were expecting but it was still a beautiful area and very private. Another note is that it was just us two single girls this weekend and we felt very safe. It was nice to know there was a family nearby if we needed them. All in all, we definitely recommend this site and would come back!

The open secluded space provided was amazing and having firewood on site was top notch. Very beautiful view to wake up too and the trails were great and the trees was so beautiful. Would definitely come back again!! The host was great and showed us where our campsite was when we got there late, 😅 she was nice to wait up. They have hot showers which was great and a cute little farmers market where she had the veggies and eggs there to purchase. Plus there were cows there to see, so cute! Thanks again and would definitely come back again!!

Weekend Trip to Slateville Farm Secluded Camps

My family (7 year old daughter, husband and dog) had the most wonderful time tent camping at the Hops site on Heather and Paul's beautiful farm. It's such a special, expansive place with so many cool spots to hike to within the farm that we didn't feel like we needed to leave the property. We loved the peace and privacy of the Hops site but next time we'd like to try to Oak tree site which has stunning views. My daughter loved drinking directly from the spring behind Heather's house, and visiting the pergola near dusk. The highland cows against the backdrop of rolling hills and the beautiful slate structures look like paintings. I'd definitely recommend taking the tour of the property to orient yourself. Heather is a lovely person and a knowledgeable and engaging host.
