HORSES WELCOME! Why not run your horse on the beach, then come to our campsites to relax for the rest of your day. There is a fenced pasture positioned next to the sites so you can see your faithful friend enjoying some grass or hay. We have a new Zinger 29' trailer set up with a bunk room and another bedroom, full kitchen and bathroom. It can easily sleep six people. If you have your own RV, we have a full hook up at the same area. The pasture where your horse stays will also have hay, water and shelter with a run-in. This is a sanctuary for our animals. We have nine animals here, four horses (some minnies) and five donkeys (some minnies). By staying here, you will be helping us to support our animals. We are in Frankford, De which is close to all the beaches and parks. There are many shopping adventures awaiting you, either outlets or upcycle stores. If you just want to relax, there is a small pond out back stocked with bass and turtles. We have 17+ acres but we only use the front five acres and leave the rest for the deer, foxes, eagles, hawks and whatever else shows up. We believe this is Heaven on earth and would love to share it will you. So please come, stay at our farm and relax. We are here year round.

Pitch your tent or park your RV on our historic 36-acre blueberry farm. Picnic tables, charcoal grills, and fire pits are located on lots. We are a newly renovated farm that has an almost 60-year history. Very close to Delaware and Ocean City Beaches! Our property is also monitored by security cameras.Once owned by Tom Ryan and part of the 100+ acres of Ryan's Berry Farm, Kingsley Orchards now owns the middle 36 acres and market building of the historic farm. It was purchased at Sheriff Sale by Tony Morgan in June 2016 and 10+ months of extreme labor and renovation were required to bring the very neglected farm back to life.
Efforts paid off and the farm and market opened in June 2017 with a beautiful crop of blueberries and many multi-generational customers coming back with their children. The best outcome has been the opportunity to share growing food with children and helping them learn a love for outdoors and farming. Many of the customers remember their own grandparents bringing them to the farm! We had customers from age 1 to 89 picking blueberries. Meghan was able to retire from her state job in August to devote her full time and attention to the farm and family.
Special accommodations and transportation options are available to all customers! We also offer a climate controlled restored marketplace for parties, events and several campsites on our farm.

The Stargazer is one of two beautiful Lotus Belle yurts we have pitched here at our new glampground. With room for 2 guests, (children need to be over 12yo and above) there's an outdoor grill to prepare your favorite meal, a picnic table and a fire pit with two chairs are included. Inside the space is a comfy queen-sized bed with clean linens, a sitting area with books and major western-boho vibes.
You'll be happy to know the campground has WIFI access so you can easily keep up with work and play along with being just minutes from popular beaches. Cowtown Cabins is centrally located and 6 miles from North Ocean City, MD and down the street from Mc Donald's, Starbucks, grocery stores and even a pharmacy nearby! Everything you could want will be at your fingertips.
As our guest, you'll have access to the flushable portable potty and hot/ cold rinse station (like last year.) However, our brand new "saloon-themed" bathhouse, is due to be completed by July 2024. We will change this listing once its finished and ready for our guests but for now, plan on the portable potty and the hot/cold outdoor rinse area pictured.
WHAT TO BRING:
-Bring a cooler with your ice to keep drinks and food cold in the yurt. Ice is for sale less than a mile away at a gas station or grocery store.
-There is parking available for 1 (one) car only. Please NO trailers attached or 2nd cars as parking is limited in peak season.

FAQ's
1. What should I bring on my trip? Shelley suggests bringing drinking water, oil/ butter for cooking on stainless steel, slippers/ loafers, and campfire wood if using the firepit (or you can buy ours and have it delivered to your doorstep.) If you plan on doing "Chores N' Tour with Shelley and feeding all the farm animals, bring closed-toe shoes such as sneakers or boots. No flip-flops or sandals are allowed for animal experiences. (Quick Note: Please leave home any bubble baths, bath bombs or salts as these are harmful on jacuzzis. Using plain water is best.)
2. Can I wander around the ranch, unattended? Keep in mind we are a small ranch and while 1/2 of our property is open, the other 1/2 is livestock pastures and other Airbnb's. You can walk to the glampground, play a round of corn hole or the new horseshoe pit (opening spring 2024.)
3. Can I access the all animals? The barndominium has its own, fenced barnyard that consists of a wooly sheep, a miniature horse, and an entire chicken coop where you can feed the chickens anytime while admiring our beautiful Indian peacock. You will also be able to see (but not touch) the turkeys, a mini pig, and an alpaca close by!
4. What other Airbnbs are at the ranch? There is a tiny house, two bell tent yurts, mini-huts, and an entire Old West-themed glampground at the ranch. YES! You can have friends and family rent other units and make this a group experience. You can also see all of our listings if you click our name (logo.)
5. What's the history of the ranch? The property was a horse rescue for two decades. Some students take horse lessons here and the public books guided educational tours and paint parties. The ranch also produces a small amount of alpaca fiber and sheep wool that's sold yearly.
6. Can friends and family visit me while I'm at the ranch? No. The only people permitted to enter the property are registered guests. The public cannot access the property and we have a coded entrance gate. As a guest, you can expect to see other guests here, not people walking in off the street.
7. Can I catch a UBER or LYFT? Yes! You can easily catch a ride to Ocean City, Maryland, or beyond. You'll need to be picked up at the entrance gate, not at the barndominium. How about food delivery? Yes! Order Doordash or pizza delivery. Just plan to meet your driver at the entrance gate, not the barndominium.
8. Is there an option for early check-ins and late check-outs? No. Because this property has multiple rentals, we do not allow early check-ins or late check-outs. All cleans are performed on time and this keeps us on schedule for the next guest. Thank you for your understanding.
9. Are activities for children a different price than adults? All of our on-site activities are the same price for everyone. While you're here, you can choose from Chores N' Tour, Brush N' Bond, Painting w/ Shelley and unique Horse Whispering lessons.
10. Can I bring my pet or service animals? No. We do not allow any guest animals or pets to stay with us due to regulations and safety issues. We are also service animal exempt due to safety issues with nearby guardian livestock.
11. What is the smoking/ vaping policy? We operate a strict no-smoking and no-vaping policy at all times inside all of our rentals. The Swedish Cowboy space is located inside a barn and smoking of any kind is strictly prohibited while inside the barn house or directly outside. The best place to smoke is by walking down the driveway or inside your car (away from the stable.)
12. How secure is the ranch? The property has six outdoor security cameras running and in use at all times. These outdoor security cameras help protect humans and animals alike. There's a coded entrance gate upon your arrival to the ranch and there is on-site management that is available during your stay. You cannot enter the property without a code and we ask that you do not give it out while you're here.
13. This home sleeps 4 guests *including* babies & children. Have more than 4? Add 5th, and 6th guests for $25.00 for each additional person for your stay. We do not accommodate more than 6 guests max.
14. What are the checkout procedures? We have a 5-step checkout process and ask that our guests leave the barn house the way they found it, (neat and tidy.) We love to brag about super clean guests who leave our home well cared for. You will see our checkout procedures on the refrigerator.
Guest access
- This cozy Barndominium and fenced yard are yours to enjoy! However, going inside animal enclosures is off-limits.
- Guests will have access to a small fenced yard with access to their barnyard of animals, fire pit and BBQ grill
- Plan to see animal caretaking or people strolling by. This is not a secluded spot- (we have a tiny house on Airbnb that is more secluded though!) At night, the yard has more privacy.
- Children of all ages MUST be accompanied by an adult at ALL TIMES on the farm. Please do not open latched/closed gates, go inside, or climb into animal enclosures.
Other things to note
Accurate Headcount: This home allows 4 people to stay including babies and children. It has 1 full bathroom and 2 bedrooms. You can add up to two (2) extra guests for $25.00 each person.
Booking Authenticity: We only accept guests using their own Airbnb profile accounts. We do not accept parents booking for children, friends booking for other friends, or anybody booking for somebody else. We look at guest reviews and expect to know who we are booking with by reading your guest reviews from other hosts. The person booking is who we expect to see checking into the farm and opening our doors.
The Space: We are a working ranch. There's a good chance you'll see farm projects being completed, farm chores being done, and animals being moved around. The Swedish Cowboy space IS NOT isolated, but is at the heart of the ranch- in the middle, with activities and barnyard animals surrounding it.
No Smoking Policy: A $250.00 fee will apply if a smoke odor is found. Extra cleaning of furniture may induce a second fee. Thank you for not smoking or vaping inside or outside of the barn house.
Security: Several outdoor security cameras are on 24-7 and recording. These protect our guests and animals at all times.
No Parties: We live on-site and cater to families and couples. This is not a party place and we do not permit parties. Airbnb will terminate your stay immediately for a party.
Dangerous Animal: Livestock can be dangerous. Children under 18yo must be with an adult if walking around. Please do not climb on fences and keep out of animal pens/ enclosures.

This full bathroom is well thought out and proudly eco-friendly with a “sink positive” type sink for hand washing. Also known as a Japanese sink, these sinks are popular in Asia for their ability to use fresh clean water for hand washing and then recycle into the toilet. Water is used twice; space is saved and this method of water usage is super green for the earth. We think it’s genius, but make sure you like it too! The dual-functioning bathtub/ shower is the perfect size for younger children to enjoy a bubble bath and adults can enjoy the shower.
BARNYARD ANIMALS
Bring the baby carrots, strawberries and green beans if you want animal best friends! At this hideaway tiny house, you’ll have adorable miniature goats and Fonzie the fluffy alpaca inside the fenced yard. OUTDOOR AREA
The tiny house has an outdoor eating area with a rustic picnic table and a beautiful garden chandelier floating above it. There's also a small garden nook with a single chair perfect for cracking open your favorite book under the big oak tree. The backyard is an amazing countryside oasis. You may hear songbirds and you will enjoy gorgeous sunsets with whitetail deer hopping through the field nearly every evening. FAQ's
1. What should I bring? While the tiny house is well stocked, Shelley suggests bringing drinking water, one heavy blanket for each guest for fall/winter stays, and many guests bring a cast iron pan to cook over the fire or a hot plate and their pans, instant pot or crockpot. If you plan on doing "Chores N' Tour with Shelley and feeding all the farm animals, bring closed-toe shoes like sneakers or boots. No flip-flops or sandals are allowed on animal experiences. Chores N' Tour is $10/ ea overnight guest and is 60+/- minutes long.

2. Are pets allowed/ service animals? Unfortunately, we do not allow any pets and are service animal-exempt due to safety issues with on-site livestock guardians. Thank you for leaving your animals at home while enjoying all 20+ of ours.
3. Can I wander around the ranch, unattended? Keep in mind we are a small ranch and while 1/2 of our property is open, the other 1/2 is livestock pastures and other Airbnb's. You cannot access the entire property due to safety reasons and our livestock habitats. You can however walk to the glampground, corn hole area, the new horseshoe pit (in spring 2024), visit the goats and view the horses and cattle but we ask that you do not open animal gates.
4. Can I access the all animals? The tiny house has its own, barnyard of animals that consists of miniature goats, a fuzzy alpaca, a red-haired pig, and a parading pair of turkeys! To access all the animals you can opt for hour-long, Chores N' Tour with Shelley. Feed 20+ farm animals while learning about the history of the ranch. As a bonus, Shelley also tours any of the unoccupied rentals so you can plan your next stay!
5. What other Airbnbs are at the ranch? There is a tiny house, two bell tent yurts, mini-huts, and an entire Old West glampground at the ranch. YES! You can have friends and family rent the other units and make this a group experience. You can see all of our listings if you click our name (logo.)
6. What's the history of the ranch? The property was a horse rescue for two decades. Some students take horse lessons here and the public books guided educational tours and paint parties. The ranch also produces a small amount of alpaca fiber and sheep wool sold yearly.
7. Can friends and family visit me while I'm at the ranch? No. The only people permitted to enter the property are registered guests. The public cannot access the property and we have a coded entrance gate. As a guest, you can expect to see other guests but not unknown people off the street. We also ask you do not give out your temporary gate code while you are here.
8. Can I catch a UBER or LYFT? Yes! You can easily catch a ride to Ocean City, Maryland, or beyond. You'll need to be picked up at the entrance gate, not at the tiny house. How about food delivery? Yes! Order Doordash or pizza delivery just plan to meet your driver at the entrance gate, not the tiny house.
9. Is there an option for early check-ins and late check-outs? No. Because this property has multiple rentals, we do not allow early check-ins or late check-outs. All cleans are performed on time and this keeps us on schedule for the next guest.
10. Are activities for children a different price than adults? All of our on-site activities are the same price for everyone. You can choose from Chores N' Tour, Brush N' Bond, Painting w/ Shelley and Horse Whispering lessons.
11. Can I bring my pet or service animals? No. We do not allow any guest animals or pets to stay with us due to regulations and safety issues. We are also service animal exempt due to safety issues with nearby guardian livestock.
12. What is the smoking/ vaping policy? We operate a strict no-smoking and no-vaping policy at all times inside all of our rentals. The Swedish Cowboy space is located inside a barn and smoking of any kind is strictly prohibited while inside the barn house or directly outside. The best place to smoke is by walking down the driveway or inside your car (away from the stable.)
13. How secure is the ranch? The property has six outdoor security cameras running and in use at all times. These outdoor security cameras help protect humans and animals alike. There's a coded entrance gate upon your arrival to the ranch and there is on-site management that is available during your stay. You cannot enter the property without a code and we ask that you do not give it out while you're here.
14. What are the checkout procedures? We ask that our guests leave the tiny house the way they found it, (neat and tidy.) We love to brag about super clean guests who leave our home well cared for. You will find our checkout procedures on the refrigerator.

Just outside of Salisbury, five minutes from the highways and thirty minutes from OC, we're at the end of a closed road and surrounded by five acres of mixed pines. This rustic woodland hideaway is a perfect blend of seclusion and convenience. Relax in a vintage Airstream stocked with the works, chill out in a custom tiny Teardrop, or safely overnight in a private spot with your own camper.
Spend some time outside. Listen to songbirds sing and watch squirrels scurry. Explore our gently maintained trails traversing both forest and farmland. Keep an eye out for deer, foxes, bunnies and more while you're here. Both camper BandB's have comfy outdoor setups with plenty of room to relax. Grill dinner under the trees with stars peaking through and absolutely do not miss the brilliant sunrises and sets from the end of the driveway. Trust us, you won't regret the early rise!
Everything you need from the world is still close. We're 2 miles from Rt.50 and 5 miles from the Rt. 13 exits. Salisbury Regional Airport is almost in our front yard. The corner store for gas, snacks, sandwiches, beer and wine is at the head of our road. Go to the grocery store or pharmacy in 5 minutes or the hospital in 15 minutes. Head downtown or over to SU in 10 minutes and be on campus at UMES in just 20 minutes.
All the fun stuff isn't far either. Spending a day at the beaches is an easy 30 minute trip. See wild ponies up close at Assateague Island. Stroll the boardwalk in Ocean City, ride the ferris wheel and chow down on Thrashers fries (say yes to vinegar). Keep cruising and party on at Dewey. Drive a little more and wander around quaint Bethany or shop 'til you drop at the Rehoboth outlets. There's so much more to the beaches than just beach.
Aside from the coast there are plenty of closer things to get into. Pick a local brewery, any brewery! Test your palate at a local winery or find legit farm to table produce at our farmstands - the kind where there isn't a label saying it's so because it literally just came from the ground. Play a round of golf at one of the pristine courses. Take a ferry ride to Smith Island for a piece of their to-die-for cakes or have the best seafood of your life in Crisfield, seriously nothing compares to authentic Chesapeake Bay Crabcakes. You'll never be the same.

AIRPORT NEIGHBOR NOTE: The closed road out front is a primo place for plane spotting. Take camp chairs (just ask and we'll provide) along with some drinks down to enjoy the show! Regional air traffic is part of life here and doesn't spook the wildlife. Likewise, most people are not negatively impacted and find seeing the various planes exciting. However, if you are highly noise sensitive please take this into consideration before booking.

OTHER: There are security cameras outside throughout the outside grounds of Loblolly Landing for your protection and ours. Absolutely NO SMOKING or vaping in the campers or anywhere at all on the property. The closed road is a perfect place to take a stroll and a smoke should you so desire.
