The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. We are tucked down in a holler surrounded by streams, towering Poplars, wildlife and dappled sunshine. The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. If you are a thru hiker, drop off and pick up is available for a fee. Please inquire upon booking. We are 10 minutes to the Appalachian Trail (Weverton Cliffs/Gathland SP and Crampton Gap) and the Potomac/Shenandoah Rivers (great for tubing/kayaking/wading/swimming). There are outdoor outfitters within 15 minutes where all kinds of wonderful adventures await including a brewery with a stunning vista of the river and area. We are 15 minutes away from historic Harpers Ferry. Antietam National Battlefield and other historic sites are within 30 minutes. Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. If you are a thru hiker, drop off and pick up is available for a fee. Please inquire upon booking. We are 10 minutes to the Appalachian Trail (Weverton Cliffs/Gathland SP and Crampton Gap) and the Potomac/Shenandoah Rivers (great for tubing/kayaking/wading/swimming). Fern Yabin (a hard sided yurt) is nestled in a forest on a ridge (Elk Ridge) directly across from the Maryland Appalachian Trail. We are tucked down in a holler surrounded by streams, towering Poplars, wildlife and dappled sunshine. The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. The place was absolutely spotless, not even a spec of dust anywhere to be found. There were so many amenities that we did not get around to using them all. The host was extremely affable and respectful , which made for a very pleasant atmosphere. Had a fantastic time! Amazing value for the money. Clean, quiet, and comfortable. Loved having a kitchen, shower, private bathroom, fire pit, outdoor propane grill, plenty of outdoor seating and a nice bed in a heated RV all for less than some local campgrounds charge for an empty cabin with no amenities. Steve is a great host as well. Checked in via messages to see if we needed anything, made sure we were comfortable despite the weather getting near freezing at night, then left us to ourselves to enjoy our weekend. It was the perfect retreat away from the city. Crisp Fall nights, starry skies and a crackling campfire. It doesn’t get any better than that!

Absolutely perfect stay, and the hosts were so considerate! A space heater was on when I arrived, and the fire pit area was thoughtfully set up with all the supplies you need like split wood, kindling, and paper. So much more was provided, and we really appreciated it. My only tip - if you’re quite tall…maybe 5’10 or 5’11+, the sleeping areas might be cramped. But it was perfect for me at 5’4-5’5. The twin beds are a bit longer. Stella and Sinatra are the sweetest farm dogs too.

In a nutshell, we loved the Yabin! The property is very laid-back and accessible. The cozy outside area with a fire pit and seating area is right outside the door of the Yabin. It is much bigger and more sturdy than we imagined. So much space with many nice touches. The woodstove kept everything nice and cozy overnight. The beds were so comfortable! Kara’s property is a lovely getaway in the woods. It has all the amenities you may need, and a little extra-like the very nice hot shower. If you are down at the campsite on the river, you have river views all the time, if you are up at the top, you can simply walk down and get a great view. Would stay again! The glamping option was very nice for when it started to pour down rain. We hung out, played games and still had a great time! Kara‘s instructions were clear and very helpful.

Very picturesque setting near an eclectic town. I went there by myself, no pets are allowed and it was everything I had hoped for. It was the last day of a week long trip and it is worth staying for multiple days. Views and cabin amenities are numerous and would recommend to future travelers.

I had such a wonderful stay at Pablo & Lorena’s ‘Invisible Love House’. The property was perfectly secluded, offering a peaceful retreat surrounded by nature and wildlife. The outdoor shower, sink, & bathroom made the experience even that much more convenient & comfortable. There were so many other thoughtful touches inside the cabin (games, books, cookware, you name it). With the nights’ getting a little chillier, they had a heated blanket already ready. Despite the secluded feel, the location was incredibly convenient, just a short drive to both Berkeley Springs and Cacapon State Park. Pablo & Lorena were so friendly, welcoming, and accommodating. Would definitely stay again!

We apologize in advance that some normal things are removed completely like printed house manuals. We ask that you remove all trash and a few other things upon departing to help us stay safe as well.The internet cannot be guaranteed if there is a problem with the provider. In a wooded area bugs are normal. Loud noise or Guest not on the reservation will result in immediate termination and removal. We have a zero tolerance policy.
