We are a working farm with staff tending to various jobs throughout the day. We have a map to show where the camping site sits on the property. We intentionally leave some of our fields uncut. In some fields, the grass can come up above the knees. We leave that to the animals to take care of. All of our staff are super friendly and happy to help guide you to the best camping spot and answer any questions. In searching for your campsite please note that there may be livestock in and around certain areas as we rotate pastures.
Potable well water can be located from the blue spigot outside of the staff housing area, in between the orange and green tiny home, and outside the outdoor shower.

Natural wildlife include deer, wild turkeys, scorpions, and ticks. You're welcome to bring fluffy as we've never seen any predators, but there is a slight chance there could be some around. A lost animal on the mountain could be near impossible to find. We have 2 male cats. Unfortunately, the Earth does what she wants and weather forecasts can't be relied upon. We've had sunny days that have been forecasted to rain and un-predicted downpours. It can be raining at the top or the bottom of the mountain but not at the campsites in the middle.

I recently acquired this property that has been in my family for over 100 years and my original home place until around 1980. My wife and I initially made this site for our own RV use, but we want to share it for others to enjoy and also to help finance our constant improvements. The original house that I grew up in is still located on the property but is currently uninhabitable (for now). My fondest memories of the property are of playing and catching crawdads in the creek that located on the property when I was a kid and riding horses and flying kites in the fields. Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. We’re so excited to share our property with campers who love nature as much as we do. We specifically set up the campsites to give as much privacy as possible. We hope you’ll come visit and soak up the bird songs, the wind in the trees, and the beautiful sunsets over the mountains. We have 20 acres of savannah grassland full of native plants and wildflowers and over 80 untouched acres full of awesome rock formations and creeks with waterfalls available for you to hike. There's a stocked fish pond for catch and release fishing and a gorgeous view overlooking the Cumberland Plateau and the Sherwood Valley.
Experienced and beginner campers are welcome! We live on one side of the property, so we’re available to assist (setting up tents for the first few times is no joke!) or we’re happy to give you as much space and solitude as you need. We have three campsites available in the native savannah grassland, and one that is a "hike-in and choose your favorite spot in the woods" site. We have a porta-potty available, but if you're hiking in, you'll want to bring some WAG bags with you. If you have any questions, or if there’s anything we can do to help, don’t hesitate to ask!

We are a working farm with staff tending to various jobs throughout the day. We have a map to show where the camping site sits on the property. We intentionally leave some of our fields uncut. In some fields, the grass can come up above the knees. We leave that to the animals to take care of. All of our staff are super friendly and happy to help guide you to the best camping spot and answer any questions. In searching for your campsite please note that there may be livestock in and around certain areas as we rotate pastures.
Potable well water can be located from the blue spigot outside of the staff housing area, in between the orange and green tiny home, and outside the outdoor shower.

A lost animal on the mountain could be near impossible to find. We have 2 male cats. Unfortunately, the Earth does what she wants and weather forecasts can't be relied upon. We've had sunny days that have been forecasted to rain and un-predicted downpours. It can be raining at the top or the bottom of the mountain but not at the campsites in the middle.

Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. We have 20 acres of savannah grassland full of native plants and wildflowers and over 80 untouched acres full of awesome rock formations and creeks with waterfalls available for you to hike. There's a stocked fish pond for catch and release fishing and a gorgeous view overlooking the Cumberland Plateau and the Sherwood Valley.
Experienced and beginner campers are welcome! We live on one side of the property, so we’re available to assist (setting up tents for the first few times is no joke!) or we’re happy to give you as much space and solitude as you need. We have three campsites available in the native savannah grassland, and one that is a "hike-in and choose your favorite spot in the woods" site. We have a porta-potty available, but if you're hiking in, you'll want to bring some WAG bags with you. If you have any questions, or if there’s anything we can do to help, don’t hesitate to ask!

Grant and his wife were wonderful hosts and offer several amenities that my girlfriend and I both said we’ll be back to enjoy someday. The glamp tent setup is truly breathtaking a great in between roughing it and glamorous camping. Grant took the time to make sure we had everything we needed for a comfortable stay. For people thinking about this trip, I would say be sure to bring some steaks and charcoal to put on the rocket grill! It’s a really cool piece and cooks a steak to perfection. Other than that, flashlights are a plus as it gets dark early in the winter and there isn’t much lighting outside of the tent. Don’t forget to bring something fun to do around the campfire too since there’s a really cool
Rock pit a couple steps outside the tent. S’mores, music, campfire songs, and games. You’ll want to find ways to be outside the tent if you’re like us. Speaking of, there are so many cool things to do outside of the camp! Grant gave us several awesome destinations to visit before we left and we got to each of them! All exceeded our expectations. From food, to sites, to sounds! I’d encourage everyone to explore Tracy city, Monteagle, and even Nashville is only an hour and a half away!

I had a wonderful time camping in my truck bed camper. Billy’s land… you’ve really got to see it to believe it. I arrived after dark so I wasn’t too sure if I had the best spot or not. When I woke up the next morning I couldn’t believe what I was looking at. It was beautiful. The rock formations… the pictures are gorgeous but the in person view… just wow. I felt like I had the whole mountain to myself. My dog got to be free and lead the way on our adventures which he absolutely loved. I 10/10 would recommend and I definitely plan to visit again. Weekend Trip to The Falls at Sewanee Creek
My boyfriend and I stayed for 2 nights on grants trampoline tent and it was such a different but beautiful experience, the tent area was very nicely set up, being able to hear the creek while going to sleep or just sitting by the fire was also very relaxing. Only downside was that it was extremely cold, I would highly recommend bringing an air mattress, sleeping bags, and lots of blankets to keep you warm. We went November 28th-30th. Grant and his wife were also out of town but they were still very helpful and sweet, they explained everything we needed to know about the area and gave us some trails to check out. Everything was beautiful and I highly recommend staying.

This campsite is great! It is very spacious with great views. They have canoes and kayaks available to use and it’s great to get on the water for sunrise or sunset. Located close to some awesome outdoors areas like Suck Creek and Middle Creek. Highly recommend.

This was our third time camping here, and it was another amazing experience! It's peaceful but close enough to restaurants and stores. The site is fairly level, the internet is fast, and everything works as expected. We plan to be back! Our dogs love it too!

We only stayed one night at the tent but loved every minute! Grant called before we arrived to give us directions to the site so we would be prepared when we arrived in the dark. Everything was easy to find, just as he said. The trampoline was more comfortable than we expected! Bring extra towels in case of condensation. The area under the trampoline was perfect for food prep and hanging out. Above all, the waterfall was BEAUTIFUL! The short “hike” from the tent to the falls was easy for us and our German Shepherd to navigate. We had a wonderful time- can’t wait to return!

Where to go
Northwest Georgia
At the western edge of Lookout Mountain, Cloudland Canyon State Park offers a landscape of canyons, cliffs, waterfalls, and woods, along with overnight options of cottages, yurts, tent and RV sites, walk-in sites, and backcountry sites. At the Crockford-Pigeon Mountain Wildlife Management Area (WMA), enjoy miles of trails, abundant wildlife and hunting, and designated camping areas. Explore Fort Mountain State Park, then overnight in the campground or cottages. Further east, Chattahoochee-Oconee National Forest is a vast area of wilderness with plenty of options for dispersed camping as well as developed campgrounds.
Tennessee
Just over the border in Tennessee, enjoy outdoor adventures and historic sites at Chattanooga. Harrison Bay State Park in the Tennessee Valley offers lakes and woods, and both primitive and RV camping. White water enthusiasts can float, canoe, or raft two rivers at the Hiwassee/Ocoee Scenic River State Park and stay in primitive riverside tent sites. Further north, chase waterfalls at Fall Creek Falls State Park and take your pick of several camping areas. Explore the Caney Fork Gorge, rivers and cascades at Rock Island State Park, and choose from tent sites, RV sites, and cabins.
Alabama
Head west and south to explore the mountains and Piedmont region of Alabama. Camp in the woods of DeSoto State Park, which offers a wide range of primitive and backpacking tent sites, rustic cabins, and glamping tents, along with wildflowers and waterfalls. Lake Guntersville State Park is home to Alabama’s largest lake, golf, miles of trails, and overnight options that include campsites, cabins, and chalets. Nearby Cathedral Caverns State Park offers massive caves, stalagmites, and both a developed campground and backcountry sites.
When to go
Summers are the busiest times at Lookout Mountain. Visit in the fall for smaller crowds, cooler temperatures, and colorful fall foliage. Spring is another good option, and also the best time for chasing waterfalls. Different flowers bloom year-round at Rock City Gardens. The caves at Cloudland Canyon are only open in April, June, July, September, and October. Visit in winter to see frozen cascades.
Know before you go
- Lookout Mountain is free to visit, but the Rock City, Ruby Mountain, and Incline Railway attractions and Point Park charge entrance fees.
- Some popular parks require advance reservations for entrance and camping and may limit capacity at peak times.
- Fishing licenses are required in Georgia, Tennessee, and Alabama. Georgia also requires a separate trout license to fish in designated trout waters.
- Be bear aware—black bears can be found in the mountains and woods around Georgia.
- Dispersed camping and recreation on Georgia Wildlife Managed Areas usually require a license, permit, or pass.
