Maclellan Island is a unique 24-acre wildlife sanctuary situated in the middle of the Tennessee River, in the heart of downtown Chattanooga. It is accessible by water only. The island is home to a great diversity of plants, animals, and birds.
Campers can enjoy easy wildlife viewing in a true urban wilderness setting. Muskrats, geese, and kingfishers can be seen feeding at the water’s edge, while the forest is home to songbirds, turkeys, raccoons, owls, possums, foxes, and woodpeckers. It's a great place to quietly watch nesting osprey and great-blue heron as well as an important feeding area for migrating warblers.
IMPORTANT: Maclellan Island is accessible by boat ONLY. You will need to provide your own transportation to and from the island, either using your own boat or by renting a kayak/SUP from a local outfitter. We recommend renting kayaks from L2 Outdoors who launches from Coolidge Park.
Maclellan Island’s earliest inhabitants were Indigenous People whose island community was likely an extension or suburb of Citico, a nearby village. Farmed in the 1800’s and early 1900’s, the island was plowed for many years and largely free of the trees which shade it today. Floods have covered the island from time to time and drove away numerous early settlers including one early farmer, Abel Kesterson, who survived rising waters in 1867 only by holding onto the horns of his cow as they swam to safety. The island eventually passed through the hands of several prominent companies as well as a number of more rambunctious inhabitants. Finally in 1954 Maclellan Island was donated to the Chattanooga Audubon Society by Robert J. Maclellan for preservation as a wildlife refuge.
If you'll be arriving by a motorized boat, you will need to use a public boat ramp. The closest one is at the Tennessee River Park. Coolidge Park has a kayak/canoe/SUP launch and you can park cars in their parking lot overnight for a fee.

Sugarloafers is located on a portion of the old Ocoee Outdoors Zipline. It is nestled along the lower Ocoee river with great views of Sugarloaf and Big Frog Mountains. This is an excellent gateway to Parksville Lake and the Cherokee National Forest and all the activities it affords including whitewater rafting on the Hiwasee and Ocoee Rivers, mountain biking, kayaking, lazy river tubing/floating, fishing, and so much more!
Our property is one of nine - 5 acre tracts along the river. As of Fall of 2024, the adjacent lots have houses on them. So while this campsite is some distance from the houses, it is currently within view.
Although the campsite is back from the highway, road noise can be an issue especially on the weekends. Highway 64 is one of three major roads in the county. Unfortunatley, tents don't block the sounds of Harleys racing down the road at 2 a.m. Consider bringing earplugs or muffs if you are a light sleeper!
Within a mile from the end of the driveway there is:

Dollar General & Foodcity - 4.2 miles back towards Cleveland (because someone forgot their phone charging cable and you want a 6 pack of beer).
Middle Ocoee Private boater takeout is only a 10 minute drive east on Hwy 64.
Consider a hike to beautiful Benton Falls - drive to the top of Chilhowee Mountain and it's a 3 mile round trip hike.
!!!ALSO!!! Due to the massive damage caused by hurricane Helene on September 27, 2024 - especially to I-40 through the mountains - Highway 64 is now one of the primary routes into NC from TN. Expect traffic along this route to be busier than normal.

Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. The mountain has several natural terraces and flat areas suitable for campers to choose from including a nice spot overlooking a rock garden. As you ascend Sand Mountain, the vegetation thins revealing spectacular views of Lookout Mountain especially in the fall & winter months after the leaves have fallen. At the very top of the property are 30+ ft high cliffs with a cave. It has a colorful collection of lichen growing in it and we have named it our 'Mandala cave'. The cave is great for meditation. Rejuvenating guided hikes to the cliffs & caves are available upon request. This is raw land & raw forest. If you enjoy bush craft, there is plenty of material for you to build a lean-to, tipi, or structure of choice. Trees range from poplar to multiple species of oak. Natural wildlife include deer, wild turkeys, scorpions, and ticks. You're welcome to bring fluffy as we've never seen any predators, but there is a slight chance there could be some around. A lost animal on the mountain could be near impossible to find. We have 2 male cats. Unfortunately, the Earth does what she wants and weather forecasts can't be relied upon. We've had sunny days that have been forecasted to rain and un-predicted downpours. It can be raining at the top or the bottom of the mountain but not at the campsites in the middle.

The Cove consists of 12 acres with a tributary stream and spring fed ponds
less than a half mile from the Toccoa River. It was originally the water source for the surrounding properties prior to the city installing a water system. It is completely private and unspoiled nature, with about a mile of walking trails throughout. The Mountaintop is a 3 acre high elevation site bordering 140 acres of undisturbed woods and is also very close to the Toccoa River.
Fantastic location yet very private for base camp to access the many activities in this area, or enjoy the Toccoa River. It is the only campground in Fannin County limited to only one group at a time.
Each site includes 2 access points to the Toccoa River. The Gibbs Drive community river access lot has a charcoal grill, picnic table, boat launch, swimming rock and fire pit with chairs. The Toccoa River Forest community river access lot has a big boat ramp. The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at
the website TVA.gov.
The River has swift current when the dam is opened for release, usually daily.
This property is conveniently located in Mineral Bluff, Georgia 30559, just 4 miles off the 4-lane highway (Highway 515/76) and just a short drive to Blue Ridge, Georgia; Blairsville, Georgia; Murphy, North Carolina, McCaysville, Georgia and Copper Hill, Tennessee. It is a paved road drive all the way to the entrance. IMPORTANT: Maclellan Island is accessible by boat ONLY. You will need to provide your own transportation to and from the island, either using your own boat or by renting a kayak/SUP from a local outfitter. We recommend renting kayaks from L2 Outdoors who launches from Coolidge Park.
Maclellan Island’s earliest inhabitants were Indigenous People whose island community was likely an extension or suburb of Citico, a nearby village. Farmed in the 1800’s and early 1900’s, the island was plowed for many years and largely free of the trees which shade it today. Floods have covered the island from time to time and drove away numerous early settlers including one early farmer, Abel Kesterson, who survived rising waters in 1867 only by holding onto the horns of his cow as they swam to safety. The island eventually passed through the hands of several prominent companies as well as a number of more rambunctious inhabitants. Finally in 1954 Maclellan Island was donated to the Chattanooga Audubon Society by Robert J. Maclellan for preservation as a wildlife refuge.
If you'll be arriving by a motorized boat, you will need to use a public boat ramp. The closest one is at the Tennessee River Park. Coolidge Park has a kayak/canoe/SUP launch and you can park cars in their parking lot overnight for a fee.

Sugarloafers is located on a portion of the old Ocoee Outdoors Zipline. It is nestled along the lower Ocoee river with great views of Sugarloaf and Big Frog Mountains. This is an excellent gateway to Parksville Lake and the Cherokee National Forest and all the activities it affords including whitewater rafting on the Hiwasee and Ocoee Rivers, mountain biking, kayaking, lazy river tubing/floating, fishing, and so much more!
Our property is one of nine - 5 acre tracts along the river. As of Fall of 2024, the adjacent lots have houses on them. So while this campsite is some distance from the houses, it is currently within view.
Although the campsite is back from the highway, road noise can be an issue especially on the weekends. Highway 64 is one of three major roads in the county. Unfortunatley, tents don't block the sounds of Harleys racing down the road at 2 a.m. Consider bringing earplugs or muffs if you are a light sleeper!

Dollar General & Foodcity - 4.2 miles back towards Cleveland (because someone forgot their phone charging cable and you want a 6 pack of beer).
Middle Ocoee Private boater takeout is only a 10 minute drive east on Hwy 64.
Consider a hike to beautiful Benton Falls - drive to the top of Chilhowee Mountain and it's a 3 mile round trip hike.
!!!ALSO!!! Due to the massive damage caused by hurricane Helene on September 27, 2024 - especially to I-40 through the mountains - Highway 64 is now one of the primary routes into NC from TN. Expect traffic along this route to be busier than normal.

Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. Natural wildlife include deer, wild turkeys, scorpions, and ticks. You're welcome to bring fluffy as we've never seen any predators, but there is a slight chance there could be some around. A lost animal on the mountain could be near impossible to find. We have 2 male cats. Unfortunately, the Earth does what she wants and weather forecasts can't be relied upon. We've had sunny days that have been forecasted to rain and un-predicted downpours. It can be raining at the top or the bottom of the mountain but not at the campsites in the middle.

The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at

The River has swift current when the dam is opened for release, usually daily.

Grant and his wife were wonderful hosts and offer several amenities that my girlfriend and I both said we’ll be back to enjoy someday. The glamp tent setup is truly breathtaking a great in between roughing it and glamorous camping. Grant took the time to make sure we had everything we needed for a comfortable stay. For people thinking about this trip, I would say be sure to bring some steaks and charcoal to put on the rocket grill! It’s a really cool piece and cooks a steak to perfection. Other than that, flashlights are a plus as it gets dark early in the winter and there isn’t much lighting outside of the tent. Don’t forget to bring something fun to do around the campfire too since there’s a really cool
Rock pit a couple steps outside the tent. S’mores, music, campfire songs, and games. You’ll want to find ways to be outside the tent if you’re like us. Speaking of, there are so many cool things to do outside of the camp! Grant gave us several awesome destinations to visit before we left and we got to each of them! All exceeded our expectations. From food, to sites, to sounds! I’d encourage everyone to explore Tracy city, Monteagle, and even Nashville is only an hour and a half away!

I had a wonderful time camping in my truck bed camper. Billy’s land… you’ve really got to see it to believe it. I arrived after dark so I wasn’t too sure if I had the best spot or not. When I woke up the next morning I couldn’t believe what I was looking at. It was beautiful. The rock formations… the pictures are gorgeous but the in person view… just wow. I felt like I had the whole mountain to myself. My dog got to be free and lead the way on our adventures which he absolutely loved. I 10/10 would recommend and I definitely plan to visit again. Firewood was enough to last two full days and there’s were three spots, one closeksh to the house, one midway, and one at the top of the hill near the outhouse.
