Running Water Creek is a unique, fully off grid campground just 20 minutes to downtown Chattanooga. We have 80+ campsites spread out over 120 acres. Most of the roads are accessible in any small car, but some roads require 4x4 (they're marked with a sign). We have a bath house with toilets, showers, and sinks and even offer hot water! Our well and cabins are all solar-powered as we are not on the electric grid. Some info about the property: -we DO NOT have water or power hookups -we have gravel roads with a 5 MPH speed limit on the property (if you drive too fast the roads will seem rough) -we are right next to a highway and train tracks so there will be some noise (some days are better than others and we have no way of predicting how many trains will/will not go by) -none of our campsites have picnic tables (please plan accordingly) -most campsites have fire rings built, but if you choose a site without one you need to build your own

The Cove consists of 12 acres with a tributary stream and spring fed ponds less than a half mile from the Toccoa River. It was originally the water source for the surrounding properties prior to the city installing a water system. It is completely private and unspoiled nature, with about a mile of walking trails throughout. The Mountaintop is a 3 acre high elevation site bordering 140 acres of undisturbed woods and is also very close to the Toccoa River. Fantastic location yet very private for base camp to access the many activities in this area, or enjoy the Toccoa River. It is the only campground in Fannin County limited to only one group at a time. Each site includes 2 access points to the Toccoa River. The Gibbs Drive community river access lot has a charcoal grill, picnic table, boat launch, swimming rock and fire pit with chairs. The Toccoa River Forest community river access lot has a big boat ramp. The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at the website TVA.gov. The River has swift current when the dam is opened for release, usually daily. This property is conveniently located in Mineral Bluff, Georgia 30559, just 4 miles off the 4-lane highway (Highway 515/76) and just a short drive to Blue Ridge, Georgia; Blairsville, Georgia; Murphy, North Carolina, McCaysville, Georgia and Copper Hill, Tennessee. It is a paved road drive all the way to the entrance. It is located just a few miles from the center of downtown Blue Ridge with art galleries, many restaurants, brew pubs, shopping, the Blue Ridge Brewing Company, Mercier Orchard, the Blue Ridge Scenic Railroad, and more! The Blue Ridge Scenic Railroad runs most of the year from Blue Ridge to McCaysville, right along the Toccoa River. The campsites are equally close to downtown McCaysville, Ga. /Copper Hill, TN. Look for the gate at 851 Castleberry Bridge Rd (right where the bridge crosses the river) and drive through the gate and George (owner) should be there. Our expansive 120-acre property provides campers with the freedom to choose their camping spots anywhere on the farm. We have strategically placed signs throughout the property to help you identify potential neighbors. If you desire the company of ducks, consider setting up camp near our picturesque duck pond. Another great trip to the Cove! For anyone who comes right after us, we set up your first fire logs in the firepit. We brought our own firewood but you’ll find enough logs in the wood crib to do about two fires, plus the giant stumps that are great to prolong the fire if you can get one going. George also has a bale of pine straw in there which is super helpful to get a fire started. My whole review is about fires, can you tell it was cold while we were there haha! Saw several deer and hawks. Lots of stars and quiet.

We planned to go to High Falls but ended up just staying on the property exploring the creek and the kids had a blast. This wasn't an issue for us since we had a truck, but a small/low clearance car might have a tough time on the trail leading to the campsite.

Property was very well kept, clean, and a great central location if you don’t want to be too far away from everything. Hopefully next time the rain has raised the river so we could do the full runs, up and down stream. The water was nice and cool, great for the warmer days we had in November. We will definitely be returning. Great site.

It was perfect for my traveling needs. I spent majority of my time during the day hiking in GA/TN so it’s perfect to return to in the late afternoon to relax. The Bath House was very clean and the dogs that roam the property are very friendly. The trains were a bit loud and busy during the night, but it is manageable to sleep through if you’re good at tuning it out. Overall, it’s great for a place to set up camp for the night and wake up early to continue a drive or to hit the trails.

This was my first ever Hipcamp experience so I don't really know how it compares. I'll say it was easy to find, a comfortable spot, and I met someone the day we left at their store and she was very friendly. They were very hands off and allowed us to just show up and go do our thing. As others have stated, you definitely notice the trains. Trains seem to be a love or hate sort of a thing. Very beautiful piece of land though and great facilities. We tent camped with the kids and a dog.

As you ascend Sand Mountain, the vegetation thins revealing spectacular views of Lookout Mountain especially in the fall & winter months after the leaves have fallen. At the very top of the property are 30+ ft high cliffs with a cave. It has a colorful collection of lichen growing in it and we have named it our 'Mandala cave'. The cave is great for meditation. Rejuvenating guided hikes to the cliffs & caves are available upon request. This is raw land & raw forest. If you enjoy bush craft, there is plenty of material for you to build a lean-to, tipi, or structure of choice. Trees range from poplar to multiple species of oak. Natural wildlife include deer, wild turkeys, scorpions, and ticks. You're welcome to bring fluffy as we've never seen any predators, but there is a slight chance there could be some around. A lost animal on the mountain could be near impossible to find. We have 2 male cats. Unfortunately, the Earth does what she wants and weather forecasts can't be relied upon. We've had sunny days that have been forecasted to rain and un-predicted downpours. It can be raining at the top or the bottom of the mountain but not at the campsites in the middle.

We have owned this property since 2005. The pond is a favorite place of ours and we would love to share it with you!! We live just up the mountain are here for you via text if you need anything at all during your stay with us. The pond is in the middle of about a 4 acre area that is totally forested & makes a great place to get away from the madness of life & get into nature. Our street ends in a cul-de-sac, minimizing traffic in the area, but the spot is right along a street. You will be able to see & hear cars going by the site. On the other hand, it is also right along a deer path & just this morning I saw 2 does & a baby walking through the site. There is a resident hawk & a gaggle of turkeys that live in the area in addition to pileated woodpeckers & all sorts of other birds. Come check it out and please let us know if you have any questions. Learn more about this land: We would love to have you at the Pond at Dogwood Acres. Our pond is just a little pond, but it is full of life and makes for a cozy little campsite. You will be the only ones camping here. There is a long parking spot suitable for cars/SUVs/trucks and even a trailer or pop up. There are hiking trails leading into the woods at the right side of the end of the drive. Feel free to enjoy them. We are surrounded by the Chattahoochee National Forest and here in Towns County we are 80% National Forest. Lake Chatuge is close by (less than 10 minutes) in Hiawassee has 132 miles of shoreline. The Appalachian Trail weaves all through the area and you can get to numerous access points for the AT within about 30 minutes. There are a many waterfalls throughout our area within about a 30 minute drive as well. The closest is Cupid Falls just behind Young Harris College. Fire's Creek in Hayesville is a favorite spot. Otherwise you can head towards Vogel State Park and find many more. Head north on state road 66 heading out of Young Harris towards Warne, North Carolina. Travel almost 4 miles passing 339 and then make a right on Brasstown Lane. If you see mile marker 4 or get to Warne, you passed it. Once you turn onto Brasstown Lane it will be on the right side. Coming from North Carolina head south on 66 out of Warne and make a left onto Brasstown Lane. We are about 1 mile south of the North Carolina state line. We are somewhat in the middle of Blairsville (GA), Hiawassee (GA) and Hayeville (NC). Not far from us is the John C. Campbell Folk School in Brasstown, NC and just a bit further is Murphy, NC. 34'58'45.1"N 83'52'49.7"W On a larger scale, we are right in the middle of and about 2 hours from Atlanta, Asheville and Chattanooga. This creek property was probably used by the Creek and then the Cherokee as a campsite because of the abundant water and wild life. Later is was farm land and in the 1920's had approximately fifty mules working the land. The Old barn and blacksmith shop are still here. In 1977 the government planned to put a four lane toll road through here but was stopped by the oil embargo which caused the right of way to be auctioned. We were able to buy 200 acres for a small amount of money and have been raising cattle and camping on it every since that time. As a Scout Master I have been using this site for camping for the past 15 years. Time to let others enjoy. Learn more about this land: Pitch your tent or hammock in a grove of hardwood trees in a nice meadow on the banks of Lake Creek with old timey swimming hole. It is about 8 feet deep in center going to about 4' at sides and 20 feet long. Big stone grill is provided as well as large fire pit. Kindling and firewood is provided. ten minute walk to the main house for potable water and other needs. 37 acre farm with hills and a wide variety of wildlife and plants to inspect. Camp is in rural area couple hundred yards off county road but secluded. Plenty of deer, turkey, geese, wild ducks, beaver and other wild life in the area. A secondary campsite is provided down the creek with area for tent near creek. Fire pit and firewood is provided.
