The meadow we occupy was once the farmers property that I grew up next to at my parents farm house.
When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here.
We maintained the meadow adjacent to our property and have kept it as an agricultural site.
We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same.
It is expensive to live in Newtown but we love our property.
We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped.
Our property has provided many happy gatherings and events and we love to share it with others.

Various seasons will offer you an opportunity to pick your own breakfast in our maturing establishment. You can enjoy exploring, and examining our 7 year permacultuire food forest with chestnut seedlings already tall enough to climb , 10-foot hazels bearing buckets of nuts and a different selection of raspberries, blackberries, gooseberry, currents, golden berries, service berries and Mulberries. Enjoy a stroll through the meadow trail to breath in morning views and evening fireflies and stars. This camp area is very private but household amenities are not far away if desired. This site is much more private than Mickelberry Forest Garden Site and the beautiful mountain view is only a small step away. One mile away we offer nearby blue mark trails, mountain biking, lake and outdoor activities are at your fingertips and your hosts will be happy to provide any assistance needed to find or enjoy these opportunities. The Creamery (Ferris Acres) is one of the best farm ice cream shops in the East. We can provide breakfast upon request from our free range chickens on our kiwi lined deck with beautiful mountain views. Come and enjoy the croak of the bullfrog and the sound of the crickets. Message me ahead of time with your needs and I will set it up accordingly. All blankets and sheets are provided. Each tent has a mini fridge, Keurig which comes with a few kcups, cream and sugars to get you started. There is a 24" TV with Alexa firestick and DVD player. We have a large catalog of movies if you'd like to borrow them. There is a small breakfast table for 2 and a 3 drawer dresser that doubles as a night table with a lamp . There is an outlet on each side of the bed for charging phones
Outside the tent your area has a gas grill and picnic table, a camp box which contains pots pans, cooking utensils, paper plates, cups and more. A campbox inventory list is posted in the pictures. There is a fire pit with adirondack chairs, sit by the fire and roast Marshmallows we provide everything you need for smores including the sticks.
Bath towels and toiletries are provided there is a large shower with dressing room and a deluxe flushable Porta potty with a sink and paper towels on the property.
You are welcome to walk the property sit and relax on one of the many benches or chairs or get a game of cornhole going.

The meadow we occupy was once the farmers property that I grew up next to at my parents farm house.
When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here.
We maintained the meadow adjacent to our property and have kept it as an agricultural site.
We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same.
It is expensive to live in Newtown but we love our property.
We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped.
Our property has provided many happy gatherings and events and we love to share it with others.

You can enjoy exploring, and examining our 7 year permacultuire food forest with chestnut seedlings already tall enough to climb , 10-foot hazels bearing buckets of nuts and a different selection of raspberries, blackberries, gooseberry, currents, golden berries, service berries and Mulberries. Enjoy a stroll through the meadow trail to breath in morning views and evening fireflies and stars. This camp area is very private but household amenities are not far away if desired. This site is much more private than Mickelberry Forest Garden Site and the beautiful mountain view is only a small step away. One mile away we offer nearby blue mark trails, mountain biking, lake and outdoor activities are at your fingertips and your hosts will be happy to provide any assistance needed to find or enjoy these opportunities. The Creamery (Ferris Acres) is one of the best farm ice cream shops in the East. We can provide breakfast upon request from our free range chickens on our kiwi lined deck with beautiful mountain views. Come and enjoy the croak of the bullfrog and the sound of the crickets. Message me ahead of time with your needs and I will set it up accordingly. All blankets and sheets are provided. Each tent has a mini fridge, Keurig which comes with a few kcups, cream and sugars to get you started. There is a 24" TV with Alexa firestick and DVD player. We have a large catalog of movies if you'd like to borrow them. There is a small breakfast table for 2 and a 3 drawer dresser that doubles as a night table with a lamp . There is an outlet on each side of the bed for charging phones
Outside the tent your area has a gas grill and picnic table, a camp box which contains pots pans, cooking utensils, paper plates, cups and more. A campbox inventory list is posted in the pictures. There is a fire pit with adirondack chairs, sit by the fire and roast Marshmallows we provide everything you need for smores including the sticks.
Bath towels and toiletries are provided there is a large shower with dressing room and a deluxe flushable Porta potty with a sink and paper towels on the property.
You are welcome to walk the property sit and relax on one of the many benches or chairs or get a game of cornhole going.

I took this trip with my adult son and I was as tranquil and a bounty of wildlife. The sunsets are great and you’re perch on a hill overlooking a lake so quite scenic. If you want to totally disconnect be at peace and rough it a little this is the place for you. There is a a generator for light, heat and a refrigerator. We took our own portable compost and a small rinse king system to wash up..
Cooking outside was a thrill for my son as well, we gather wood from the surroundings.
Konsztantine was very responsive and quite hospitable. Quick responses to whatever we asked. Best in class host. I will definitely be back. Highly recommended.

Theres something really special about this place! The horses are amazing, the land and trails are beautiful and the people are nice and friendly! My old van made it easily up the hill and the parking was nice and flat and the power hookup very good! My dogs also had a great time! The WiFi worked very well on the iPad but the phones struggled a bit. But really I have to dedicate some words to the horses: oh my, what beautiful animals they are! And they are all rescue! Mama and Lacey stole my heart!

My son and I really enjoyed camping on Mike's property. It was tucked away and quiet. Mike was very supportive and kept the firewood coming for the cold temperatures. The entrance comes up quickly, but Mike's directions were spot on.
The hiking near the property was fantastic. Try Anthony's Nose; the hike was challenging, but the views were worth it.

Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.).
Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future.
NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers!

A great lil spot/getaway from the city to reconnect with nature! My pup Pigeon and I were warmly welcomed by both Robin and Shirley and felt safe as can be. After scouring the town for a camping chair (practically heckled out of Home Depot since it’s “off season”..lol) Shirley was kind enough to lend us one that had me cozied up to the fire in no time! Felt at ease throughout the night, albeit some road noise, overall very much enjoyed our little romp. Would recommend!

Our night in the Tipi was such an amazing and unique experience. Cold weather ruined our original camping trip and I was able to book Lauren’s Tipi pretty much last minute.
It was so comfy, and furnished perfectly. She had fresh water, wood, fire starters, blankets, chairs, everything we could possibly need. Even the composting toilet was welcoming. No complaints here, except for the cloudy skies. Thanks again!

We enjoyed the easy and quick set up on this beautiful property. The fallen leaves made it that much more picturesque. Our host was very responsive to our messages, and the nearby town of Washingtonville is very quaint, and we wished we had had more time to enjoy it.
