I bought this land to move from HoustonLearn more about this land:I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

This property sits on top of a mountain at an elevation of nearly 10,000ft and features 3 unique Glamping sites! The ranch features a tiny cabin, geodesic dome tent and platform canvas tent. The sites sit on 100 acres of private, pristine Colorado mountain land that offers over 3 miles of private hiking trails and unrivaled views in all directions. A large, mature aspen grove covers most of the property and views to the south stretch over 100 miles! Despite being on a mountain, over 70% of the property sits on level or gently sloping ground making it perfect for camping spots and events. The Eastern edge borders public land, infinitely expanding access and hiking opportunities. It’s only 1,500 feet from a large reservoir and river- both are accessible by hiking or an easy 5 minute drive. 105 West Ranch also has some deep and unique history. Our area was originally surveyed in 1881. After that, miners came through in the late 1800s and dug prospector pits looking for gold. Many of these pits and even some old tin cans from miner's camps are still visible on the property today. In 1931, the area was re-surveyed with more accuracy. In 1936, the President of the United States, FDR, granted a land patent (homestead) of 632 acres to homesteader. Part of this 632 acre homestead granted by the President was what is now 105 West Ranch. Fast forward nearly 100 years. My wife, Rachel, and I bought this property in 2019, fulfilling a life-long dream of owning our own land. Rachel and I live for the outdoors, we work in the outdoor industry and spend every chance we get exploring our beautiful state with our two dogs. As a 4th generation Coloradan, it's been a lifelong dream to own a (relatively) small part of the state my family has called home since the late 1800s. Little Scraggy Camp

We are closed for the Winter. We look forward to welcoming you in 2024 - with bookings starting mid-May! The Little Scraggy Camp is located on 95 acres of an historic 160-acre ranch that was homesteaded by our family in the 1890’s, and is on the National Register of Historic Places. This totally off-grid ranch is surrounded by Pike National Forest, yet has easy access from a paved road. We offer several accommodations and glamping sites, as well as sites for moderate sized RVs, travel trailers, tents, and hammocks. Additionally, we have sites for small groups (up to 14 people) and large groups (35-200 people). Potable drinking water is available from onsite 270-gallon water tanks. Portable toilets are only a short walk away from sites. Friendly dogs are welcome to enjoy your campsite off leash, but please clean up after your dog. If your pet has any aggressive tendencies, it must be leashed. Recently added is a 4 hole disc golf putting course for you to practice your shots or try your hand, with 4 sets of discs provided. We also have a cornhole toss game at both the glamping/rv camp area and tent/rv area. We are an ideal basecamp for the casual or dedicated trail enthusiast. The ranch itself has several trails and easy trail loops to explore within and just outside of the ranch’s fence lines, with direct access to the 9.5-mile Little Scraggy Trail and Segment #3 of the Colorado Trail. Just 3.5 miles away is the Little Scraggy Trailhead, where you will find easy access for biking, hiking, or horseback riding on the many other trails of the Buffalo Creek area. Additionally, we have an extensive network of hiking and horse trails that avoid conflicts with mountain bikers. You might prefer rock climbing Little Scraggy or fishing the gold-medal waters of the South Platte River canyon below Cheesman Dam and the waters near Deckers. For a day trip, Wellington Lake is only 30 minutes away for no-wake water sports. Many people enjoy kayaking on the North Fork of the South Platte downstream from nearby Buffalo Creek. This is a working ranch where we raise and train horses and ponies. Our particular interest is in carriage driving, and we offer driving experiences upon request. Our site called Mountain Horse Camp, provides 3 individual porta-panel horse corrals. There is limited cell service.

You will meet 12 beautiful alpacas, 16 Nubian goats for milk, weed control and just because they make us happy, and a large flock of laying chickens for fresh eggs. We have a variety of gardens and a year-round geodesic dome greenhouse that provides us with fresh produce. This is a quiet country setting - we can see our neighbors only if we try hard. There are many popular and diverse activity sites less than an hour away. Come escape the hustle and bustle of home, avoid the quarantine of the day, and enjoy the beauty of nature and our loving animals. We offer both tent and RV listings to suit however you like to travel. We have a hot shower, bathroom, picnic tables, potable water, and trash and recycle bins. Our RV listing has both 20 and 30 amp electrical hookup but no water or sewer hookups. Our guests love us too! "We had an amazing time here! Diane is so sweet and showed us all of their beautiful friendly animals and plants when we arrived and even offered fresh goat milk and a plant starter! Back portion of the property is a wooded hiking trail for all guests to enjoy. It is located in the historic Ute Pass region. The property was once owned by Ute Indians who later sold it, at which time it became a Hippie camp and later a family home/ranch. We can’t wait to meet you and help you have the true Colorado experience. You will love the country feel while being walking distance to Woodland Park and have the amenities of 50 amp electric, WiFi, water (not for drinking), picnic table, chairs, mini grill, hammock, porta potty, gray water dump at site, propane fire pit (guests bring their own propane) and access to black water dump if needed. $15 black dump fee for bookings less than 1 week, otherwise 1 free black water dump per week. Pets must be on a leash at all times and pets and children are never to be left unattended for any period of time.

Learn more about this land:Beautiful open field with a few trees. Turn off dirt road between two blue wagon wheels. That area is fenced with cattle and prong horn on the other side. I bought this land to move from HoustonLearn more about this land:I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

Little Scraggy Camp

We are closed for the Winter. We look forward to welcoming you in 2024 - with bookings starting mid-May! The Little Scraggy Camp is located on 95 acres of an historic 160-acre ranch that was homesteaded by our family in the 1890’s, and is on the National Register of Historic Places. This totally off-grid ranch is surrounded by Pike National Forest, yet has easy access from a paved road. We offer several accommodations and glamping sites, as well as sites for moderate sized RVs, travel trailers, tents, and hammocks. Additionally, we have sites for small groups (up to 14 people) and large groups (35-200 people). Potable drinking water is available from onsite 270-gallon water tanks. Portable toilets are only a short walk away from sites. Friendly dogs are welcome to enjoy your campsite off leash, but please clean up after your dog. If your pet has any aggressive tendencies, it must be leashed. Recently added is a 4 hole disc golf putting course for you to practice your shots or try your hand, with 4 sets of discs provided. We also have a cornhole toss game at both the glamping/rv camp area and tent/rv area. We are an ideal basecamp for the casual or dedicated trail enthusiast. The ranch itself has several trails and easy trail loops to explore within and just outside of the ranch’s fence lines, with direct access to the 9.5-mile Little Scraggy Trail and Segment #3 of the Colorado Trail. Just 3.5 miles away is the Little Scraggy Trailhead, where you will find easy access for biking, hiking, or horseback riding on the many other trails of the Buffalo Creek area. Additionally, we have an extensive network of hiking and horse trails that avoid conflicts with mountain bikers. You might prefer rock climbing Little Scraggy or fishing the gold-medal waters of the South Platte River canyon below Cheesman Dam and the waters near Deckers. For a day trip, Wellington Lake is only 30 minutes away for no-wake water sports. Many people enjoy kayaking on the North Fork of the South Platte downstream from nearby Buffalo Creek. This is a working ranch where we raise and train horses and ponies. Our particular interest is in carriage driving, and we offer driving experiences upon request. A mountaintop ranch in Colorado that sits below the famous Colorado “14er”, Pikes Peak. This property sits on top of a mountain at an elevation of nearly 10,000ft and features 3 unique Glamping sites! The ranch features a tiny cabin, geodesic dome tent and platform canvas tent. The sites sit on 100 acres of private, pristine Colorado mountain land that offers over 3 miles of private hiking trails and unrivaled views in all directions. A large, mature aspen grove covers most of the property and views to the south stretch over 100 miles! Despite being on a mountain, over 70% of the property sits on level or gently sloping ground making it perfect for camping spots and events. The Eastern edge borders public land, infinitely expanding access and hiking opportunities. It’s only 1,500 feet from a large reservoir and river- both are accessible by hiking or an easy 5 minute drive. 105 West Ranch also has some deep and unique history. Our area was originally surveyed in 1881. After that, miners came through in the late 1800s and dug prospector pits looking for gold. Many of these pits and even some old tin cans from miner's camps are still visible on the property today. In 1931, the area was re-surveyed with more accuracy. In 1936, the President of the United States, FDR, granted a land patent (homestead) of 632 acres to homesteader. Part of this 632 acre homestead granted by the President was what is now 105 West Ranch. Fast forward nearly 100 years. My wife, Rachel, and I bought this property in 2019, fulfilling a life-long dream of owning our own land. Rachel and I live for the outdoors, we work in the outdoor industry and spend every chance we get exploring our beautiful state with our two dogs. As a 4th generation Coloradan, it's been a lifelong dream to own a (relatively) small part of the state my family has called home since the late 1800s. Now that we own our own piece of Colorado heaven we want to share the unforgettable experience, memories and beauty of our property with others looking for an escape from the city.
