A lovely flat spot alongside our residential garage for a van, small RV, small trailer, teardrop or truck camper. Electric and water. No available bathroom. This option is especially great since van/rv/trailer camping is not allowed on public streets or in public parking lots in the Town of Crested Butte. (Our spot is a great way to avoid the Marshal knocking on your window at 11 PM and asking you to move on. Yes it happens because we know the officers.). This is a great way to be in town and walk or bike everywhere. Trailers must back in and detach.

We work hard to pick it up and repurpose into art projects but it seems to be a never ending battle. If that is of concern this might not be the property for you. During times when the road is snow-covered and impassable, guests may access the cabin only by snowshoe, backcountry skis, or snowmobile. A public parking lot, which is plowed and maintained throughout the winter, is available for guest parking before using these alternative methods of access.
🛷 Trail Conditions: About a 2-mile stretch of Tennessee Creek Road is groomed during winter for skiing and snowmobiling up to Forest Road 103. Beyond that point, the road is ungroomed and may have deep powder or snow drifts, making travel more challenging.
🚰 Water: Running water is not available during the winter months, as water storage is winterized. Guests must either bring their own water or melt snow.

We have a 100+ acre working ranch with access to the Arkansas river for fishing, kayaking or just dipping your feet in. We have great views of the Collegiate Peaks 14ers and the Harvard trail is just up the hill. Frenchman's creek runs through the ranch which has hay fields, aspens, cottonwoods, pinons, cows, chickens, sheep and pigs. Deer, elk, coyotes and bobcats also wander through. We have a lovely, shady, and quiet property about a mile outside of Paonia- just a 20 minute walk, or a few minutes bike ride into town. The camping spot is shaded and secluded with hookups on site, as well as a flush toilet and sink in rustic out house and is about 150 feet from the main house. There are a lot of birds, squirrels, chipmunks, and foxes around, and we do our best to respect them!

After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways.
In mid 2017 we found out our first grandchild was on the way. Long story short we parked the RV and parked ourselves here in Paonia, CO. In December of that year, we moved onto this amazing property full time and started the long list of fix ups (the list is still long). lol

❄ Winter Vehicle Access Disclaimer
Tennessee Creek Road typically becomes impassable to wheeled vehicles between Halloween and Thanksgiving and generally remains closed until Memorial Day. Depending on snowfall, this may occur earlier or later in the season.
During times when the road is snow-covered and impassable, guests may access the cabin only by snowshoe, backcountry skis, or snowmobile. A public parking lot, which is plowed and maintained throughout the winter, is available for guest parking before using these alternative methods of access.
🛷 Trail Conditions: About a 2-mile stretch of Tennessee Creek Road is groomed during winter for skiing and snowmobiling up to Forest Road 103. Beyond that point, the road is ungroomed and may have deep powder or snow drifts, making travel more challenging.
🚰 Water: Running water is not available during the winter months, as water storage is winterized. Guests must either bring their own water or melt snow.

I thoroughly enjoyed my time at Megan & Dan’s RV site. It’s located in an awesome forest — my dog loved being off leash & playing with their dog, Cody. I chose to have an electrical hookup for my Winnebago Ekko and Dan actually hooked it up for me on my arrival. The site was level and easily accessible (even in the snow) to the road that had nearby tracks for Leadville Railroad. Loved the train passing by… also, the downtown has awesome little shops, restaurants with very friendly merchants & locals.
Leadville is a cool town with the majestic mountains & trails nearby.
So much to do… so little time.
Highly recommend a stay here in any season!

Max is welcoming and the entrepreneur behind this grassroots operation, producing high quality spirits. Do yourself a favor and stop by the tasting room in Gypsum or Glenwood Springs.
