I have 21 acres of raw land, plus another 2.5 acres further north. I have personally camped on it a couple of times. The majority of the land is flat with sagebrush and rises about 15 feet at one end. It is a pie-shaped piece of property; the point area is the highest part and offers great views from the top. All of the land is extremely quiet.
There are hard-packed DG roads leading all the way to the property (see maps). The property sits approximately 1/4 mile from Point “B” on the California City Off-Road Vehicle Trails—straight down Temple Road from the property to Point B. California City does require permits for off-road riding. If you choose not to ride, the property is very quiet and makes for a great getaway.
I use Cricket for cell service and get five bars out there. The property is also approximately 2.5 miles from Highway 395, yet I don’t see or hear anything from the highway.
There are no facilities on the property. Showers and dumping stations are located further down Twenty Mule Team Road, approximately 10–15 miles away (not exactly sure). There is a small store there as well. From the property to the center of California City is approximately 17 miles.
The ground is mostly decomposed granite with some small boulders and lots of sagebrush, usually spaced about 12 feet apart. Roads and trails run along all three sides of the property. At night, you can see practically every star in the sky—there’s no light pollution. When I was there, it was so quiet I had to turn on music at a low volume because otherwise it felt too quiet.

I have 21 acres of raw land, plus another 2.5 acres further north. I have personally camped on it a couple of times. The majority of the land is flat with sagebrush and rises about 15 feet at one end. It is a pie-shaped piece of property; the point area is the highest part and offers great views from the top. All of the land is extremely quiet.
There are hard-packed DG roads leading all the way to the property (see maps). The property sits approximately 1/4 mile from Point “B” on the California City Off-Road Vehicle Trails—straight down Temple Road from the property to Point B. California City does require permits for off-road riding. If you choose not to ride, the property is very quiet and makes for a great getaway.
I use Cricket for cell service and get five bars out there. The property is also approximately 2.5 miles from Highway 395, yet I don’t see or hear anything from the highway.
There are no facilities on the property. Showers and dumping stations are located further down Twenty Mule Team Road, approximately 10–15 miles away (not exactly sure). There is a small store there as well. From the property to the center of California City is approximately 17 miles.
The ground is mostly decomposed granite with some small boulders and lots of sagebrush, usually spaced about 12 feet apart. Roads and trails run along all three sides of the property. At night, you can see practically every star in the sky—there’s no light pollution. When I was there, it was so quiet I had to turn on music at a low volume because otherwise it felt too quiet.

Surrounded by Pinion Pines. 2 businesses are located within 5 miles as well as the South Fork of the Kern River fir Fly Fishing. The Sequoia Nation Park 100 Giant Redwoods are less than a 2 hours drive on the Sherman Pass (closed Oct-April). Located on a private lot near a Wolf Reserve so you will hear howling.

We had a wonderful stay at this RV park on Lake Olancha. What really stood out was how peaceful and secluded it felt—it never got too busy, which made it easy to truly relax and enjoy the surroundings.
One of our favorite perks was the easy, no-hassle access to boats and paddleboards. Being able to grab them anytime without needing to sign up or check in made the experience feel effortless and fun. Our twin 7-year-old boys especially loved exploring the area, and spotting frogs at night quickly became a highlight of the trip.
The location is also a big plus. It’s just a short drive to Lone Pine, with great access to hiking and the Alabama Foothills, making it a perfect base for outdoor adventures.
The office staff and host were warm, friendly, and genuinely helpful throughout our stay, which added to the welcoming atmosphere. And a small but important detail—the WiFi actually worked well, which is always appreciated when you’re on the road.
A couple of areas could use some improvement: the dock areas feel a bit outdated, and the zip line was unfortunately out of service during our visit. That said, these didn’t take away too much from an otherwise serene and enjoyable experience.
Overall, a peaceful, family-friendly spot that we’d happily return to.

This campsite was great! Clean bathroom and shower! For the price I was more than happy with the quality of the campsite. Biggest downside is being 2 hours from Furnace Creek/Visitors Center.
It currently only has one bathroom which is a bit tough with many other campers but he’s about to install another one! Campsites are a bit closer together but I personally find that really comforting. The Lake, BBQ’s, dock spaces were awesome! Was so kind and swift to responding to any messages and kept the bathroom very clean! You are allowed to use any of the kayaking and paddle boarding equipment and BBQs with propane already there! Great for the price but still in need of some campsite work. Other than that Nacho is super kind and has an awesome campground in the making! Thank you Nacho!

Great last minute stop! Wonderful views, full hookups and plenty of amazing places to sit outside (shade and sun) also the paddle boards and kayaks were a great touch! Would recommend! Nacho is also very welcoming and escorted us to our spot!

This is a really thoughtfully created space. A lovely way to connect with nature and sleep to the sound of the creek, but still have creature comforts like the kitchen, shower, and hot water. My friend and I really enjoyed our stay and John was very communicative and helpful. I really liked this site under the cover of an oak tree.

Olancha Campground was easy to find and pull into our spot. After long days visiting Death Valley it was great to get back to the campground and play in the lake and walk around its perimeter. We saw lots of birds visiting the oasis including yellow headed black birds, road runners, and lots and lots of coots!

This is a nice little RV area. Be forewarned there is NOTHING nearby with less than a 30 minute drive and the RV sites are close together. However, it is a good place for an easy stop. I had a problem with my camper door, so I was only able to stay one of my three nights.

I loved this campsite because we could choose to have a lake view or not and the bathroom/shower wasn’t too far away. Also, the campsite had a picnic table and a spot for campfire which is allowed and the dock was close so I really enjoyed sitting there watching the ducks fish for food.

This is a very cool piece of property. The location itself is close to town for easy ice runs, but you feel like you’re away from everything , but still have a bar or two on the cell. The sites are each unique and hold their own identity and the kitchen is well stocked, just bring food. The outdoor shower is a MUST try, perfect for rinsing off after a hike.
John was very easy to work with and made me feel welcome. I will definitely be back.

The hosts are the most helpful people ever! My wife, our pup, and I got caught in a really bad ditch only 500 feet away from the campsite and the car wasn’t able to get out.
Long story short they immediately contacted their neighbor to help pull us out and helped keep up spirits up! It’s all part of the adventure!
It’s a very serene area, great spots to walk, sketch, and just disconnect from everything for a bit. We absolutely recommend them!

Camping at Creepside at John's site was lovely. My partner and I bbq'd there at the fire pit, and there's also a full kitchen with a gas BBQ and stove. The camp is surrounded by trees and has really great views of the stars. The spot also isn't that far from Kernville if you want to go into a small town. I loved hearing the river right outside our camp, so if you like natural white noise when you sleep, I would definitely choose that camp.
