This property was originally part of a large farmland, divided into 5 acre lots. When we purchased in 1997, there wasn't a single tree on the place. Over the years, we have revegetated the property with native and indigenous bushland, created a wetland that attracts many native animals including birds, lizards, possums and frogs to name a few. Enjoy a hidden country escape on our 5 acre property on the Mornington Peninsula. Property features a wetland with jetty, roaming peacocks, chickens and sheep in an open woodland setting. A relaxed country atmosphere conveniently located near beaches, wineries, op shops and restaurants. Up to 3 sites available (max 1 caravan/camper or 2 tents/dwellings per site) Ideal for groups or individual campers. Our property is surrounded on two sides by reserve, the Balcombe Creek and bushland. BYO gear and set up in the paddock. We will meet you on arrival and direct you to the campsites. Access to a flushing toilet and a cold water tap/cold water shower with potable drinking water. We prefer no dogs due to peacocks and sheep and our own dogs... but please ask before booking anyway, and we will accommodate on a case-by-case basis. We are a 5 to 10-minute drive to the beautiful bay beaches of Mornington and Mt Martha and a 20-minute drive to Westernport bay and the surf beaches. Close to the nearly 60 wineries on the Mornington Peninsula, an abundance of restaurants, Peninsula Hot Springs and other attractions such as Arthurs Sea Eagle cable car, Enchanted Maze Garden, and many amazing bush walks.

The land has been used for pasture, mostly for cattle, with a large dam wall which at one time had a small gauge train track on top running to the old port of San Remo. These days the property is used as a hobby farm with a few cattle, a vegetable garden, some fruit trees, and replanting of native trees. We offer several sites for campers, with uninterrupted views. There is a shower and toilet available in a shed shared with the caretaker of the property, however, it is still private and is now accessible 24/7. Please note, because of our elevated location the winds can be strong at times - but the views make it worth it in our opinion!

The cabin does not contain any beds but provides you with access to a kitchen, bathroom, and toilet for your stay. Hang out in the spacious cabin and cook up a feast in the fully equipped kitchen or cook and dine al fresco with the barbie! The large picnic area is complete with cosy fire pit for those chilly nights. Please note, we require minimum two nights stays for the cabin option if booking over a weekend. Peaceful 3 acres in Batesford, Geelong. Country-style stay but only 15-20 mins from Geelong centre & Eastern Beach, + 25 mins from start of Great Ocean Rd. Kangaroos visit often & koalas have been sighted in our trees too! Trampoline and mud kitchen for the kiddos. Fire pit for the whole family. You have access to a toilet in the main house during the hours of 7am - 10pm (house locked overnight), and you can choose to use the bath or shower for an additional cost too. There's a river walk nearby and another beautiful natural site (sacred to the local indigenous peoples - the Wathaurong people) called Dog Rocks. There's also a kids park walking distance from the land. A single mama (soulful woman, passionate about community, loves dancing and having her hands in the veggie garden) and her 2 year old son (we practice aware parenting) live in the house and are keen to have play dates when it flows! You are welcome to stay for one night, or up to 60 days (bloody council!), but we're open to connecting and playing, or can give you space to do your own thing. Please note: - The toilet is only available 7am - 10pm and the house with the toilet will be locked overnight. Please only book if you are okay with no toilet access during the night. - This property is a drug and alcohol free space, and no consumption of either is allowed. - The property is not fully fenced, so any animals will need to remain on a lead. - Connecting to power and the use of the bath or shower require an additional charge (toilet access is free). Power hookup - $10 per day additional. Access to bath/shower in bathroom - $10 per adult, $5 per child, per visit.

Choose your own adventure - our campsites are all well-separated and private - you can enjoy your stay without sharing or you can enjoy our sites such as Bens Place, Wombat Grove, and The Rocks campsites these areas can accommodate multiple groups wanting to camp together. The Dam/Beach campsites are not suitable if you have young children. Excellent for tents and small camper trailers in summer or if you have dogs that love to swim. The waterway trail drain has yabbies and we recently stocked our large dam with young silver perch fry. The rear of the property is bushland with cleared tracks and access to three dams on the property. The walking track is at the rear of the property google search; Dore road Aqueduct trail map. We have all types of wildlife and birds on the farm, deer will run through the property at night, and you can see the deer tracks off the waterway walking track. Dogs are welcome but must be very well-behaved and kept on a leash at all times no exceptions, this is to protect our neighbor's sheep and wildlife. The Bunyip State Forest is nearby with hours of bike riding or walking depending on what you like to do for fun. Frankston

Sorrento and Portsea

At the far western reaches of the Mornington Peninsula, Sorrento and Portsea are the favoured weekend getaway hotspots for Melbournians. Hastings

When to Go

Summer is peak season in Victoria with campsites, caravan parks, and holiday parks often booked well ahead during holidays, especially Christmas and Easter. Quieter times occur after the Australia Day long weekend in January when school holidays finish. Mornington and surrounds are a popular weekend getaway spot for Melbournians year-round, so holiday parks and campsites are usually quieter during the week. If you’re into cosy winter escapes, Mornington Peninsula has plenty to offer, especially for kite surfers, boaties, and fishermen who can launch small boats from boat ramps strung along Port Phillip Bay.

Know Before You Go

  • Caravan sites and holiday parks are typically set either inland or along Port Phillip Bay from Mornington to Rosebud, Rye, Sorrento and Hastings.
  • Foreshore camping sites are available from October to April and are in high demand—check Mornington Peninsula Shire website to find out when bookings open at Rosebud, Rye, and Sorrento. Council-run campsites have bathrooms as well as laundries, BBQs, and powered and non-powered sites.
  • A passenger-carrying car ferry links east and west coasts of Port Phillip Bay, making it possible to do a circumnavigation of the bay from Melbourne.
  • Mornington Peninsula has two coastlines with wildly different shores: calm and protected on the Port Phillip Bay northern side, and beaches exposed to Bass Strait with wild surf and breakers on the southern side.
  • Snorkel or scuba dive from the beach at Port Phillip Heads Marine National Park to see dolphins, seals, and weedy sea dragons.
