We have over 15 acres of hill country beauty to explore. Take a casual dip in the mighty Llano River, or take the plunge off of 20-foot red rock cliffs into deep cool water. Kayak, canoe, swim, visit the Eckart Bat Cave, or take a scenic drive down the gorgeous James River Road (a winding gravel road that goes over several low water crossings on the crystal clear James River). Enjoy the island in front of the property, with its beaches and multiple access points to swimming holes.
We also have camping, another small cabin and a fully renovated vintage airstream available (see other Hipcamp listings). We also rent kayaks and canoes!

Great place to escape! Something to do from small kids to single adults. Great amenities and beautiful landscape.



Dos Rios was a great place to get away! The tiny home cabin was fully furnished, and kept us comfortable and cool during the summer heat. The people were friendly and helpful, and made us feel welcome.
What a beautiful view we had from tiny house #6! We lived how quiet it was during our mid week stay and found everything very clean and extra cold A/C which is really appreciated in August. The river was the perfect temp for relaxing in a chair and the hill country view was amazing. This is indeed a gem that we will visit again.




Beautiful location along the river with friendly and helpful host! I really enjoyed hanging out along the river and there's some chairs and hammocks around the property to take in the area's natural beauty!
I have world-wide travel experience and am quite tolerable of different cleaning standards. In my opinion, a key area for improvement is that more effort needs to be to be made to clean and maintain the cabins. For example, microwave pan, shower, toilet, and kitchen sink were not clean. The floors were not obviously not recently mopped or not mopped with care, outside porch was not swept, and outside table was filthy. I used all my wet wipes to clean as much of the cabin as I could before I felt comfortable. In terms of cabin maintenance, the toilet paper holder broke with a slight touch and the bathroom cabinet door fell off when I opened it to put the broken toilet paper holder in it.
In short, I think camping would probably be a better value than staying in the cabins for some folks.
Their spot on the Llano is beautiful. I appreciated how dog friendly their park waa. We had a slight plumbing issue and Tammy came over and fixed the issue immediately. She was so sweet and kind. The communication with host Colin was on point. We can't wait to stay here again!


Amazing stay!! We were a little surprised that it’s several different RV camp sites and tiny homes right next to each other but the amenities were amazing and look forward to staying again. :) P.S we brought our 2 pups and there were several loose kitties running around which might cause some friction of your doggos aren’t trained. The mama her Tammy was extremely hospitable and welcoming.

Loved this cute and cozy cabin! Easy access to the river and close to town. Enjoyed our stay very much. Rented kayaks and got out on the water for a bit. Hit up the winery and barbecue place in town to round out the trip. Would love to come back here again!




Great place! The tiny house was perfect for my family. It was definitely a little cozier than we’re used to for a family of four. But it worked out perfect for us since my kids are young and little. A lot of open space and great views. If you’re looking for mental break and a quick gateway this place is perfect. The owner Colin and the manager Tammy were very friendly and accommodating. We’ll be visiting this place very often!
It was very pleasant. The cabin was clean and was well equipped. We took alot of items that we did not need to unpack. Our host was so very friendly, helpful and accommodating.
