Running Water Creek is a unique, fully off grid campground just 20 minutes to downtown Chattanooga. We have 80+ campsites spread out over 120 acres. Most of the roads are accessible in any small car, but some roads require 4x4 (they're marked with a sign). We have a bath house with toilets, showers, and sinks and even offer hot water! Our well and cabins are all solar-powered as we are not on the electric grid. Some info about the property: -we DO NOT have water or power hookups -we have gravel roads with a 5 MPH speed limit on the property (if you drive too fast the roads will seem rough) -we are right next to a highway and train tracks so there will be some noise (some days are better than others and we have no way of predicting how many trains will/will not go by) -none of our campsites have picnic tables (please plan accordingly) -most campsites have fire rings built, but if you choose a site without one you need to build your own

The Cove consists of 12 acres with a tributary stream and spring fed ponds less than a half mile from the Toccoa River. It was originally the water source for the surrounding properties prior to the city installing a water system. It is completely private and unspoiled nature, with about a mile of walking trails throughout. The Mountaintop is a 3 acre high elevation site bordering 140 acres of undisturbed woods and is also very close to the Toccoa River. Fantastic location yet very private for base camp to access the many activities in this area, or enjoy the Toccoa River. It is the only campground in Fannin County limited to only one group at a time. Each site includes 2 access points to the Toccoa River. The Gibbs Drive community river access lot has a charcoal grill, picnic table, boat launch, swimming rock and fire pit with chairs. The Toccoa River Forest community river access lot has a big boat ramp. The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at the website TVA.gov. The River has swift current when the dam is opened for release, usually daily. This property is conveniently located in Mineral Bluff, Georgia 30559, just 4 miles off the 4-lane highway (Highway 515/76) and just a short drive to Blue Ridge, Georgia; Blairsville, Georgia; Murphy, North Carolina, McCaysville, Georgia and Copper Hill, Tennessee. It is a paved road drive all the way to the entrance. It is located just a few miles from the center of downtown Blue Ridge with art galleries, many restaurants, brew pubs, shopping, the Blue Ridge Brewing Company, Mercier Orchard, the Blue Ridge Scenic Railroad, and more! Nearly 3 miles of hiking trails to enjoy during your visit. Take a spur trail off the main trail loop and there is a prayer shelter with a fire pit inspired by Luke 6:12 in the back corner of the property. Located at the edge of the prarie on the main trail is a sunrise/sunset/bird-watching platform that is 20 feet in the air with a 2 stage bridge to access it. We updated the outdoor kitchen with a 3 burner propane stove, propane grill and hot running water with a 3 bay sink. Other cooking options include a tripod over the fire and a charcoal grill. A short 10-minute drive to fire tower rd. brings you to a 2 mile loop trail with 2 waterfalls, Upper and Lower Piney Falls. Ozone falls is just a 20 minute drive. Then toward Spring City is Stinging Fork Falls at 25 minutes. Black mountain is my new favorite place especially the south overlook! The Hiking possibilities are nearly endless and close. I'll highlight one thru hike here since both trailheads are only 20 minutes away and is easy to coordinate with only 2 vehicles. It's a 10.2 mile hike that can be done in either direction and has a little something for everyone including a cave, boulder field, cascade and waterfall. Then you have massive Watts Bar Lake which is only 20 minutes away with a plethora of activities including the excursions we offer! We look forward to hosting you!

We are a working farm with staff tending to various jobs throughout the day. We have a map to show where the camping site sits on the property. We intentionally leave some of our fields uncut. In some fields, the grass can come up above the knees. We leave that to the animals to take care of. All of our staff are super friendly and happy to help guide you to the best camping spot and answer any questions. In searching for your campsite please note that there may be livestock in and around certain areas as we rotate pastures. Potable well water can be located from the blue spigot outside of the staff housing area, in between the orange and green tiny home, and outside the outdoor shower. It was originally the water source for the surrounding properties prior to the city installing a water system. The Toccoa River Forest community river access lot has a big boat ramp. The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at the website TVA.gov. The River has swift current when the dam is opened for release, usually daily. This property is conveniently located in Mineral Bluff, Georgia 30559, just 4 miles off the 4-lane highway (Highway 515/76) and just a short drive to Blue Ridge, Georgia; Blairsville, Georgia; Murphy, North Carolina, McCaysville, Georgia and Copper Hill, Tennessee. It is a paved road drive all the way to the entrance. It is located just a few miles from the center of downtown Blue Ridge with art galleries, many restaurants, brew pubs, shopping, the Blue Ridge Brewing Company, Mercier Orchard, the Blue Ridge Scenic Railroad, and more! The dwellings are spaced far enough apart for privacy yet not to far of a walk to the common area where the kitchen and shower are. You'll be surprised at how cool the tents stay under the forest canopy in the heat of summer. Then in the colder months we have various heating options to keep you cozy in 3 of the dwellings I hope you come to share this with us, it's an amazingly peaceful area. Nearly 3 miles of hiking trails to enjoy during your visit. Take a spur trail off the main trail loop and there is a prayer shelter with a fire pit inspired by Luke 6:12 in the back corner of the property. Located at the edge of the prarie on the main trail is a sunrise/sunset/bird-watching platform that is 20 feet in the air with a 2 stage bridge to access it. We updated the outdoor kitchen with a 3 burner propane stove, propane grill and hot running water with a 3 bay sink. Other cooking options include a tripod over the fire and a charcoal grill. A short 10-minute drive to fire tower rd. brings you to a 2 mile loop trail with 2 waterfalls, Upper and Lower Piney Falls. Ozone falls is just a 20 minute drive. Then toward Spring City is Stinging Fork Falls at 25 minutes. Black mountain is my new favorite place especially the south overlook! The Hiking possibilities are nearly endless and close. I'll highlight one thru hike here since both trailheads are only 20 minutes away and is easy to coordinate with only 2 vehicles. It's a 10.2 mile hike that can be done in either direction and has a little something for everyone including a cave, boulder field, cascade and waterfall. Then you have massive Watts Bar Lake which is only 20 minutes away with a plethora of activities including the excursions we offer! We look forward to hosting you!

We have a working farm with sweeping views of Lookout mountain and only 12 minutes from all the comforts of downtown Chattanooga. Our expansive 120-acre property provides campers with the freedom to choose their camping spots anywhere on the farm. Farm animals include horses, cattle, hogs, chickens, goats, bees, stocked ponds, gardens and much more. We have strategically placed signs throughout the property to help you identify potential neighbors. If you desire the company of ducks, consider setting up camp near our picturesque duck pond. For those who prefer the rustic crowing of roosters to a phone alarm, we have four chicken coops dispersed across the farm. Our horses freely roam the front pastures. The cows enjoy grazing on lush grass and taking refreshing dips in the ponds. They also relish watching the sunset from the hill's vantage point, as it offers the best view on the farm. We are a working farm with staff tending to various jobs throughout the day. We have a map to show where the camping site sits on the property. We intentionally leave some of our fields uncut. In some fields, the grass can come up above the knees. We leave that to the animals to take care of. All of our staff are super friendly and happy to help guide you to the best camping spot and answer any questions. In searching for your campsite please note that there may be livestock in and around certain areas as we rotate pastures. Potable well water can be located from the blue spigot outside of the staff housing area, in between the orange and green tiny home, and outside the outdoor shower. Embracing farm life is not just an adventure but also a valuable learning opportunity, whether you're a family or an individual seeking a taste of the countryside lifestyle.
