We are 10 minutes from the Potomac River, 10 minutes from Opequon Creek, 20 from Antietam Creek and 30 minutes from the Shenandoah River. Harper's Ferry is 30 minutes way and downtown Historic Shepherdstown is just down the road.
We are also close to several state parks.
- What do we mean by "RUSTIC" ?
The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it).
- CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees.
- SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to.
- RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response.

(heads up.. the woodland medicine path goes to seed by the Fall and is usually munched down by the deer by then, but is still a nice short stroll in the woods).

Late August Update: Join us this weekend for a Full Moon that should be epic. The river is at its 100% peak best summer quality. Very warm and PERFECT for lounging, floating, kayaking and snorkeling (20 ft visibility or better).
A few details about our sites in the general camping area: Sites 1, 3, 8,9,10,11 have 13x20 shade sails, 2,4,5,6,7 have 10x13 shade sails that are also weatherproof. For larger groups, I recommend any of the sites with the larger shade sails as they have a bit more space than the others.
Enjoy the nearly direct access to the CO Canal Historic Park and the kid friendly, serene stretch of the Potomac River we border. Choose from 11 similar sites available for your camping pleasure in our clover filled bottomland as well as our Hilltop sites for maximum privacy, exclusivity and star gazing potential. The surrounding old growth forest makes for a great hiking and biking as well as a very accessible and kid friendly cave to explore. All sites now have either 10x13 or 13x20 shade sails available to keep the afternoon sun at bay: recommended.
We have two kayaks on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans
4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events.
Please pre-order firewood and/or shade sails via a message to me when booking your stay and save the 18% "booking fee" or add them via the "extras" section for your site so I can have it waiting for you. $40 buys you a long night's ++ burn worth of well-seasoned hardwood. From the flat land at the bottom to the top of the mountain, this is a place where you can find a spot to sit and think, draw, paint, nap, or identify over 30 medicinal plants in their natural habitats (absolutely NO harvesting of medicinals or wildflowers!). Listen to the many birds, spot the wildflowers.
Some areas are accessible by wheelchair, while others are not, but all areas offer something to sustain your spirit.
If you feel the need to explore the area, you are within walking distance of NotaViva Farm Brewery and Winery, 15 dirt road minutes from the new Sweet Run State Park one direction and Breaux Vineyard in the other direction. The Appalachian Trail is just over the top of the mountain and Harpers Ferry National Park is down the road and over the Shenandoah River.
We might be a teeny bit biased, but we think this is area of northwest Loudoun County, VA is one of the loveliest places in the world.

This spot is AMAZING. Greg offering this spot to us changed the game for our camping weekend with our two pups. This is our second time here and I can honestly say I will be back next summer without a doubt! There is still so much to explore in the area and Greg is such a wonderful and kind host! Had a wonderful stay at Site 1. Excellent and spacious site. Paid for the sail shade and firewood and both were worth it, Greg really delivers! Beware the washed out road, which really does require clearance/AWD. Also note that the shade and heavy dew mean the site tends to be on the soft/muddy side of things.

Another beautiful stay at Taylor’s Landing. This time during the full moon and lunar eclipse. Climbed to the top of Hilltop for a nice view. Nothing but clouds, moonlight, warmth from the fire, and stars.
Found many butterflies drinking Thistle nectar. Black and blue, orange with brown spots, yellows and black. Walked the well laid paths of the C&O canal pathway under the sycamore trees, and even found some ripe Paw-paws and a beautiful owl. Followed some deer trail down to streams and embankments and managed to see 4 doe, and later a separate pack of two bucks (3x3s from the quick glance I got). The river was higher than last time from the recent rain storms. Even got to watch some lightning.
It was a lovely time. Greg and family continue to check in regularly and keep the whole site spotless. We will definitely be back again.

The site owner was really great in getting in touch with me to let me know that there might be bad weather. He was extremely helpful and wanted everyone to have a great time.
When they say the water on the river is warm in August they really mean it it's like bathtub warm. It is very calm even after it rained, we just sat in inner tubes and went kayaking for a couple hours. Before that we hiked down the path in the cool forest along the river.
This site is great it basically has every kind of campsite you could want. Tents on top of a hill next is bring your own tent camping then down below are picnic sites next to the forest and the river. Lot of space to enjoy.
The top area is easy to get to with a low car. If you had a lower car with a spoiler wouldn't go by the tents / river. Very quick easy walk from above though.

Highly recommend this property, our group of 10 had an absolute blast! Melissa is a great host with quick responses, helpful advice and just overall great service. We had 4 campers and Melissa was very accommodating with getting all of our needs met. River access couldn’t be beat, it was great having the stairs to get in and out and the teenage boys loved fishing from the canoe. We were a bit worried getting some of the bigger campers (27, 29 and 35 foot) down the narrow steep roads so she did give good advice about navigating there. I will say it was helpful having four wheel drive getting up the hill as a few of our friends with the bigger campers had some spots they were slipping as the roads were wet. If your camper rides low to the ground, you will scrape the road in a few spots so just be mindful and go slow. Our 12 foot camper did perfectly. Shower was really cute and had good hot water and nice lighting. The water pressure is a bit on the weaker side but honestly we were just thrilled to have a hot shower so we couldn’t complain. Keep in mind it is an outdoor shower so there are bugs and spiders. I had used a broom to clean away some of the spider webs so just bring one with you if that sort of thing bothers you. The deck overlooking the river is beautiful and we loved watching the tubers float by. Firepit is large which was nice to gather around at night, be sure to bring your own wood. We will definitely be back!
