Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. Peaceful camping with privacy on a 160-acre historic farm! Minutes from Harpers Ferry, Antietam Battlefield and the C&O Canal to name a few. We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

This is the perfect combo of spacious camping spots, easy access from the highway, and just enough amenities to make this a truly enjoyable experience. Combo lock access behind a gate means late arrivals can just cruise right in and feel nice and private once you’re set up. A group of four of us stayed at this campsite over the past weekend and had such a wonderful experience! The entire area was clean, spacious, and beautifully maintained, with plenty of room to relax and enjoy the outdoors. The porta-potties were pretty clean, and there were a good number of them stationed out by the front. Firewood was delivered to us by Levi's daughter which was a nice touch. When she wasn't around, we could easily grab a crate of firewood ourselves near the front and pay by Venmo or cash. The firepit that we had at our campsite was great, tall and had great air flow holes at the bottom and a metal grate we could use for cooking. The provided picnic table was nice and very wide. The campsite felt peaceful when we were sitting by the fire at night. The river near our campsite had a good amount of activity with people coming to fish for trout (which the owner stocks with plenty) which means we didn't have complete privacy during the day. However, our campsite's overall atmosphere made it easy to unwind and enjoy nature. I would absolutely recommend this campsite to anyone looking for a relaxing, enjoyable outdoor escape. The location is perfect, only about an hour drive from Centreville, VA which makes the camping experience so much better we didn't have to drive far to experience some wonderful outdoors. Lots of sites to see in the area with hiking so we'll definitely be back to do more activities.
