Kathleen and John’s cabin is a treasure. It’s exactly as cozy and beautiful as the pictures suggest, and well stocked with the essentials for a comfortable stay. I spent 4 days in December there during consistent snow fall and high winds and never suffered for it. There was ample wood for the stove and fresh water. It was an ideal setting for my trip. And beyond all that, the hosts were extremely thoughtful and caring, even going so far to help me unstuck my car from the unforgiving vermont snowscape. I can’t recommend it enough. 10/10

The view is beautiful! We were lucky to have arrived after a few inches of snow had fallen and it stayed on the trees the whole time we were there-it was absolutely gorgeous! We saw deer cross the road, heard owls and coyotes. Trails at the end of the road. As it states the cabin is small but Kathleen made excellent use of the space and 2 adults in there was just fine. Very cozy, more than enough wood to keep the woodstove going and have campfires. Everything you need is already provided. Was cloudy when we were there but on a clear night it would be a fantastic place to stargaze. Kathleen was a wonderful hostess. Very accommodating, very responsive and just a sweetheart all around.

We loved staying at Kathleen’s place! The cabin is very private, feels completely safe, and the view is fantastic. Everything was very clean and nicely organized, and the minute you arrive you have everything you need. Even though the weather was cold, we stayed cozy and warm thanks to the wood stove, which was surprisingly efficient. The kindling and firewood were fully stocked as well, making the stay easy and comfortable. A wonderful experience overall! Thank you:)

This was my second stay at the Zen Cabin. I just love the peace that surrounds the whole property. The cabin is very comfortable and there's a nice propane stove to keep it warm. I can't say enough about how good the well water is. For me, this is the perfect place to disconnect with the chaos of the world and connect with nature. Beautiful!

Staying at Kathleen’s cabin was exactly the place we needed to unwind and enjoy Vermont at its fullest. The cabin has the most amazing view on the valley. It’s really well equipped and has everything you need. Kathleen was super communicative and even helped us find the cabin in the dark (we missed the sign). We stayed there with our dachshund who loved running around and feeling free outside of the city!

Beautiful and easy to find spot with basically everything you could need for a no frills glamping weekend and the outhouse is probably the nicest one I’ve ever been in. My dogs loved running around in the field and the inside of the tent was very spacious. Susan and Drew stopped by to introduce themselves and make sure we were all set for the weekend. Highly recommend!

We enjoyed our northern VT glamping experience in this cozy rustic cabin. I took advantage of the appliances and made coffee each morning and kept some local cabot cheese and salami in the fridge for snacking between adventures. The dogs loved the porch and grounds. We did have an animal having itself a time one night under the cabin which woke me up (just in case you have a noise sensitive pup) but the second night it was quiet! We enjoyed a local hike and hill farmstead brewery during our stay. Close to local ponds for paddling too if that’s your preference. I didn’t have great service (verizon) and had to go to town for some parts of the day to respond to messages/plan next travels (downloading maps etc) so be mindful of that if you’re staying here! Overall, it was a very cozy experience and I’d definitely recommend it.

5 stars from a cousin duo & their dogs visiting from Saratoga NY! My cousin isn’t much of a camper so we met in the middle with this glamping tent not too far from civilization. She remarked she specifically liked that there were people living close by (but not too close) and the composting outhouse. Also, if you’re reading this and wondering whether you should pay to have firewood already at the site, definitely do it! Owners supply you with much more firewood than you can buy on the side of the road. Such a lovely weekend all around. Thank you!

We had a great stay at the Zen Cabin. The cute little cabin was just as advertised. Mitchell welcomed us and made sure we were all set. The temperature was forecasted to dip in to the 30s and he made sure the heater was working so we would be comfortable. It was a nice sleep after a fun wedding down the road. My wife and I enjoyed a crisp morning overlooking the field while we drank our coffee and looked at the cows who came to say hi. We only had a short stay, but it was clear that Mitchell and the Zen Cabin are a great little find in Northern Vermont.

Socks Family Farm comprises 30 acres, high in the hills of Cabot VT. We book only one reservation at a time, to give our guests a unique, private experience. Campers can choose from a wide open site with a view of the mountains, or a secluded site in the woods, with the babbling year-round brook in the background. The fields are meadowland, where we pasture our animals, cut hay, and enjoy the company of a diverse cohort of grasses, flowers, insects, and birds. On clear nights, the stars are lovely, and you'll be treated to the breathtaking sweep of the Milky Way. During the day, you can linger in the gardens, visit the sheep and chickens, wade in the pond, hike in the woods, walk the lovely dirt roads, or head out on your bike. If you're ready to range further, we're a short drive to hiking, paddling, fishing, swimming, epic mountain biking, quaint eateries, microbreweries, and more. St Johnsbury and Montpelier are the closest cities (25 and 35 minutes). Burlington is 1.25 hours, and Montreal is 2.5 hours. We moved to this land in 2007 with our two small children, and began developing a homestead. Over time, we built 2 greenhouses, a large equipment shed, planted and fenced an orchard, berry & perennial patch, & vegetable garden, made several flower gardens, set up systems for pasturing sheep and chickens, planted native shrubs and trees, and completely renovated the farmhouse. We practice organic regenerative agriculture and landscaping, with a deep commitment to strengthening and diversifying ecological systems. We offer free farm tours, and those who want to help and learn are welcome. We love the beauty of this land, and look forward to sharing it with you.

Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains. MAPLE SYRUP/SUGARBUSH Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home! WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys! OTHER ACTIVITIES - Smugglers Notch is a quick drive (South) - Jay Peak is a quick drive (North) - Disc Golf, Ropes Course, Golf, and more. - Access local eateries like the Burger Barn - a local favorite, grap a yummy sandwich or pizza at the Cupboard. - Explore local breweries and distilleries - Forgot something? There are small groceries, a couple of hardware stores, gas stations, etc within a quick drive. Camp sites include flat area, fire ring. Electricity and water at 2 sites. 1 site has a poured concrete pad -- perfect for a camper/RV. The other sites (grassy) can accomodate a camper/RV or tents. Please be prepared to provide your own camping toilet and pack out your trash. If you bring your dog(s), please clean up after them and have "control" as the dirt road is fully in view of the sites. We milk a herd of fifty holstein, jersey, guernsey, and ayrshire cows. We are right off the Long Trail, Catamount Trail, and VAST trail systems. We have mountain bike trails on the farm as well as a great swimming hole. We have miles of hiking trails that link up to the Beaver Meadow trail network in the Vermont State Forest as well as Morristown Forest trails. Our camp has two full size beds and sleeps four people. The camp is not winterized: will protect you from wind and snow but not the cold!

You have your choice of camping with your van or small RV, small trailer or tent, in a level, forested area (not lakeside) with picnic table and fire pit, or tenting lakeside with water views, picnic table and fire pit, or both! You have access to both, one reservation comes with both spots, so you can enjoy the lakeside regardless of where you sleep. Vehicles cannot reach the tent site, it is a steep trail about a 150 feet. Although our campsite is near the lake, you cannot drive to the water from the campsite. It is a steep, short hike down to the water. There is one canoe at the campsite you are free to use or bring your own canoes, kayaks and/ or paddle boards to enjoy the superb water. There are no motor boats on the lake, so the paddling and swimming is great. There are three private homes on the lake, adjacent to where your site it located so we ask that no loud partying, play music only quietly and no generators. There are no campers on either side of your campsite, we only offer one, campsite. There is a nice, clean outhouse and no other amenities (Tier D in HipCamp-speak). No on-site water but it can be obtained at our house, just ask. We have a dog on the property, who is friendly and off leash. If having a dog come visit would be a problem for you, please don't make a reservation. If you plan on bringing a dog please let us know. No more than two dogs allowed.

This is one of the most beautiful places to live or visit in Vermont. My home for the past 40 years is right next to a stunning waterfall and brook. I love sharing this space with others. I have 3 separate campsites, each with their own pathways and privacy from each other. Your visit here will allow you many choices of ways to relax. My land abuts the 700 acres of school property behind me and I have trail and path access right from my yard to many miles of an old road bed for walking, biking, hiking, or exploring the length of the brook. There is a waterfall across the street. At least 5 different swimming holes and the water is cold and refreshing! I am 20 minutes from the state capital, Montpelier, Vt. You have access to my delicious pure clean spring water from the hose. There is a pizza/restaurant/bar in my town just 6 minutes away. Please, no fireworks, you'll get me banned by the town officials! If you camp here you will feel like you are in a forest, but will be able to drive anywhere with ease.

Surrounded on three sides by two brooks and the Dog River, our property covers a bit more than one acre in size. It is situated on a residential road in Riverton (or West Berlin), VT, near route 12, just six miles south of Montpelier, and four miles north of Northfield. So it's rural, but still very close to grocery shopping and laundromat. We have electrical hook-up available. From mid-July through late October, there is WIFI available although the signal is not strong up by the electrical hook-up. It's strongest towards the river. Mountain bike trails are close by. Boyer State Forest is two miles away (for hiking and biking). Norwich University, five miles away in Northfield, has hiking and biking trails. Ellie's Farm Market (one mile distance) has local organic produce in season as well as local cheese and maple products. NOTE: Previous campers have suggested that future campers NOT use Crosstown Road to get here, no matter what your GPS says. One weather event makes it VERY unfriendly to RV's.

Learn more about this land: Texas Hill Brook camp site The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.
