It is a beautiful, tranquil place that offers or is near to several activities. Whether you are coming from far away or just want to get out of the hustle and bustle, our place is a GREAT place to unplug. Campsites are located with a view of our beautiful rustic barn, a legacy apple orchard, mountains, and plenty of trees surrounding the area. Sunsets are a beautiful time of day, sitting by your campfire enjoying the peacefulness! Enjoy your smores under a starry sky and listen carefully—you may hear one of our owls! Camping as a group? We may be able to accomodate you! Rent 2 or more sites. Great place to come with your friends or family. ATV/UTV Trails Access ATV/UTV trails from your campsite. There are miles of trails to ride! HIKING Take a hike through our woods or access the thousands of acres adjacent to our property. You will see waterfalls, streams, birds, tracks from the wildlife, and beautiful views. Plenty of places to dip into the cool water when you need to cool off! Walk or drive down to either of 2 covered bridges and see the craftmanship that enables them to continue to be used today! Access the Long Trail at multiple locations within a few miles. BIKING Bike the back roads of the area—wooded areas, windy or flat terrain, beautiful views, plenty of spots to rest beside a flowing stream. Or, access the Lamoille Valley Rail Trail (93+ miles of non-motorized riding/walking on a converted and maintained railway bed). FISHING/HUNTING In the mountains we have streams, brooks, and rivers. There are many hotspots for fishing—lots of brook trout! No matter the rod you use, there are many places to try your skills. A fishing/hunting license is needed. CANOE, KAYAK, TUBE Got your own? Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains. MAPLE SYRUP/SUGARBUSH Want to learn about the maple sugaring process? We are always happy to give you a tour of our sugarhouse and the woods, and explain how we turn the tree sap into yummy Maple Syrup. (We only boil January-early April.) We do have this year's crop bottled and available for sale! Buy one for morning pancakes, to add to your morning coffee, or to take home! WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys! OTHER ACTIVITIES - Smugglers Notch is a quick drive (South) - Jay Peak is a quick drive (North) - Disc Golf, Ropes Course, Golf, and more. - Access local eateries like the Burger Barn - a local favorite, grap a yummy sandwich or pizza at the Cupboard. - Explore local breweries and distilleries - Forgot something? There are small groceries, a couple of hardware stores, gas stations, etc within a quick drive. Camp sites include flat area, fire ring. Electricity and water at 2 sites. 1 site has a poured concrete pad -- perfect for a camper/RV. The other sites (grassy) can accomodate a camper/RV or tents. Please be prepared to provide your own camping toilet and pack out your trash. If you bring your dog(s), please clean up after them and have "control" as the dirt road is fully in view of the sites. (ATVs (on the trail) and a few vehicles do use the road.) Firewood for firepits available for sale.

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. For more info call 863220 5881 Excellent drinking water is available from the hose at our house. Fires are allowed and we supply the firewood at no extra charge.

Downtown Newport is 1.5 miles away to visit the gateway center, go on a cruise on the lake aboard Northern Star. Golf course and driving range is just .5 miles away. Take canoe or kayaks to Clyde pond for Bass fishing or just to enjoy nature. There is a dump station 1.5 miles away at treatment plant at Gardner park. This is a very easy drive through site with a lot to offer if visiting or just passing through..

Perfect location if you plan on visiting surrounding cities, like Stowe. Camp site was well taken care of. The owner is extremely knowledgeable about the area and gave several recommendations for activities and dining ahead of the visit for planning. All around really nice dude! Multiple showers/flushable toilets available. Dog friendly. Many guests but was very quiet, which was great. Bathroom could be a bit cleaner/welcoming...but it is camping and I'm always grateful just to have access to utilities. Over all, nice stay.

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit. The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely. I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor. If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. The gentle brook on the property was one of our favorite spots to unwind, listen to the soothing sounds of nature, and simply breathe. There’s no question — we’ll definitely be back. I had an amazing weekend camping on Jeff and Jill’s property! This was my first time camping alone and I felt incredibly safe. The property and campsites are beautiful. Jeff and Jill even brought me one of their sleeping bags because they were worried I might get too cold if temperatures dropped at night! I will definitely be coming again in the future.

This spot was 10/10! As a solo female traveling with just her dog I felt completely safe here. Everyone else staying was very kind and Will was fantastic! The bathrooms were clean and it was in the perfect location to be able to drive through smugglers notch multiple times to get to Stowe! I would definitely stay here again!
