We love camping, and when we decided that state campgrounds and the like were just too busy, we found this amazing, secluded property on a small lake with no public access. There is a cabin on the property, which is available for limited rentals. However, we have a great flat yard just a short (2 min) walk to South Pond thats perfect for a tent. There's a rustic outhouse, fire pit, picnic table, and usually games like badminton setup. Our property is a couple miles down a private dirt road. Fishing is great (with a license of course), and the water is perfect for kayaking and paddle boarding.

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. For more info call 863220 5881 Excellent drinking water is available from the hose at our house. Fires are allowed and we supply the firewood at no extra charge.

Feel free to walk the grounds, but not into the barns and please respect ongoing training and horse activities. Please do not feed horses or enter any pastures. This is an active farm, and can be a busy place - but also very peaceful and a great setting. Tremendous views of the Adirondacks, Mt. Philo and a small pond on-site. No swimming or boating in pond. Site is a gravel pad with easy access. Full electrical, water and sewer hook ups. No internet but cell service is good. Fire pit and charcoal grill is on-site. Trash and recycling disposal available at dumpster next to indoor riding arena. We are OPEN for off season camping, gain access to full hook-ups while most locations are closed. During freezing temperatures, water hook up can only be used to fill water tanks and not left hooked up with hose or it will freeze! No permanent hose hook-ups in freezing weather, only temporarily to fill holding tanks or hydrant will freeze. Please keep any pets on leash at ALL times. Traveling with another group? Weekend Trip to Constance Hill Farm RV Site

This was a great site!! It was exactly what was stated in the profile and what we were looking for. It has both 30 & 50 amp hook up, water and sewer. But the best part was our visitors in the morning. If you love horses this is the place. We had horses great us in the morning (do not feed the horses) not more than 10 feet away from our back door. In the afternoon we were able to see lessons going on from our chairs in a nice grassy area behind the trailer. All of the people at the farm were very friendly. The area around the farm has a lot to offer. Great hiking, shopping and restaurants. Very relaxing.

Weekend Trip to Little Sister's Campsite

We loved camping here it was very secluded and we were able to enjoy a nice campfire right under the beautiful Vermont sky. The host Tony was very nice and showed very kind hospitality, he allowed us to use his kayak on the actual pond although there is a pond on the site it's just a small pond that you can swim in if you want or you can go to the hosts main house and go in the real pond. I fished the big pond and caught a ton of yellow perch and some catfish in the pond by the site. We definitely would love to come back again someday.

If you would like to be away from all the chatter and hustle and bustle of everyday life this might be your place! If you love horses and don’t mind the presents of them coming to the fence line occasionally this might be your place!! As a horse lover this was my place!! Great full service hook ups and very quiet. A nice piece of serenity! We were very happy to be able to camp on the land with issues. The breeze coming through the fields was so nice and relaxing on a hot weekend!!

Weekend Trip to Quiet Green Mountain Lake Camp

I tented with my family and friend and it was great. Clean outhouse, use of a gas grill, area for a campfire and a short walk to a beautiful lake. It might be a little weird if the space was shared with others but we had the whole place to ourselves and it was lovely.

Camped with friends and we booked both tent sites. Had the place to ourselves and the lake was a short walk away. If other campers would have been there it definitely would have been crowded. Lake was nice to float and Kayak on.
