Bridgeview Harbour Marina is a family owned and operated full service marina, event space, and camping area on the Adirondack shore of Lake Champlain.
Established in 2020 the Marina provides seasonal and overnight slips and moorings to boaters, fisherman, and lake-goers, three camp sites, and an on-site cafe.

The marina is set on 33 acres along Lake Champlain and hosts ~4150 feet of lake-frontage, it is accessible via car, boat, or via the adjacent Amtrak rail line.
Prior to becoming a marina in 1989, the property was home to a very large Iron Foundry, rail yard, and barge-loading operation known as Cedar Point. Cedar point, part of the larger Witherbee-Sherman Mining Company, operated in the late 19th and early 20th centuries smelting iron ore to be shipped throughout the world via the Lake Champlain Canal and Hudson River, and is credited with providing iron to some of America's leading projects at the time. Some remains of the sites industrious past can be observed throughout the property.

Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm.
Most hip camp sites are near where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins.
Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well.
On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall.
People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains!
We also have a beautiful 50 acre field with a household type outlet, but no well. There is an outhouse there. Excellent sky viewing here. This is where we jump and train our horses. Horses may be turned out in this field.

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. Fires are allowed and we supply the firewood at no extra charge.

As the name would suggest, Grand Isle State Park is located on an island. Of all the islands on Lake Champlain its home, South Hero, is the beefiest of the bunch, at 14 miles long and 3 miles wide. Not to worry, no paddling is necessary to get there. The park is easily accessible from Route 2, which runs right through South Hero and is only a 1/2-hour drive from Burlington. Conserved by the South Hero Land Trust, the historic Sawyer Bay Farm on the Island of South Hero was converted to grazing beef cattle.
Our farm name is Health Hero Farm.
We practice intensive planned grazing, moving the cattle daily to fresh grass. The herd may be near the campsites or completely out of sight, somewhere on our 180 acres.
While we were building a house, we camped in the equipment shed during the summer and grew to value its convenience.
Joan's enjoyment of cycling inspired her to designate the farm stand as a "bike stop" where visitors could buy a snack, get water, fix their bikes and use the unique islands amenity of a composing toilet in a converted ice fishing shack.
South Hero is an agricultural island, as well as a summer tourist destination with numerous outdoor activities.
It is also only a half-hour away from Burlington, and the drive is pleasurable.
Pitch your tent, stow your gear under cover and explore all the islands have to offer. Yes, this is a summer destination, with great cycling, boating and swimming. We are a grass-fed beef operation, Health Hero Farm, on the island of South Hero.

Our farm is on the bike route around the islands, with access to many other vacation activities.
Pitch your tent in the farmstead or in half of our empty equipment shed 30' x 60'. Or tool on down the farm road and be alone with the cattle and grass. In the shed, which is open on the north side, you have shelter from the rain, sun and wind. We have two campsites that can share a microwave, hot plate, refrigerator, camp sink and coffee maker in the barn. Lots of storage under roof for bikes and luggage. Our composting toilet (from Natures Head Composting Toilet) is a unique amenity -- installed in a retired ice-fishing shack (on skis).
During the busy summer months, we may have a port-o-let (a.k.a. port-a-potty) with professional service.
In the winter, the equipment shed not available. We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from.
We have a farm stand where you can buy a few snacks.
If you want to try our beef, we'll be happy to show you our freezers.
We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground,
and miles of scenic driving.
Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity.
We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood.
If you want to host a large group, you will need to reserve both campsites and rent a port-o-let (Vermont's lingo for porta-potty) if we don't already have one. Additional fees might apply. There is no RV electrical hookup; however, the equipment shed has electric outlets for your use. Additional fees apply for energy intensive appliances, such as heaters or air conditioners.
There is no water hookup; however, we can fill your tanks with a hose from a potable water supply. Generators are not allowed, unless you are sufficiently distanced from other campers and our neighbors. Other accommodations may be available. Just ask!

There is a cabin on the property, which is available for limited rentals. However, we have a great flat yard just a short (2 min) walk to South Pond thats perfect for a tent. There's a rustic outhouse, fire pit, picnic table, and usually games like badminton setup. Our property is a couple miles down a private dirt road. We have enjoyed playing in and around the Thatcher Brook for 20 years. Now we're looking to share that with others. Located adjacent to the Waterbury Community Path and Ben and Jerry's, its front and center in the Waterbury/Stowe recreation mecca. Take your bike to Hunger Mountain or Perry Hill trail systems. Walk to Ben and Jerry's for a quick ice cream. Maybe take a very short drive to the Waterbury Center State Beach, or Cold Hollow Cider Mill, or many of the fantastic micro breweries surrounding us like the Alchemist or Prohibition PIg. The property allows primitive camping. Be aware, there are no facilities (like bathrooms). We ask that you leave no trace... take out what you take in. There are several commercial businesses nearby, including a major grocery store, for all your other needs.
Note: There is traffic noise. See the reviews/comments for other campers thoughts on this. The site that was closest to the road in previous years has been moved further away.
Wildlife is abundant here, including bears, so practice good camping technique by not leaving food, or other smelly items, in tents. The area has excellent cell phone coverage with 4G.

Willow Hill Farm is a family-run working horse farm. We train , teach, board horses, and run a day camp. We had a resident camp for 40 years. We have mountains in our backyard and the Au Sable River with world class fishing bordering our meadow for a half mile. Great swimming there, also! We are 45 minutes from Lake Placid and 30 minutes from Plattsburgh. Montreal and Burlington, VT are a 1.5 hour drive. Lake Champlain is 15 minutes away. Hiking, boating, and swimming are all close, and riding lessons are available on the farm.
Most hip camp sites are near where resident campers stayed. There are two sleeping cabins with many bunks. Each has two small rooms where a counselor slept and one large room. There are screened windows with shutters on all sides and screen doors without locks on each end. There are electrical outlets and over head lights in the cabins. We have plans to improve the cabins.
Past the cabins is the Green with 4 loose stone firepits. Across from the cabins is the shower house with four hot showers, sink, and toilets. Showers and toilets have closed stalls. Currently, the water system is above ground and will not work in freezing temps. We have installed an outhouse for year round use. All water is from our excellent well.
On each side of the former(closed) dining are spots. There are electrical outlets on the outside of the dining hall.
People with campers may like to park in the riding arena near the barnyard. There are outlets, but no toilets. Good water is available from the barns. Lovely views of sky and mountains!
We also have a beautiful 50 acre field with a household type outlet, but no well. There is an outhouse there. Excellent sky viewing here. This is where we jump and train our horses. Horses may be turned out in this field.

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. As the name would suggest, Grand Isle State Park is located on an island. Of all the islands on Lake Champlain its home, South Hero, is the beefiest of the bunch, at 14 miles long and 3 miles wide. Not to worry, no paddling is necessary to get there. The park is easily accessible from Route 2, which runs right through South Hero and is only a 1/2-hour drive from Burlington. Conserved by the South Hero Land Trust, the historic Sawyer Bay Farm on the Island of South Hero was converted to grazing beef cattle.
Our farm name is Health Hero Farm.
We practice intensive planned grazing, moving the cattle daily to fresh grass. The herd may be near the campsites or completely out of sight, somewhere on our 180 acres.
While we were building a house, we camped in the equipment shed during the summer and grew to value its convenience.
Joan's enjoyment of cycling inspired her to designate the farm stand as a "bike stop" where visitors could buy a snack, get water, fix their bikes and use the unique islands amenity of a composing toilet in a converted ice fishing shack.
South Hero is an agricultural island, as well as a summer tourist destination with numerous outdoor activities.
It is also only a half-hour away from Burlington, and the drive is pleasurable.
Pitch your tent, stow your gear under cover and explore all the islands have to offer. Yes, this is a summer destination, with great cycling, boating and swimming. We are a grass-fed beef operation, Health Hero Farm, on the island of South Hero.

Our farm is on the bike route around the islands, with access to many other vacation activities.
Pitch your tent in the farmstead or in half of our empty equipment shed 30' x 60'. Or tool on down the farm road and be alone with the cattle and grass. In the shed, which is open on the north side, you have shelter from the rain, sun and wind. We have two campsites that can share a microwave, hot plate, refrigerator, camp sink and coffee maker in the barn. Lots of storage under roof for bikes and luggage. Our composting toilet (from Natures Head Composting Toilet) is a unique amenity -- installed in a retired ice-fishing shack (on skis).
During the busy summer months, we may have a port-o-let (a.k.a. port-a-potty) with professional service.
In the winter, the equipment shed not available. We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from.
We have a farm stand where you can buy a few snacks.
If you want to try our beef, we'll be happy to show you our freezers.
We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground,
and miles of scenic driving.
Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity.
We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood.
If you want to host a large group, you will need to reserve both campsites and rent a port-o-let (Vermont's lingo for porta-potty) if we don't already have one. Additional fees might apply. There is no RV electrical hookup; however, the equipment shed has electric outlets for your use. Additional fees apply for energy intensive appliances, such as heaters or air conditioners.
There is no water hookup; however, we can fill your tanks with a hose from a potable water supply. Generators are not allowed, unless you are sufficiently distanced from other campers and our neighbors. Other accommodations may be available. Just ask!

We love camping, and when we decided that state campgrounds and the like were just too busy, we found this amazing, secluded property on a small lake with no public access.
There is a cabin on the property, which is available for limited rentals. However, we have a great flat yard just a short (2 min) walk to South Pond thats perfect for a tent. We have enjoyed playing in and around the Thatcher Brook for 20 years. Now we're looking to share that with others. Located adjacent to the Waterbury Community Path and Ben and Jerry's, its front and center in the Waterbury/Stowe recreation mecca. Take your bike to Hunger Mountain or Perry Hill trail systems. Walk to Ben and Jerry's for a quick ice cream. Maybe take a very short drive to the Waterbury Center State Beach, or Cold Hollow Cider Mill, or many of the fantastic micro breweries surrounding us like the Alchemist or Prohibition PIg. The property allows primitive camping. Be aware, there are no facilities (like bathrooms). We ask that you leave no trace... take out what you take in. There are several commercial businesses nearby, including a major grocery store, for all your other needs.
Note: There is traffic noise. See the reviews/comments for other campers thoughts on this. The site that was closest to the road in previous years has been moved further away.
Wildlife is abundant here, including bears, so practice good camping technique by not leaving food, or other smelly items, in tents. The area has excellent cell phone coverage with 4G.

I can't say enough good things about our stay with Joan and the area in general. It was beautiful, relaxing, and just what my wife and I needed for a weekend away. This working farm was absolutely gorgeous and peaceful. Joan was such a generous host, she even invited us out to see the cows which was the highlight of our stay. Holly has a great setup boardering state park land with trails that connect. The area has a lot to offer with some great hikes. They have potable water available close to the camp site and a porta potty at the site. If you like animals, they have all sorts of farm friends for you to watch and visit with. It was a wonderful place to stay.

La Lu Farm is a beautiful property! The Goat Yurt is comfortable and the wood-burning stove makes it very cozy. The yurt is a good base camp for exploring the cute nearby towns and hiking in the Green Mountains. On a cold night, be sure to bring a warm sleeping bag and extra firewood (also, bring toilet paper for the outhouse). My spouse and I had lovely stay and would recommend!

Joan is an amazing host and the farm is breathtakingly beautiful! She made sure my stay at the base camp was comfortable and that I had everything I needed while giving me plenty of space (and recommendations) for doing my own thing. Getting to explore the island as the fall colors were popping was the break I needed. The steak I purchased from their stock was also ridiculously good with this garlic Parmesan "Better Butter" that I got from the local store. So good. If I lived on the East Coast, I'd definitely visit again!

Weekend Trip to Broadfork Farmstead
I really enjoyed staying on the bus—it was such a unique experience! I was grateful it was available for a last-minute booking that same night.
Carol’s communication and responsiveness were excellent, making check-in smooth even with my late-night arrival.
The bus itself was cozy and charming, set right on the farm with a clean outhouse just steps away, equipped with a motion light for nighttime use. Inside, the space was thoughtfully arranged with a small table, chairs, two sofa beds, and foldable mattresses. The bed was surprisingly comfortable, and each window had blinds to block out light.
It was a cold night, but I came prepared with sleeping bags, extra blankets, and heating pads. Carol also offers a space heater as an add-on, which I’d recommend during cooler seasons!
A pleasant surprise was the power bar which was so useful for charging my devices and the bus also had reliable Wi-Fi!
I only stayed one night but wish I’d had more time to explore the farm, there were adorable animals on my way out! I also wish I’d tried the breakfast add-ons as they looked delicious.
Overall, it was a memorable stay that I’d definitely recommend. I got to tell all my friends that I slept on a bus and had a great story to tell!

2 nights at Broadfork Farmstead
I had a wonderful two night stay on The Bus. My friend joined me the first night, but had to get back to work, so my second night was solo. We both found the accommodation funky and comfortable. As a farm girl, myself, I always love to be around piglets, chickens, dogs, cows… Carol was a very warm, gracious hostess, eager to share her insights on local attractions. Her breakfasts and cheese plate displayed impressive attention to detail, using superb local ingredients and so artfully arranged, include cloth napkins tucked into baskets. I hope I am able to return next year, and have already recommended her place and the area to friends looking for a satisfying roaming destination.

The short bus was super cozy and we were warm with just sheets and a couple blankets we brought, no heater, on a night it probably got down into the low 40’s. The farm animals were a delight and we got to meet the piglets with Carol. Also love the running water/sink right outside the bus. Great spot!
