It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. There is a cabin on the property, which is available for limited rentals. However, we have a great flat yard just a short (2 min) walk to South Pond thats perfect for a tent. We live on 75 acres of woods and hay fields. Larry is a self-taught hay-farmer since we moved from the mid-west in 2007. The property was a fallow dairy farm from the 70's. It used to be called Common View Farm. We hear the name came from the fact that we can see the Craftsbury Common from the height of the property. Legend holds that people have seen strange lights and orbs in the area. It may just be a yarn told by the locals to the new flatlanders. I have never noticed anything of the sort and I have been looking. Who doesn't like a good New England ghost story? Larry farms about 30 acres of the property; square bales for horses. The rest are woods. We have our own old mare, Ruby, which gave Larry the haying idea. She has two goat buddies, Danny-Boy and Brownie (guess what color he is?). Our dog, Tinker, runs the land and loves dog friends as well as humans. Our views are of the Lowell Mountains closest and the Green Mountains in the distance. You can see the Lowell wind farm on the horizon. We have a large garden and raspberry patch. When in season, you are free to pick! The house on the property, Larry built. It's a beauty. He also has two shops and some barns. No shortage of farm implements. You are welcome to walk to your heart's content and to visit Ruby and the boys. Learn more about this land: The Northwoods Gypsy Wagon is a 3-minute walk into the woods from the parking area.  You can have all the solitude you'd like or visit the nearby towns.  In this off-grid wagon, you will have an indoor cooking stove (2 burner propane) and a propane stove for the cooler nights but no running water, therefore no indoor plumbing.  Fresh water, battery operated lights, solar panel which provides one lamp and a place to plug in your phone, coffee/tea set ups. Wi-Fi/cell cov is not available.  There is a privy exclusively for the wagon and a place for a cold-water wash up.  This is truly tiny space, however; sleeps 2 adults. Frank is a really nice guy and has a beautiful property. His land is tucked away deep in the woods down a dirt road. His house is on the property, but he’s got a really large lot of land with beautiful views of nearby mountains. I stayed on his property in winter, and he was super accommodating, he plowed for me, helped me pick out the best spot that would be shielded from the wind, and even provided me with an extension cord for power and some wood. I’ll definitely be back. He’s got amazing views and a very private feeling property. He even offered that I could stay in his finished lower level if I got too cold. Cool property and it’s really close to Mt Pisgah where I was doing some hikes.

Weekend Trip to Birch Tree Acres--Tent Site

Lovely, secluded campsite in the woods. Potable water and trash (plus recycling and compost) located at the barn, about 300 ft away. The provided firewood was excellent, kept dry underneath a tarp at the site. Picnic table and bench, as well as two Adirondack chairs, were a nice touch. The composting bucket toilet, located under a small permanent structure at the site, was very clean and did not smell at all.

The breakfast basket was wonderful, the facilities were excellent, and we had a wonderful night in our teardrop! We’d absolutely stay here again.

Weekend Trip to Broadfork Farmstead

I really enjoyed staying on the bus—it was such a unique experience! I was grateful it was available for a last-minute booking that same night. Carol’s communication and responsiveness were excellent, making check-in smooth even with my late-night arrival. The bus itself was cozy and charming, set right on the farm with a clean outhouse just steps away, equipped with a motion light for nighttime use. Inside, the space was thoughtfully arranged with a small table, chairs, two sofa beds, and foldable mattresses. The bed was surprisingly comfortable, and each window had blinds to block out light. It was a cold night, but I came prepared with sleeping bags, extra blankets, and heating pads. Carol also offers a space heater as an add-on, which I’d recommend during cooler seasons! A pleasant surprise was the power bar which was so useful for charging my devices and the bus also had reliable Wi-Fi! I only stayed one night but wish I’d had more time to explore the farm, there were adorable animals on my way out! I also wish I’d tried the breakfast add-ons as they looked delicious. Overall, it was a memorable stay that I’d definitely recommend. I got to tell all my friends that I slept on a bus and had a great story to tell! Thanks Carol :)

This campsite was amazing. The cleanest bathroom and shower room with a small heater during a below 32 night was great after a long bike ride. The grille, electric hookup and tent over the table were nice glampy touches. It’s nice to rough it, but it’s equally nice to have some comfort features. The host Ann, was extremely nice and friendly. Can’t say enough good things about this location!

2 nights at Broadfork Farmstead

I had a wonderful two night stay on The Bus. My friend joined me the first night, but had to get back to work, so my second night was solo. We both found the accommodation funky and comfortable. As a farm girl, myself, I always love to be around piglets, chickens, dogs, cows… Carol was a very warm, gracious hostess, eager to share her insights on local attractions. Her breakfasts and cheese plate displayed impressive attention to detail, using superb local ingredients and so artfully arranged, include cloth napkins tucked into baskets. I hope I am able to return next year, and have already recommended her place and the area to friends looking for a satisfying roaming destination.

Cabin was just as expected! We arrived late at night and Sallie was very communicative and responsive, helping us arrive safely. We were only able to see a bit of the pond in the early morning before having to hit the road but it was very peaceful.

The short bus was super cozy and we were warm with just sheets and a couple blankets we brought, no heater, on a night it probably got down into the low 40’s. The farm animals were a delight and we got to meet the piglets with Carol. Also love the running water/sink right outside the bus. Great spot!

Carol was a fantastic host! She could do enough for us. And the farm is adorable! We stayed in the bus and it was funky and fun. We were able to rent a heater to keep us warm when the temp dropped to 30! Highly recommend!
