You will have access to the multi-acre campground where you can choose which tent site or RV site you prefer. We DO allow no hook-up camping vans in our tent sites. Two of our four new RV sites have full hook-ups (sites 3&4), the other two (sites 1&2) have water and power hookups only.
You will have access to the large pavilion for gathering, cooking or shelter from the elements. You also have access to the clean bath house, equipped with two shower rooms (with on-demand hot water) and flushable toilets. As an added bonus, you will have access to the ponds, you may use the boat, canoe or kayaks, you can also catch and release fish if you have your own fishing equipment. (Keep a fish or accidental kill for a fee.) If interested in booking a fishing experience, please reach out to us for more details.
There are seven available tent sites and four available RV sites with hookups. No beds or tents are provided. Please plan to bring your own camping supplies. Common spaces including the pavilion and bath house are shared with all campground guests.

Not only do we have a beautiful Tiny Home, Writer's Nook, Glamp Tent, and the Barebones Tent, we offer our Mountain View site. Site 1 and 2 with power and a deck, site 3 with power access and gravel that is good for small trailers, vans, or RTT'ers who want power. We Also have our Mesa and Desert Camps sites located around the property that you can pull up and set a tent up in the field or pull up a van/RV/trailer/RTT and crash. Regardless of site you book, we will have space with views for everyone. The pictures are from around the property so book Mesa Camp 4-9 for up front closer to highway or Desert Camp 1-5 for outback away from the road. When you arrive, find your site number on the white (Mesa Camp - 1st and 2nd entrance) or teal (Desert Camp - 3rd entrance) brick and place it where you want to park, and that's it!

YES, We are dog friendly. PLEASE ADD YOUR 4 LEGGED FRIEND ON TO RESERVATION. We charge a $15 fee for doggies. This helps us clean up the campsite from dog wear and tear (hole digging, peeing on things, picking up doo doo, washing linens, etc).
We are woman owned and woman friendly and offer a safe space to gather with amazing folks! We have fun spaces for kids to play in too. Please monitor kids if they are on the climbing wall. NO KIDS ON THE ROOF OF THE PLAY AREA past the climbing walll!! They are climbing at their own risk. Also note there are nails and cactus and things around the property that could harm a child if not paying attention. Please ask your kids and wear proper footwear at all times.

We have shade structures, a BBQ area, a propane firepit (no wood fires in summer please! too dry).

We have a hot tub!!!! $5 per use per person. MUST RESERVE THERE IS A BOARD AT THE TUB TO WRITE NAME ON. 30 minutes please so that others have a chance to tub too!
Propane is a $5 per use additional fee daily if you want to use the gas firepit or the BBQ. Hot tub is $5 per person per use.
We purchased the property from a family down the road and they have helped us develop out the piece we have. Currently we park a trailer on it that we rent out, plus we have 1 glamp tent, 1 little cabin, 1 camping platform and a few areas for tents and vanlifers to pull up! We have a group site with it's own kitchen/BBQ area.
There's a bath house with 2 flushing toilets an outhouse and an outdoor heated shower. We also have a great outdoor kitchen with everything you need to cook a great meal! Stove, pots and pans, dishes, etc!

Basically you get the quiet and dark skies at night, which are perfect for camping, but creature comforts of a bathroom, outdoor shower, Wifi, firepits and BBQ. We have cool art, outdoor games, an outdoor kitchen with stove and all the cooking utensils and pots and accessories you need! Hot water is really hot! We have 2 kitchens!!
Land Beyond Zion is available for group rentals and great if you are trying to plan a camp out with numerous people, but struggling to find a campground that will accommodate.
We are not an RV park but can accommodate some smaller rigs, so reach out to us if you are interested in staying. We have room for a skoolie if it's the right size! Up to 24-26 feet vans and skoolies. Inquire if your rig is bigger.
DOG OWNERS THIS IS IMPORTANT!!!
If you have a dog we ask that you please keep it leashed and near you at all times. If there are other dogs on the property you will need to leash up dogs. Also, please walk the property and pick up poop!!! We ask for a fee for dogs. This can be found in EXTRAS or pay on site.
Please respect that we increase prices for more people in your group as this has impact on our space. We allow 2 per site and then additional fee for up to 2 more people. We only have so many showers, bathrooms and space for all and we like to not get super crowded. Children are the exception, but please let us know how many folks are in your group when you reserve. Like most cowboy cabins, it does not have its own plumbing, but our famously clean private restrooms with showers are just a 50ft walk.
This is the perfect get a way to hold your next family reunion or special event! We welcome events on property and for a small fee can rent out our community spaces while you are a guest here.

This camp site, full hook up RV or tent is located a 1/2 mile from beautiful Panguitch Lake. It is located 17 miles from Cedar Breaks National Monument and 49 miles from Bryce Canyon National Park. Available mid-May through late September. It is located in the back section of our property at The Burger Barn, a walk up burger and bbq joint that is which is open daily from 11am-9pm.
Plenty of wildlife in the area, deer, chipmunks, hummingbirds, bald eagles, foxes, elk and antelope. Panguitch Lake is the perfect place to see the night sky. On clear nights the milky way is visible.
Next door is the Panguitch Lake general store which offers some groceries, fishing licenses, bait and tackle, gasoline, and a small laundromat. In addition to the general store there is a rental shop where you can rent ATVs for your next adventure.
You can purchase ice on site and 1 bundle of free wood is included with your booking.
There is a sink and port-a-potty on the property. No showers available.
We have animals on our property. 1 black lab, and some barn cats that keep the rodents away.
