The property consists of mostly pasture land, desert sage, pinyon pine trees and panoramic mountain views. The ranch is surrounded by some of the most amazing scenery anywhere and endless outdoor opportunities! We have a single (self check-in) RV/trailer/van parking area complete with water, power, sewer, WiFi and picnic table. All guests MUST have their own bathroom, clean up after pets and pack out any trash. We are unable to accommodate tent or car camping anywhere on the property unless you are with a group that has a trailer or RV equipped with a bathroom available for use during your stay and no open wood burning fires are permitted at this time. Max trailer length is 28'. Max RV length is 35'. Class A motor homes are not recommended. Livestock enjoy the adjacent pastures during Summer and Fall months typically (June-September). We are a pet friendly RV only campsite. The property is a short 6 mile drive from the quaint town of Torrey, host of the annual Fort Desolation Festival and 15 miles by car from Capitol Reef National Park. Our location provides RV travelers with an ideal base camp for exploring the natural wonders of this region of Southern Utah and the majestic Boulder Mountain. The property consists of mostly pasture land, desert sage, pinyon pine trees and panoramic mountain views. The ranch is surrounded by some of the most amazing scenery anywhere and endless outdoor opportunities! We have a single (self check-in) RV/trailer/van parking area complete with water, power, sewer, WiFi and picnic table. All guests MUST have their own bathroom, clean up after pets and pack out any trash. We are unable to accommodate tent or car camping anywhere on the property unless you are with a group that has a trailer or RV equipped with a bathroom available for use during your stay and no open wood burning fires are permitted at this time. Max trailer length is 28'. Max RV length is 35'. Class A motor homes are not recommended. Livestock enjoy the adjacent pastures during Summer and Fall months typically (June-September). Nice, level sites with great infrastructure and even better views! Bathrooms, showers and laundry were recently updated, clean and easy to use. The staff were extremely helpful and accommodating to a last-minute site change. There’s a wellness center on-site with a sauna - highly recommend after a chilly day of winter hiking!

Great place and had a fun time at the Garden cabin! Even for early december and winter conditions, the room was very warm and we had a comfortable time at night. The host was very helpful and responsive when we had questions about firewood and the property. Definitely recommend and would love to visit again in summer if I have a chance!

Stayed in #60, an A-framed structure about 200sq/ft with electricity, AC, heat, and windows that view the sky. Site has a picnic table, fire pit, and chairs around the fire. Very comfortable bedding. Beautiful and quiet grounds. Well maintained. Bathrooms and showers are a 10/10. Justin at the store/clubhouse is top notch and a great host with great recommendations to local hikes and restaurants. There is also a cool dog park area that is fenced in and has some fun obstacles for them. All in all this place is awesome and we cannot wait to come back.

We had a great time staying here! The barn was super cute, warm, and cosy, and the bathrooms were great.
Our only complaint is that there were five large dogs running around off leash the entire time we were there. Of course they were friendly to me and my parents, but my own dog does not always do well with other dogs. I barely let him out because I didn't want him to meet five other large dogs, especially when the owner was not in sight. I am not sure if these dogs live on site or belonged to another guest, but we would have appreciated stricter rules about dogs being kept on leash (as my dog was).

Vey clean and well maintained RV park with level, spacious sites. Convenient access to the national parks in the area. Site manager is on-call. Very nice & clean laundry room that is open 24 hours with a code. My wife’s only criticism is that the park is right off of Hwy 24 and being a light sleeper, occasional loud vehicles woke her up. We would stay here again.

This site is located an a lovely farm and as it has only one site, you have complete privacy. The host was a very friendly gentleman who welcomed me on arrival and checked again on me in the morning but otherwise left me to enjoy the peaceful surroundings. Although the water was turned off for the season, I did have electricity. I would definitely stay here again.

What a great spot! The bath house is super nice -- running water, including 12 minute hot showers included with stay! There's also free laundry if you're staying and a nice big sink that I used to do dishes. A hangout area and tons of outlets for charging up electronics, couch and some tables/chairs, free wifi, and a microwave -- felt like I was glamping! I will definitely recommend this place to others! I will say, the tent camping spots while flat did not appear super level so just be aware of that. Great location close to many things in Grand Staircase as well!
