Matt grew up here swimming, fishing and exploring in this creek...the creek has taught him more about life than anyone ever could. This is a 8000 sq ft privately owned, ocean-side lot. Located on a barrier island in Sargent, TX, the site offers a neighborhood atmosphere, with a secluded, unobstructed beach view. There is an approximately 30x30 gravel pad and long driveway. The property is beach front, but dune area/beach may not be accessible by foot (depends on tidal flow, rainfall, Gulf storms etc.). Full beach access is about 1/4 mile down the road.
This is a subdivision--there is a neighbor on our right side.
This is an RV lot only. This property suits smaller to midsize RVs and most wheeled campers (but no ground tents--there is too much ground wildlife for safety, though elevated, vehicle-mounted tents are fine).
The property is still in development. We currently have electricity (110v, 30, 50 amp), water, but NO SEWER OR SEPTIC. You must bring your own toilet facilities with you and take the waste away. NOTE: Public Toilet facilities and trash available 1.5 miles away.
We do provide a picnic table, but it changes often--we lose them in storms, lol. You'll also have a clothes line and a canopy as wind/storms permit.
If you're an introvert, dislike traffic or just like breathing room, you'll love quiet, crowd-free, Sargent beach. It's such a peaceful getaway!

At first we were worried we weren't going to have enough room, but we worked it all out and Man... This place is awesome. The swing under the tree house was so peaceful. You are completely secluded. NOBODY around. The pizza oven was a huge success with the kids. All around it was a very private place to just relax and forget about the week you had.

Finding the Magnolia is a little tricky with Google maps (it just pinned it as part of a school district!) but the bumpy drive is worth it. The camping area is tucked around behind the barn, so you don't even notice the family home. The tent is super cute, the hammock chairs comfy, and the star-viewing? Superb. It won't be for everyone, but Jennifer gives all the details in the listing, so it shouldn't be a surprise that the bathroom facilities are rustic. Overall, a lovely experience.
p.s. we got to cuddle with absolutely adorable outdoor cats during our stay, which was 10/10 for all participants!

Amazing experience at this campsite! Camping area is beautiful , and the owners are nice as can be and attentive just in case we needed anything. The animals paid us a visit making the experience even more worth it. 10/10 would recommend and most definitely will be back. Access to bathrooms are an added comfort and I caught a HUGE bass out of the pond before setting em free. Very appreciative of a memory I won’t soon forget.
