This is our family farm, though you probably will not see us much. The campsite is located on a corner of the property on Cummins Creek and once you get there you will feel secluded in nature. Matt grew up here swimming, fishing and exploring in this creek...the creek has taught him more about life than anyone ever could. You must have your own shower, sinks, and toilet on your rig with holding tanks for black and grey water and the ability to dump into the dump location on the property. The property is not designed for tent campers.
The electrical and sewage hookups are on the left side of the property. Motorhomes (Class A, Pushers, and Class C RVs can pull directly into the space with hookups in the usual location. 5th wheels, travel trailers, and campers that are pulled by a vehicle will need to back into the space as there is no room in the front of the property to drive in, unhook your vehicle, and drive the vehicle off the slab. When you back in, the hookups will be on the the opposite side of your connections. Depending upon your travel trailer and where you place your travel trailer on the slab, you may need electrical or sewage extensions to reach the connections.
The vast majority of the renters who use the property used a 5th wheel, travel trailer or camper that is pulled by a vehicle.
The pictures of the property show a line of granite blocks between the property and the beach. The granite forms a seawall (called the revetment wall) that was installed by the Corp of Engineers and prevents beach erosion. Depending on the tides, sometimes the Gulf waters hit the wall and there is very little beach area in front of the property. Sometimes, there is a large beach area. If the water is against the seawall and you’re looking for beach area, there are several beach entrances along Canal Drive within driving and walking distance.

My wife and I had an amazing time at The Magnolia. Jennifer and her husband were super friendly and treated us with kindness. They greeted us and gave us a short intro.
The set up in the tent house was full of thought and essentials. Flashlights, towels, matches, and first aid kit. They also had some outdoor games. Along with coffee cups and a French press! ☕️
We also bought some eggs and they were DELICIOUS! The eggs are a must! It completes the experience. 🍳
Our dog had an amazing time outdoors and really enjoyed his time out there! 🐾
I would recommend if it’s your first time glamming!

My friends and I had a great time camping on Matt’s land. The pizza oven was a highlight and definitely a must when staying here. We also really enjoyed using the kayaks—they were a great way to spend time on the river. The water level was a bit low, but it was still doable. Overall, a fun and memorable place to camp.

We had a great time at this camp. Well kept and maintained, also private. We were able to fish also our dogs had fun. As expected, since close to water mosquitos can get in the way but come prepared and you will be all right.

Totally will be staying here again! Jim is great with his communication to include the mosquito density. All but one day was breezy so they were only an issue toward sundown.
The lot is mowed regularly and all the hook-ups worked as they should.
We will booking again in the near future!

Place is very well maintained. Clean and with good hookups. The fence was great for our dogs so they could run and play. A good kind of isolated.
James provided us with good info and things to take into account. He made us aware of the mosquitos, which is something to plan for and know when and where be outside. The weather while we were at the camp was chilly so we were able to enjoy mornings and late evenings without worrying too much about them. If you are visiting plan ahead - shelter, permethrin, wondercide, citronella and protection for your dogs and yourself.
We will certainly be coming back.

At first we were worried we weren't going to have enough room, but we worked it all out and Man... This place is awesome. The swing under the tree house was so peaceful. You are completely secluded. NOBODY around. The pizza oven was a huge success with the kids. All around it was a very private place to just relax and forget about the week you had.

Finding the Magnolia is a little tricky with Google maps (it just pinned it as part of a school district!) but the bumpy drive is worth it. The camping area is tucked around behind the barn, so you don't even notice the family home. The tent is super cute, the hammock chairs comfy, and the star-viewing? Superb. It won't be for everyone, but Jennifer gives all the details in the listing, so it shouldn't be a surprise that the bathroom facilities are rustic. Overall, a lovely experience.
p.s. we got to cuddle with absolutely adorable outdoor cats during our stay, which was 10/10 for all participants!

It was wild to be able to camp next to animals. Definitely recommend if that’s what you’re looking for. There’s restroom next to camp and Bethany is extremely nice and accommodating. We’ll definitely camp here again !
