We have neighbors, and although the place is relatively large, and we don't anticipate a problem, there is no guarantee that you will not be bothered by some kind of noise. Likewise, we don’t want our neighbors bothered by any noise coming from you. People live out in the country to enjoy separation of space. Please be considerate of others and keep noise to a minimum. Observe quiet time after 9 pm and before 8 am. The country roads in this area are paved and they are excellent for walking, bicycling and driving. There are “cattle guards” in the roadways. Cattle guards are steel pipe obstacles along a road intended to prevent livestock, such as sheep and cattle from passing out of a fenced area. If you book this property you will be able to check yourself in at the property. The patio is lighted with cafe lights. One of the RV slips is covered, while the other is nestled under a charming burr oak tree. On-site, we also offer a rental cabin. The covered RV slip is equipped with 30 and 50 amps, the other hookup is 50 amp, both have their own water and clean out connections. Both RV slips are on grass/dirt, and the entrance/exit is grass and dirt. *****IF IT RAINS heavily while you are here, please use the paved driveway to exit the property as you may get stuck in the grass at the big double gate.***** Our property uses rain water recapture. Please conserve water when you can when cooking, washing up and cleaning. No washing of cars or RVs is allowed. Please note that there might be other guests staying on the property during your visit. Kindly be considerate of noise levels and how it may impact the experience of fellow guests. You may also be sharing amenities such as the grill, deck, outdoor kitchen, and games court. We welcome dogs, but it is your responsibility to manage their interactions with other guests' pets. Due to potential gaps or larger openings in the fencing, we recommend keeping your dog on a leash. The owners live on the far side of the property. This space is perfect for any family celebration, reunion, birthday party, ect! It is tucked away at the bottom of the property so you get the space to yourself. Guest access When you arrive at our house you will park in our circle driveway and walk through the double green gates down the hill to the glampsite. (To the left past the house) The road is slippery/steep so please use the steps. Backpack recommended for easier up and down! You can roll a cooler down the (steep) road! Other things to note Each of the four bell tents are equipped with an AC unit, beds, heater, pillows, sheets, blankets, towels, electrical outlets, twinkle lights, and a lantern. Please conserve water when you can when cooking, washing up and cleaning. No washing of cars or RVs is allowed. Please note that there might be other guests staying on the property during your visit. Our common areas include 2 showers, 2 toilets, 1 extra large sink area connected to the bathrooms, 1 grills and 4 large picnic tables, a bar and coffee station, a fire pit, hammocks and swings. This space is perfect for any family celebration, reunion, birthday party, ect! It is tucked away at the bottom of the property so you get the space to yourself. Guest access When you arrive at our house you will park in our circle driveway and walk through the double green gates down the hill to the glampsite. (To the left past the house) The road is slippery/steep so please use the steps. Backpack recommended for easier up and down! You can roll a cooler down the (steep) road! Other things to note Each of the four bell tents are equipped with an AC unit, beds, heater, pillows, sheets, blankets, towels, electrical outlets, twinkle lights, and a lantern. We really enjoyed our stay! Just a few notes for future guests: the yurts are located in the owners’ backyard, so there isn’t a ton of privacy, and the bathroom doors don’t fully close since they don’t lock. The property has lots of fun animals, which adds to the charm, though a few did get out during our visit (a chicken, the dog, and even the pig) — a little stressful since we had our own dogs with us, but admittedly, waking up to a rogue pig was pretty thrilling. Last note, the heater in yurt 4 doesn’t work. 7/10

We absolutely loved the dome! It was so private and serene. Beautiful views of the sunset in the evening and deer passing by in the morning. The dome itself was clean, well designed, and well appointed (down to the airfryer and adjustable desk with a monitor!). The bed was really comfortable with no shortage of linens and the A/C was nice an powerful! It was a very short drive from Llano, close to Enchanted Rock, and just far enough from Austin to feel like a true getaway. Hands-down an amazing experience!

Learn more about this land:Tom Dooley’s Hideout is located at the Gateway to the hill country, just minutes west of Dripping Springs off of hwy 290. It’s a unique 4 acre property with 5 modern tiny houses that sit on open range with free grazing livestock which occasionally show up as they do not belong to us. This tiny house comfortably sleeps 2 on a queen bed but we do have a sofa/futon thats great for kids. Enjoy sitting on the porch or at the picnic table under the trees to kick back and relax on a cool evening. PLEASE NOTE THAT WE DO HAVE A TWO NIGHT MINIMUM ON WEEKENDS Each tiny house has a keyless code entry system in which a personal code will be set up and sent to you prior to your check in. In the case that there is an issue with the key pad we do have a manual key so that you will always be able to access your tiny house. Pets are always allowed but we do charge $40 PER pet PER night. We do ask that you keep your pets off of the couch and the bed and clean up any “restroom breaks” outside. Also please note that we Do Not have a full kitchen only a microwave but we do have a charcoal grill under the trees in the common area. Dripping Springs offers a huge variety of fun activities and places to visit. Within a 10 to 15 minute drive you can visit countless local wineries, breweries and distilleries. There are also many amazing state parks such as Pedernales Falls, Blue Hole, Jacobs Well and Hamilton Pool that are always great to visit. Dripping Springs is also known to the wedding capital of Texas If you are in need of transportation you can always call an Uber or Lyft but if you are up for the drive, using your own personal vehicle is the best way to get around.
