The Sanctuary at Edisto river is amazing! I originally booked just a few days during Christmas, but I loved it so much that I extended my stay through New Years. Dustin was very welcoming and engaging, while also giving us space to enjoy the property.
My favorite parts were:
- The beautiful outdoor shower with a rain shower head.
- Access to FREE laundry in an inviting and well designed bath house.
- The Gazebo was fabulous! Loved relaxing on the sectional couch while watching TV and enjoying the beautiful view of the river and large patio.
I would 100% go back again and would recommend it to anyone looking for a unique glamping experience.

Blacks Fish Camp is a gem. It’s in excellent condition with a bathroom/shower as nice as they come. We will definitely be return customers! All the firewood you need, a covered area for meals with a grill. Just perfect.

Awesome site! Great privacy and right on the rivers edge! The farm/campground also have a great shower, laundry machine, bathroom, saunas, farm store to suit all your needs.
Host is great at answering any questions in a timely manner and supportive throughout the stay duration

This was our third time staying at Outside Inn. We love this campground so much. We stay on our way to & from Florida every winter from Virginia. We stayed for Christmas this time. It’s one if not our favorite place to stay. It’s always so clean & quiet. Very peaceful & everyone is super nice, welcoming & helpful. The animals are the sweetest & it just has that warm, farm life vibe. We look forward to staying again next winter.

I really enjoyed staying at Dustin’s way more than at a noisy State Park. It was so peaceful there near the river. I saw many shooting stars. His bathroom was very clean.

2 nights at Camp at The Farm - Outside Inn
My favorite campground to date. They were super accommodating when I asked to check in early. The camper I stayed in was spot on with the holiday decor, cleanliness and layout. Being able to look out the windows or stand on the deck to say good morning to my favorite little friend, Batman, was phenomenal. I got to help Macy with some feeding and poop scooping! She was great at answering ALL my questions and telling me some of their farm history and stories in such a way that was natural, casual and especially fun. Impressive all around. The combination of an easy-going and inviting atmosphere with professional standards is perfection.

Spending the night in our small RV at Dustin’s Edisto River RV resort was way beyond our expectations. There are only two sites on the property so privacy and seclusion are excellent. The restrooms facilities are VERY nice and are shared between the two sites. It was very cold during our stay (21 F) so we didn’t get a chance to enjoy the screened in cabana with sofa and tv during our stay but did get to enjoy cozying up to the fire pit in the Adirondack chairs. Can’t say enough good things, will be returning soon for a longer stay and use the kayaks to paddle on the Edisto. Our beagle loved the trail down to the river.

Such an amazing stay. It is clear a lot of work and detail has been done to the camp to make it as fun and cozy as possible! Michael was so kind and an amazing host. Quick communication and no issues whatsoever! Such a fun swing, axe throwing spot, and campfire area! I hope to make it back someday! Definitely recommend.

Three of us stayed for two below-freezing but delightful November nights at Too Many Oaks (site 1). Our goal was privacy and being in nature, and this location is definitely that! We were the only campers there at the time, but I think it would have been reasonably private even if the other site was also taken. Mike kindly allowed us to use his bathroom and kitchen, which are rustic but way better than washing dishes outside when it’s 29F! He also had plenty of wood for our camp fire. The sky was super dark even with a bright moon, and the stars were spectacular. The location was about a 40 minute pleasant drive through pines and cotton fields to Congaree National Park.
Google Maps tried to navigate us directly to the property off Rt 26. Doesn’t work! Make sure you get the full address - HipCamp didn’t provide it to us. Mike was very fast with responses when we reached out for a last minute booking and then afterward for the address.
If we drive from Philly to Florida again, we’ll definitely stay here!

Loved how close this place was to literally everything! This spot is close to the plantations, 25 minutes to City Market, and 30 to Folly Beach. We camped here over Thanksgiving weekend and had dinner with family in Summerville. Thanks to this spot’s prime location, we were able to turn the weekend into a mini vacation!!
The spot was clean and level. All amenities worked well. The fire pit, chairs, and table are all clean, sturdy, and cozy. Neighbors were all quiet and respectful. We saw ducks, geese, squirrels, and an adorable raccoon.
Of note: This is in a residential neighborhood. It would be tight for someone with a larger RV/there are some low hanging trees depending on the direction you come/go. There is also some road noise/nighttime outdoor lights. These things are obviously to be expected and are not negatives - just mentioning for awareness of future campers.

My kids loved the camper and the farm and had a great time. Fun board games available in the camper and there is a nice hiking trail we walked on during the day. My daughter loved to feed the animals and both kids enjoyed the playground. We made a campfire both nights we were there. Highly recommend and hope to be back in the future.

Very welcoming! We needed some place affordable to put up some hammocks for some sleep on a long drive. Offered water, told us to come knock if we needed anything. For our family the price was right to keep us safe. I wish we had time to stay longer. The stars were beautiful. Yes you can hear the road so if that bothers your sleep easily bring some earplugs.
