Hanscombe Point Plantation is a 300 acre working farm that has been in the Legare family for 9 generations. We raise beef cows, heritage breeds of pigs, laying hens, and water buffalo.  Additionally, we raise vegetables and do a lot of agri-tourism including: summer camps, school field trips, and a large pumpkin patch maze each year. Our accommodations include a vintage camper, primitive campsites along a salt water creek, and an RV area on our farm. We are located just 30 minutes from nearby beaches and downtown Charleston. Use our property as your base of operation as you have fun at the beach or tour the historic city, or just stay for a quiet get away in the woods. There is also a lot of wildlife such as: wild turkeys, woodstorks, raccoons, and alligators.  Fishing and crabbing are available on the salt water creek next to the campsite as well. We look forward to hosting you!

A magical, peaceful, beautiful spot
Was a beautiful & magical spot that I will never forget. I was solo camping in my mini van and was at campsite #2. Right on the tidal creek. Was a full moon and camped under the low canopy oak trees. So peaceful. Woke up at sunrise with cows grazing behind me in the field. A great location and experience. Hope to go back one day.

Great Primitive Camping
Loved this campsite! Very private and beautiful country setting. Sites are right along the tidal river. Picnic tables at each site. Took my small children and we had a wonderful time. Definitely recommend. Tips: Bring toilet paper for outhouse Bring water (no water on site) Bring fire starter blocks Bring lantern (no artificial light on site, it gets very dark)

This site is a hidden gem. My personal preferences is number 2 on the primitive sites. It’s next to the channel and a great fishing spot. Laura the owner is absolutely amazing. Firewood ready for you every morning. Just watch out for the cow pies! It’s a working farm but getting to seek them is amazing!

Love this site so much! Linda was very responsive. The kids loved being able to camp right next to the river and walk out into the pasture in the morning to say hi to the animals. We cannot wait to stay here again. It was quiet even with several other campers. Ear plugs as a just in case for the animals at night is a good idea.

We had a magical time tent camping on site #2 by the water (sites 1-4, 8-9 are wooded while 5-7 border the woods in a big field). Access/directions were easy with no hassles. We loved driving by and watching the animals especially the cows who wandered into the campgrounds from the big field a couple nights, we did fend off a raccoon one night). We enjoyed the privacy being the only campers most nights (could feel slightly crowded in wooded sites if all were booked). $10 bundles of wood seemed steep but they were delivered to site which was nice. Great location relatively close to the beach, downtown and nature for a city like Charleston. Tattooed Moose was a cool spot for food and drinks nearby. We are looking forward to our next trip down! The site was adequate. We felt secure, though there was a surprising amount of traffic. The gate code was incorrect in the text, there were dogs barking all morning and late into the night. Electric hook up was 20 amp only and trees were very low in spots. Beware if you have a fifth wheel.

Great farm campsite near Charleston
We normally camp off the grid in National Forests, BLM grasslands, and the like. We were delighted to find a spacious outdoors site so close to Charleston!

The setting was nice and private as we stayed off-season and were the only campers there. Our boys loved the creek and the ability to set up a hammock to sleep outside. However, the site wasn't what we expected. The cows came roaming through the woods throughout the evening and night, providing entertainment for some and fear for others in our family. There was no toilet paper in the outhouse and thankfully, we had a roll in our pop-up trailer. The host was not friendly and never welcomed us or introduced herself to us. She came over demanding $10 for wood that we had used to start a campfire. We had thought the wood was free to use as there had been no signage for the price of wood. The site served its purpose, but maybe the experience is better in the summer during peak season.

We had a great time here. The animals were fun to have around. There is a lot of cow poop but that was no surprise. Bring a shovel. Linda was very responsive. I would come back for sure.

It's a pasture, but it's remote and quiet. You will have to be careful to avoid stepping in the cow pies, but otherwise, a nice place to stay.

Good location but pretty run down
Overall, we had an okay experience but we would probably not come back. For full disclosure, this was our first Hipcamp stay but we have been rving for a little over a year. Pros - Location. We wanted to see the James Island Christmas lights and everything was booked. This site was only 20 minutes from the James Island County Park Kids had a blast at the playground. It is fully fenced in and they were able to run and play freely. We had gorgeous weather and were able to take advantage. Lots of picnic tables. Cons - Communication - Linda sent us the wrong code to get in the gate. We sat at the gate for 10 minutes unable to enter without hearing anything back from Linda. Finally some kind farm workers gave us the correct code. Then we got to the site and realized the “electric” is just a regular 20 amp outlet. I texted Linda to ask if this was correct and if she had 20/30 converter and she said she had no idea what I was talking about. Maybe this is obvious to others but it wasn’t to us. We had to drive 25 minutes to Lowe’s to buy a converter. Just an FYI to others who maybe didn’t understand this from the site description either. I don’t feel like the description/other reviews/pictures did justice to how run down this place is. While we never felt unsafe, right outside the playground gate is piles upon piles of farm junk.

Great off grid camping!
Linda’s land was a great little off grid camping experience. The sites had everything they need and even an outhouse for the whole camp. Would definitely come stay again!

2nd time staying here, first time was great except the road was alittle sketchy and washed out from a recent storm but I was glad too see that was fixed and a smooth drive in. Nothing negative to say about this place the animals and people are great!!!
