All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim).
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life.
The camp consists of 13 acres abutted by 100's of acres of state park land.
There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property.

The site has a fire ring and a picnic table. Big Bear campground is gated for security (you will be assigned a code) and has an outdoor pool (summer only), a playground and picnic pavilion, and walking trails. There is a community dumpster. Shopping, eateries, ice cream, pizza, a brewery-restaurant, groceries and laundry in Hawley are within a 7 minute (3 mile) drive. The Lake dam at sunset is popular. Walt’s Landing marina on Lake Wallenpaupack is within a 4 minute (1.5 mile) drive. The interior campground roads have speed bumps and an owner-enforced posted 5.5 mph speed limit. A leashed pet and a supplemental tent for those in your party are allowed. There are evening quiet hours.

Guests will be able to use the whole home and lake access in the backyard.
There is ample parking in the driveway. You will be receiving a door code the day before your travel. It is a unique code that will only activate at the time of check-in.
*For lake fishing: You need a fishing license to fish in any lake in PA. Security and Game Commission does show up so make sure you are in compliance.
To ACCESS our lakefront cabin, a tenant registration form and waiver are needed prior to your arrival. By booking our home, you agree to comply with this requirement. The host will have the right to cancel your booking within 24 from the travel date if this requirement is not fulfilled with NO refunds.

Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim).
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Guest access
Guests will be able to use the whole home and lake access in the backyard.
There is ample parking in the driveway. You will be receiving a door code the day before your travel. It is a unique code that will only activate at the time of check-in.
*For lake fishing: You need a fishing license to fish in any lake in PA. Security and Game Commission does show up so make sure you are in compliance.
To ACCESS our lakefront cabin, a tenant registration form and waiver are needed prior to your arrival. By booking our home, you agree to comply with this requirement. The host will have the right to cancel your booking within 24 from the travel date if this requirement is not fulfilled with NO refunds.

IMPORTANT INFO * Host will require a liability waiver after booking. Our HOA requires a tenant registration form filled out and submitted a week prior to arrival ( for last-minute bookings, you will need to submit this form and return it back to me as soon as I send it with your confirmation).
*We don’t offer refunds for weather, park closures, changes in travel itinerary, or mismanaged expectations. There shall be no refunds of rent for shortened stays due to family emergencies or change of # of guests attending. Power outages and the internet provider being down are beyond our control and no refund policy will apply. Read our description on our listing, and inquire from your hosts regarding the property if you have certain expectations that we may/ or may not meet. Please make sure to check our cancellation policy prior to booking, and avail of your own travel insurance or through Airbnb insurance most especially if you opted for a nonrefundable booking promotion.
We have public city water, with a water filtration system on our fridge. You may bring your own preferred water bottle for drinking if you like.
We also have a queen sofa pull-out bed in the game room and a futon in the loft area for extra sleeping. All linens for bedrooms and extra sleeping are provided.
Our home is fully equipped with/ stainless steel appliances, a dishwasher, microwave, refrigerator, stove/oven, blender, dishware/silverware, a Keurig and drip coffee maker, a toaster oven, and a blender.

Sam was an amazing host! We got stuck on the icy road on his property and he came and saved us - with a winch but also humor and understanding! I never imagined a tent in the Catskills in February, surrounded by snow, could be so warm, but it was really comfortable sleeping in the tent. The sound of the waterfall was a beautiful white noise machine to help us sleep and just amazing to look at. The amenities were fantastic but the best thing was the mineral bath - the water was SO WARM and on a cold night that was especially welcomed. I would stay here for 1,000 years if I could!

We had the loveliest stay at this Hipcamp cabin last weekend. It was unbelievably cozy and warm inside, even with the temperature dropping to -1 degrees outside — the perfect little winter retreat. The hot tub was absolutely amazing, especially under the cold night air, and quickly became our favorite part of the stay.
Sam was such a kind and welcoming host, making us feel comfortable and taken care of from start to finish. You can really tell how much care goes into this place. We left feeling relaxed, happy, and already talking about when we can come back. Highly recommend for anyone looking for a peaceful, magical getaway

We stayed at Dark Sky retreat for a few nights and even in January after a giant snow storm it was so lovely and cozy! The woodstove and heater keep the home nice and toasty. Kevin and Amy are very communicative hosts if you any questions at all they respond quickly. The hot tub is awesome even in the below freezing temperatures and there was not a single thing we needed or forgot to bring that the house didn’t have prepared for us! The kitchen is very well stocked with supplies and everything was very clean. The stars are very visible even with not totally clear sky’s. very close to Elk Mountain which is great for beginner skiers. 10/10 recommend staying here

I feel like I really lucked out with my time at Sam's RV site! I had a beautiful, snowy and peaceful time for New Year's Eve. Upon arrival Sam helped me parked my car in a safe spot so I wouldn't get stuck in the snow, and the firepit was already prepared and the RV clean and heated already on for a warm arrival. Sam was quick to help navigate some questions I had about the RV. As a solo traveler, I felt safe with the RV's location, while still feeling like I had privacy. Such a cozy space!

I loved everything about this place. It felt welcoming and cozy from the moment we arrived. When I messaged Sam, he responded right away and provided everything we needed. My partner and I accidentally caused an issue with the plumbing, and we felt truly sorry about it, but Sam was incredibly understanding and even comforted me during the situation. This cabin was exactly what my partner and I were looking for for a quiet two-day retreat that felt outdoorsy without all the work of true camping. Space heaters and a woodstove kept it fairly cozy for cold November nights, and there was a ton of wood available for the outdoor firepit. We enjoyed exploring the collection of board games and CDs inside, plus outdoor badminton and frisbee under the lights. Beautiful clear stargazing, and easy driving distance to some great hikes.
