In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes. The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers). The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you! everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. It's a beautiful, remote location in a state where every county is considered urban. Kathleen is a wonderful host. We arrived in the dark and were the only campers, so we just did the best we could and slept. We moved to site 3 the next morning. It was a drive-through, but tight fit (due to trees and some pavers) with our 30' 11" travel trailer, but we got in and out without damage. If we return, we will stick with site 1 which is wide open and big enough to maneuver our rig. For site 3, I'd say definitely under 30' (which the listing states). Probably 25'-27' max. The road in is gravel and rough, but we Vermonters are used to bumpy dirt roads.

Only 1.5 hours from NYC but you truly feel like you’re away from the city and in the quiet serene woods. Kathy was an amazing host and checked in on us to make sure we were comfortable. We were on site 9 which was very isolated and spacious enough to fit all of our needs. Everything was also clean and the trails were marked and easy to follow. There’s also firewood for purchase if needed. I would highly recommend and will be coming back!

This was perfect! We stayed for a night on a cool fall night. Lots of space, and included a picnic table and fire ring. The brewery was great (we were there on a Saturday) the portapotty is a bit of a walk from this particular site, but it wasn’t too bad! The farmers market was walkable, but also a short drive. Be sure to check out the farmers market while you are there! Would definitely stay again.

Weekend Trip to Paradise Valley Homestead

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

She was so attentive and caring but also made sure I had the most quiet peaceful alone time that I needed.
