All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October. In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Contact us to coordinate for larger group bookings. Please note that a significant portion of county tax/fees and cancellation or change fees may be avoided by booking the base amount of people (4) and at a much later date adding extra guests. Guests NOT occupying canvas tent (lodging) and bringing their own tents should not be paying an occupancy tax but there is no provision for this in the app. We do not want our guests paying taxes -- that benefit no one but useless bureaucracy! For generations, the majestic waterfall has been revered for its spectacular beauty. It’s considered a sacred site central to local land rematriation work with the Kanienkeha:ka. Coursing between two outcroppings in a deep ravine, the waterfall crashes down over mossy rock shelves into emerald swimming holes and through dramatic clay beds. It’s one of those extraordinary spots on earth that make you feel like you’re in another world. The sites aren’t suitable for parties or loud groups. It's about a 10 minute hike to the waterfall where you can spend the day swimming, exploring the clay beds and looking for fossils in the 280 million year old gorge. In the evening, make a campfire and fall asleep under the stars listening to the river below. The hike is steep and appropriate footwear is required. All hiking is at your own risk. Although your path to the waterfall is private and the waterfall is on private property, there may be other guests or locals that access the waterfall further down the road. There is no glass or alcohol allowed at the falls. Be aware that you may hear your camping neighbors in the woods. For this reason, we ask that you don’t play amplified music and keep noise down after 10pm to enjoy the sounds of frogs, crickets, owls, and night songs of the countryside At the entrance to the campsites there is a barn community room with a charging station, cold water sink, fridge, coffee maker, cookware, and a port-a-potty. There are 5 gallon solar shower bags that you can use at your campsite. You are responsible for filling them and putting them in the sun to heat the water. This is a leave no trace site. Take all your trash with you when you leave. Bring your own biodegradable soap for dishes and toilet paper for the port-a-potty! Firewood is available onsite for $1 per log. The Schoharie Valley is said to be the most fertile valley east of the Mississippi. It is still wild, unspoiled country and there are many local farms stands with fresh produce and organic meat close by. Within a 5 miles radius is a general store, Scrumpy Ewe Cidery, Panther Creek Arts, Rooted Movement, the Sap Bush Country Store and Café, and Mustang Valley (a wild mustang sanctuary). Nearby hikes include Looking Glass Pond and Vroman's Nose, and others.

We had a group not understand this so I want to make sure it is clear. Firewood is for sale here for CASH! Please bring CASH with you. Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees. The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms. Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees. Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind) Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area. Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. We are also just ten minutes from the Upper Delaware River, and all it has to offer. New for May 2026 ice cream shop! Walk from your campsite! Set in a valley surrounded by low mountains and forest, you might hear a coyote howl in the distance or an owl hooting.  Learn more about this land:Sit under a blanket of stars next to a roaring fire pit while communing with friends.  Listen to the gentle gurgling of the nearby creek by night and wade in it by day.  Borrow one of our many bicycles for a ride on the secluded country roads, play badminton or Frisbee on our spacious lawns, recline in a hammock or swinging chair for a snooze. The stairs are steep and the outside has uneven terrain so this retreat is not for elderly people or anyone who does not have good mobility and balance. The Hot water is limited because this is a cabin in the woods with its own Hot water tank. It is not hooked up to a Municipal water supply system with unlimited Hot water. You need to let the water Heat up again in the Tank for more hot water if multiple people are taking showers around the same time. During or right after a NorthEast Tropical Storm or Severe weather the power can go out. It will go back on !! Take advantage of the many Candles, Lantern and Board Games to play! Grind up some fresh Starbucks Reserve Coffee Beans. Condiments and Spices are also included. The cabin has its own Underground water well that goes 180 ft below the ground to pump up fresh, clean, Naturally purified chemical free Spring catskill water. Your hair and skin will feel soft and clean Relax, Release, and Enjoy!! The stream water going across the driveway is safe for your dog to drink. My dogs drink it all the time. Welcome to The Outlier Inn! The Outlier Inn features 12 unique accommodation options, available for individual nightly bookings with a two night minimum. There are 7 year-round, winterized accommodations with private indoor facilities and heat, and 5 seasonal accommodations with private outhouses and communal outdoor kitchens, showers (hot water!), and dining. While there are communal gathering spaces on the property, each accommodation has it’s own privacy and it’s own picnic table, charcoal grill and firepit. Guests are encouraged to spend time interacting with our sheep, goats, alpacas and chickens, and perusing our 24 hour self-service Barn Shop. There is a spring-fed, swimmable pond on the property as well as a communal sauna, accessible by all guests. There is also a Rails-to-Trails hiking trail accessible from the property which leads to a park with a lake and children’s playground and to the neighboring hamlet of Mountaindale.

Ten Mile River Scout Camps (TMR) is a large wilderness area of over 12,000 acres in the Sullivan County Catskills, New York, encompassing several summer camps (Keowa, Aquehonga, Ranachqua) and a Public Lakeside Camp. This environment, featuring lakes, meadows, and access to the Delaware River, provides a perfect backdrop for a relaxing outdoor getaway. Family Camp at Ten Mile River Scout Camps is a unique public campground located on beautiful Lake Nianque. Designed as the scout camp for families, we offer an expansive program for youth and adults seeking a summer camp experience. The facility features secluded cabin sites, many of which are right on the shore. Family Camp is well equipped to provide a refreshing and enjoyable outdoor adventure for the whole family. Our Lakeside and Family Camp is unique in that the entire family—from toddlers to grandparents—can participate in outdoor activities or spend the day relaxing in the beautiful, secluded forest. Most families return year after year for the fun, camaraderie, and togetherness of Lakeside. From the last week of June up to the last week of August, we have a Camp staff to run daily programs suitable for all ages and provide access to program areas with experiences like handicraft and guided waterfront activities and even nighttime campfire programs! Looking for a more private event, family reunion, or a couple’s romantic woodland experience? Our Schiff cabins are ideally located in a small area away from the bustle and excitement of Summer Camp programming but with access to the same fun all summer! Read a book, relax, and meet new friends. Join in evening programs—from potluck dinners and movies to karaoke and campfires—it’s always fun for the whole family. A great waterfront, supervised by a certified lifeguard, awaits you. Enjoy a refreshing swim or use the rowboats, canoes, kayaks, and sailboats. Go fishing and try to catch the “BIG ONE.” Beyond the waterfront, there are mountain bikes available for your use, a craft lodge, the Red Dot Trail for hikes, volleyball, and horseshoes.
