Stay in our cozy 8’x10 ‘ wall tent on a 14’x16’ deck built next to a waterfall. The site includes include a private outdoor shower and a well serviced outhouse per site. Relax in front of the fire pit and grill that overlooks the falls. You will have plenty of privacy, surrounded by woods, access to lush forest, and modern amenities such as: WiFiprovided by Starlink, queen bed, propane tent heater to keep you warm in the cooler months, Brooklinen sheets.
The property allows lots of beauty, peace, and serenity. Feel free to roam the 12 acres of woods, fields, waterfalls, and brooks. There are 3 historic waterfalls on the property. Within our small town, you can find all your essential needs met at the stores close by, as well as some great restaurants.
Area surrounding the site as well as the areas not surrounding the main house, are accessible with caution.

All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim).
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. FAQ
Is my rental secluded?
Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion.
I have never been in a tiny house, what can I expect?
The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill.
Are pets allowed?
We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs.
I work from home, how is the WiFi?
We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming.
Do you provide firewood?
Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.)
What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook?
Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores!
Can I check in early? or Check out late?
No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

One of my favorite hikes is right down the road and the house is close to Giant Ledge / Panther for a little more exercise. :) You can have a lovely time on the property exploring the meadows and woods. There's even a natural spring 1/2 mile up the road if you want to take some fresh mountain water on your journey. We love enjoying meals on the deck and we are walking distance to rivers, streams and lakes are only a 10 min drive where you can sunbathe on the beach! We're @livingston_manor_birdhouse :). Stay in our cozy 8’x10 ‘ wall tent on a 14’x16’ deck built next to a waterfall. The site includes include a private outdoor shower and a well serviced outhouse per site. Relax in front of the fire pit and grill that overlooks the falls. You will have plenty of privacy, surrounded by woods, access to lush forest, and modern amenities such as: WiFiprovided by Starlink, queen bed, propane tent heater to keep you warm in the cooler months, Brooklinen sheets.
The property allows lots of beauty, peace, and serenity. Feel free to roam the 12 acres of woods, fields, waterfalls, and brooks. There are 3 historic waterfalls on the property. Within our small town, you can find all your essential needs met at the stores close by, as well as some great restaurants.
Area surrounding the site as well as the areas not surrounding the main house, are accessible with caution.
Access to the brook is at your own risk. Brook subject to flooding.

All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim).
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. FAQ
Is my rental secluded?
Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion.
I have never been in a tiny house, what can I expect?
The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill.
Are pets allowed?
We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs.
I work from home, how is the WiFi?
We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming.
Do you provide firewood?
Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.)
What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook?
Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores!
Can I check in early? or Check out late?
No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

Our creek runs year-round and feeds the Pepacton Reservoir down the road. This is still an authentic farming community where passersby in cars wave and the neighbors are friendly. Set in a valley surrounded by low mountains and forest, you might hear a coyote howl in the distance or an owl hooting. Learn more about this land:Sit under a blanket of stars next to a roaring fire pit while communing with friends. Listen to the gentle gurgling of the nearby creek by night and wade in it by day. This is a great place to gather in a small group and take in the Catskills. 10 min to downtown Livingston Manor + close to lots of amazing hikes! One of my favorite hikes is right down the road and the house is close to Giant Ledge / Panther for a little more exercise. :) You can have a lovely time on the property exploring the meadows and woods. There's even a natural spring 1/2 mile up the road if you want to take some fresh mountain water on your journey. We love enjoying meals on the deck and we are walking distance to rivers, streams and lakes are only a 10 min drive where you can sunbathe on the beach! We're @livingston_manor_birdhouse :). 1 night at Glamping Tent Overlooking Waterfall
We had the loveliest stay at this Hipcamp cabin last weekend. It was unbelievably cozy and warm inside, even with the temperature dropping to -1 degrees outside — the perfect little winter retreat. The hot tub was absolutely amazing, especially under the cold night air, and quickly became our favorite part of the stay.
Sam was such a kind and welcoming host, making us feel comfortable and taken care of from start to finish. You can really tell how much care goes into this place. We left feeling relaxed, happy, and already talking about when we can come back. Highly recommend for anyone looking for a peaceful, magical getaway

We absolutely loved this A frame house! It was so cozy and magical. Our host Sam was amazing, he is so sweet and had everything set up and ready for us. He was also very quick to respond when we texted him with some questions. The heat inside the house works so well, the fire and hot tub outside were incredible as well. Beautiful views of the stars at night. Highly recommend! Thanks so much to Sam for the hospitality and great vibes!

Sam has a wonderful, well maintained camp. He was eager to help in any way he could, and we never needed anything.
Things to note
Bath tub!!! Not hot tub!!! (Does have hot water)
The tent was PLENTY warm with the propane heater provided.
Tent kept out the wind, rain, and cold.
20 bucks for a wagon of pre chopped wood on site. wonderful price, great quality wood.
The snow was plowed perfectly but it was very icy. Just be careful.
11/10 would stay again.

I feel like I really lucked out with my time at Sam's RV site! I had a beautiful, snowy and peaceful time for New Year's Eve. Upon arrival Sam helped me parked my car in a safe spot so I wouldn't get stuck in the snow, and the firepit was already prepared and the RV clean and heated already on for a warm arrival. Sam was quick to help navigate some questions I had about the RV. As a solo traveler, I felt safe with the RV's location, while still feeling like I had privacy. Such a cozy space!

Incredible experience! Sam made everything so easy and relaxing, from the pre-arrival instructions to seeing us off when we left. The waterfall is a standout feature and we’d love to return in the warmer months.

I loved everything about this place. It felt welcoming and cozy from the moment we arrived. When I messaged Sam, he responded right away and provided everything we needed. My partner and I accidentally caused an issue with the plumbing, and we felt truly sorry about it, but Sam was incredibly understanding and even comforted me during the situation. I’m very grateful for his kindness. We stayed at the tiney camper with spring tub and brook. Overall, I had a wonderful stay and highly recommend this place.

We loved staying Cabanita. It was exactly what we were looking for and has all the essential amenities you’ll need. The shower worked great, and the WiFi was so good that we were even able to bring an Xbox and play online without any lags. 10/10 would recommend!

Had an awesome stay here. The camper was cozy and the kitchen/dining setup made it easy to cook and relax. The tub and fire pit were perfect after a hike.

Such a cute and cozy place to stay. The dogs enjoyed running around the property off-leash and my boyfriend and I loved the outdoor space. A bit rainy for us to use the projector outside, but we enjoyed movie night on the projector screen located inside the home. 10/10 stay, just wish we'd booked for a longer stay!

Great location, not the most isolated spot due to it being located right off the road, but the amenities and the convenience of them are fantastic. Walking up to the river roaring is a lovely feeling, unfortunately I did not have the time to do some fishing, but I know the trout were calling my name! Have to stop by again!
