Learn more about this land: Stay in our cozy 8’x10 ‘ wall tent on a 14’x16’ deck built next to a waterfall. The site includes include a private outdoor shower and a well serviced outhouse per site. Relax in front of the fire pit and fire up the Traeger wood pellet grill and smoker while you enjoy the falls. You will have plenty of privacy, surrounded by woods, access to lush forest, and modern amenities such as: WiFiprovided by Starlink, queen bed, propane tent heater to keep you warm in the cooler months, Brooklinen sheets. The property allows lots of beauty, peace, and serenity. Feel free to roam the 12 acres of woods, fields, waterfalls, and brooks. There are 3 historic waterfalls on the property. Within our small town, you can find all your essential needs met at the stores close by, as well as some great restaurants. This piece of land was developed by my mother, and named after my grandmother: The Awakening Garden is a translation of her name in Chinese. It is tucked in between the Hudson River (8 miles to the East) and the Catskill Mountains (10 miles to the west). It is just 6 miles from the Village of Saugerties and 14 miles to Woodstock, NY. The piece available for camping is 10 acres, but the entire Garden is comprised of 98 acres of rolling land (most of it in a forestry protection plan) bordered on the west by acres of marshland. Many trails criss-cross the Garden and lead one to pretty or interesting vistas including a large mountain laurel patch, ancient graveyard, and different stands of mixed wood forests. There’s lots of wildlife both on land and in the marshes.

This gorgeous 24' Yurt includes electricity, excellent Wifi, comfortable Queen beds (one mattress on a bed frame and up to two floor mattresses), a refrigerator, and a pristine compost toilet. There is no running water but we provide one gallon of drinking water and one gallon of water for washing up in the bathroom. You can add-on our outdoors camping shower setup for an additional $30, which is more like a birdbath than a real shower, but you can add hot water so it is warm. Sit on our gorgeous rocking chairs on the deck and grill, and stargaze from bed through the dome in the ceiling. Please also note that there are extra charges for more than 2 guests ($15/ person/ night), pets ($25/ stay), propane for heat (if needed- $25/ tank) mini-propane for gas grill ($10) wood bundle for outdoor fire ($15) and outdoor shower setup ($30 for us to fill with water, provide biodegradable soap, and two towels). You can add these to your booking under 'Extras' Please read through all details below to help prepare you for your stay : ) Wifi We have excellent high-speed fiberoptic Wifi. There is no cell service, so make sure to save it before you arrive. Sound Expect to hear all the sounds of nature that you hear when sleeping in a tent. While the Yurt is insulated and stays warm, sound-wise it is like a tent rather than like a house, so expect to hear the sounds of the woods and the weather during your stay. Windows The screen windows close two different ways: to keep the Yurt insulated there is a velcroed thick plastic cover that is clear. To keep out light/ for added privacy you can roll down a solid canvas flap and zip them shut. Please note that both of these things need to happen from outside the Yurt, so you may want to set them how you want them before you turn in for the night. Please reset windows to how you found them when you leave. Bathroom Our compost toilet is lined with a compostable trash bag. Please scoop sawdust from the Periwinkle Milk Crate into the toilet after each use of the toilet. You should scoop enough sawdust to completely and generously cover everything in the toilet. When you end your trip and leave the Yurt, and/or when the toilet is 2/3 full, please tie shut the compostable bag and dump the bag into our compost. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. (If you are only staying for 1-2 nights and would prefer not to do this, that is totally fine! Just let us know you didn’t get a chance to bring it out.) There is a pitcher with water and a wash bin for brushing teeth/ washing hands in the bathroom. You can empty the wash bin outside when finished using it. We also provide all-purpose soap. Heat The Yurt is well insulated and runs on a propane heater. Please note that propane is not included in your stay and each tank is $25; you can find them under add-ons. Each propane tank will comfortably heat the yurt a night as cold as 30-degree night up to 24hrs. Decide how many tanks you'd like depending how long you are staying or how cold you expect it to be. The Yurt will comfortabl heat freezing nights as well, it just will use propane more quickly. Water We provide a filtered, clean water with each visit. We also provide a pitcher of water in the bathroom for brushing teeth and washing hands and face. If you are staying longer than two nights, or if you expect for any reason to use more water than provided, we ask that you bring the additional water with you, keeping in mind it is a short (4-minute) hike from parking to the Yurt. In some cases with enough notice we may be able to provide additional water for your stay for an additional charge. Kitchenette We provide an electric kettle, a mini fridge and freezer, a microwave for use during your stay. We provide a gas Cuisinart Grill for use on the deck. If you plan to use the grill, please do a $10 mini-propane add-on so we can make sure there is fresh propane provided. We also provide cups, wine glasses, a French Press for coffee making, and plates and bowls. Please do not put the plastic plates and mugs in the microwave. Please throw any compostable food into the compost bin or compost bag provided in the kitchenette and empty it into our large outdoor compost bin at the end of each day. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please do not put meat or dairy products in the compost. If you bring meat or dairy products into the Yurt, we ask that you take any meat or diary trash out with you and dispose of it elsewhere. We have provided trash bags for this purpose. Please keep any meat and dairy products and trash in airtight sealed containers in the Yurt until you are able to dispose of them. Shower If you add-on the Shower Setup ($30) we will fill it with water, and provide 2 towels and biodegradable soap. This is an outdoors camping shower enclosed by shower curtains with a dirt floor; it is very rudimentary, but if you add warm water from the kettle it will be nice and warm. Please do not use any of your own products like soap, shampoo, or conditioner in the shower because it will be bad for the forest floor. Trash Please dispose of regular trash and recycling in our regular trash cans across from where you park. Walton automatically sorts recycling from trash so both can go in the same bins (we separate our recycling in a different bag just so the trash doesn’t contaminate it, but put it in the same bin as the trash.) Compost (fruit + veggie scraps, tea + coffee grounds, toilet bag) gets taken to outdoor compost bin on path to parking and covered with hay or leaves Meat + dairy stays sealed in an airtight container when in the Yurt and taken with you when you leave Rules 1) Please remove shoes as soon as you enter the Yurt 2) Please scoop sawdust anytime you use the toilet, and please take the toilet sawdust out to the compost bin once it is 2/3 of the way full or when you leave, whichever comes first. (If you are only staying 1-2 nights and prefer not to do this, that is fine, just please let us know you didn’t get a chance to bring out the toilet compost and our cleaner will take care of it.) 3) Please turn off all electricity, including all lights and heaters every time you leave the Yurt, especially when you end your trip. 4) Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please put any compostable food in the kitchen compost and take that compost out to the outdoor compost every couple days, covering the compost with leaves or hay once it is disposed of. Please take meat or diary trash with you when you leave. 5) Please do not put the plastic plates and mugs in the microwave. 6) Please wipe down the grill when finished use, make sure to turn off the gas when done, and please do not bring the grill inside the Yurt. 7) Please don't use any products in the shower except the soap we provide

Feel free to message me with any questions. ********************** Off-grid, 350 sqft. of interior with wrap around deck, fully surrounded by nature, tons of natural lighting, a dome and nine windows, minimally and thoughtfully furnished, cozy, inspirational, recharging, and healing. ********************** Your rental space includes privacy — it’s not shared and there are no neighbors in sight from yurt. You have access to the woods, the yurt and its wrap around deck, the back part of the field for games like corn hole, and parking on the gravel pad across from family’s cabin. ********************** My sister and brother-in-law live in a cabin elsewhere on this 5 acre property and I will be elsewhere here when not traveling. One of us will enter yurt during your stay if battery station needs charging or supplies need replenishing. (Yurt is off-grid). And you might occasionally hear or see us if we are tending the grounds. ********************** Depending on time of year there are animal sounds or sightings like birds, woodpeckers, hawks, owls, chipmunks, turkey, deer, fox, and coyote. And you might hear rain/snow pattering or tree nuts periodically dropping on the roof. ********************** 1) Inside yurt, you have access to a kitchenette with fridge, two-burner propane stove, filtered drinking water, sink with non-potable water, and basic cooking utensils like cutlery and pot/pan. (Seasonal limitations apply — scroll down toward the bottom of this property description). ********************** 2) You have an indoor wood stove for colder temps. The equivalent of four slow-burning logs and a few fire-starters will be provided complementary. Anything beyond that is $3/log. This is the only wood that can be used with this particular stove. No outside wood permitted. ********************** **There is also a basic outdoor fire pit with a grate for BBQing — for this you can make use of fallen limbs here and some of our personal stash. But we request grabbing a bundle at Stewart’s shop down the road too. ********************** 3) There are 3-4 beds. See photos. A) a firm sofa that you arrange into a Full-size bed or two Singles (or you can keep sofa setup as is). B) an extra long Twin futon that sits on a tatami mat. C) a firm foam air mattress that doesn’t deflate on you (Single). **There is also plenty of floor space with an available camping mat if that is preferred. Two full-size comforters, one twin comforter, and four pillows are provided. ********************** 4) There is an outhouse shower with hot water during the summer only. Depending on outside temperatures, it might also be available in the early fall and late spring, but this varies year to year. Liquid body soap and towels/washcloths are provided. Bring all other toiletries you need. There is a basic compost toilet year round with toilet paper provided. ********************** 5) Since the yurt is off-grid, you have access to a number of USB/battery-operated items like lanterns, fans, and a power station for charging your devices (both USB and AC plug capable). There are also cleaning items like a handheld vacuum or rug cleaner in case of a spill or mess. A carbon monoxide and smoke alarm, fire extinguisher, and gas leak detector are here. And there’s a first aid kit in the outhouse. ********************** 6) There is no wifi, but there is internet access with great LTE or 5G signal using Verizon carrier. Guests have reported that other carriers have worked too, with some variance in signal. But most folks come and try to unplug anyhow. ************************

A partly off-grid, truly unique, delightfully off-the-beaten-path, 420-friendly YURT in beautiful Livingston Manor. A ‘tiny house’, albeit a round one with walls of cloth instead of wood, with every conceivable amenity—full kitchen, hot shower, indoor toilet, woodstove, spacious living room, enormous sleeping loft, speakers for your music, excellent wi-fi—thoughtfully arranged to maximize space and ease of use. The YURT is at the end of a shale road on a blueberry orchard. Guests are invited to pick all the fruit they like. The hillside’s high elevation provides an oasis of cooler temperatures during every summer heat wave. The panoramic view of the Catskills from the front porch has to be seen to be appreciated. If glamping is your thing, come and spend a night or two under the stars while sleeping indoors. while the setting is delightfully off the beaten path, it’s also a short drive to the cafés, breweries, and eateries in the charming hamlet of Livingston Manor. World class hiking, rail trails, camping, and fishing is even closer. (Camping gear, hiking poles/micro-spikes, and mountain bikes provided.) perhaps most importantly, our place offers more than a getaway. Guests learn how to tap a spring for their home’s water, the joys of heating with wood, how hygienic and easy-to-use a composting toilet is. A few days on the blueberry patch is both a rewarding glimpse of the sustainable life and an invaluable education in how comfortable a small house can be. If you’re considering procuring your own, spending time in AND exploring ours(there are two others on the property) will help you decide if such a home is right for you. how to get here: depending on traffic, it’s about two hours from NYC. Take the Thruway to the very first exit, Exit 16 for Rt. 17 west. Follow Rt. 17 for an hour to Exit 98/Parksville. what to expect: the yurt is always spotless. Because it's heated with wood, because the property is accessed via a chip path not an asphalt one, invariably sawdust, wood flecks, and the occasional spider web make their way inside. The country will follow you indoors. Please visit expecting that. You’ll have to walk about 75 yards from your car so… make sure your shoes are comfortable. Sleeps three couples , headlamps recommended, PETS welcome!
