The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. It is remote enough to completely break from urban life, yet close enough to Ithaca, NY to enjoy its beauty and attractions. It is a quiet, rural, farming area. Once at the cabin there are only two to three houses within a half mile (through the woods), so you will have a private space all your own. Winter camping is special - cozy wood heated cabin, hundreds of acres for snow shoeing, cross country skiing, or snowmobiling. Plan ahead, we do not plow the driveway in winter; plan to shovel an off-road parking space, and transport your gear up to the cabin (1100'). Wood is provided. Onsite: water pump, 2-seat outhouse, wood stove, campfire ring, wood, & propane grill. Exclusive access for nature hikes, streams, forest, pond, swimming, bird watching, star gazing, etc. A wheelchair that can navigate grass and some ruts can enter the cabin, but not the outhouse, and the sleeping loft is up stairs (there is room for a cot or mattress on the first floor); the porch is accessible through the cabin. When you book, you are confirming your understanding of the following: there is no electricity, running water, or std. bed/mattresses. You bring own air mattress, bedding, and gear you will need. All-wheel drive vehicle is recommended. We welcome special events, family reunions, or weddings, if your plans do not require utilities (you may bring a generator or other battery operated items, as needed). Note for winter guests: We do not plow the driveway in winter, you need to be ready to shovel an off-road parking spot, and transport gear to cabin (e.g. by sled, snowshoes) Here's a brief list of the basics to bring: Light source: Lantern propane or battery. Air mattress or cot and whatever bedding you need. Paper products (cups, plates, utensils, toilet paper, etc.) Matches/fire starter (there is wood on-site, and a propane grill for cooking that has a self-starter). Bug spray. Cooler and ice. Lawn chairs.  There are a few tables, several chairs and benches. There are 2 picnic tables (one outside and one inside). The benches can be moved outside if you'd like, just move them back inside before you leave. The propane grill should only be used outside. There is a hand axe in the cabin to shave kindling, and the wood is already split to be the length for the wood stove, as needed. Gas: 5 miles away. If you plan to grocery shop when you get to the area, the closest store is at East Hill Plaza in Ithaca, about 9 miles past where the cabin is (I can give you all that info if you like). There is lots to explore/see/do in the Ithaca area if you decide to come down off the hill one of the days. I'll have some brochures and things in the cabin, and can answer questions (aka where is the best ice cream, dinner, etc.).

Weekend Trip to What Ever Floats Your Boat

We loved staying here with our 2 dogs! So peaceful and very clear instructions/amazing information from the host prior to our arrival. Nothing beat listening to the creek by the campfire. Hammock was a bonus! Will definitely be back. Loved the quirky personal touches as well.

We had a fantastic trip thanks to the site being fantastic, and Sam being a wonderful host! There was an unforeseen issue early on and Sam was quick to immediately get my wife and I on a different site without us having to reschedule, no questions asked. Not to mention the grounds themselves are close enough to stores/other outings if you need anything. I would return again in a heartbeat.

Loved the springs hot tub, hot and steamy. The propane heater in the cabin kept us warm and toasty while it snowed outside. Will definitely be back!

3 nights at What Ever Floats Your Boat

It was so gorgeous, a perfect combo of remote but still a reasonable distance from town if you need cell service or supplies. The creek next to the cabin was so beautiful and fun to romp around, and there's even a small waterfall in the back, so cool!! It's right on the border of one of the state parks for easy access if you're a hiker, but it's also perfect if you prefer to linger in a nice spot and take it in. Amenities were great for what we wanted, it didnt feel like "glamping" (we didn't want to glamp) but it still had everything we needed to be comfortable. It rained and the temp fluxed on and off during the trip so the heater and stove were lifesavers. The outhouse might have been the cleanest I've ever used, which is strange to say but important -- the wood looked fresh, it had a toilet seat and I wasn't afraid of animals/bugs hanging out in the corners or in the toilet! 😂 There's a generator for electricity if needed but we didn't really bother with it (personal choice). He provides a solid amount cleaning and drinking water which we were pleasantly surprised by (still be responsible and bring some of your own). It was so nice that we decided to stay an extra day! I needed to go to town to message him on the app to get it set up since there's no cell service at the site and thankfully he responded almost immediately so I didn't have to wait around town. He gave great recommendations and seems genuinely happy when people respect appreciate the area. Will reccomend

10/10 u should stay here. i usually dont even like glamping/cabins because i would rather just camp but this was very worth it. the cabin is isolated enough to feel like you are alone you dont even really notice other ppl are staying on the property. its the perfect size for a couple and we stayed with our cat too. the bathtub was so nice and having a covered bbq and pantry outside makes everything really easy. if you want to be outdoors/in nature but straight camping in the northeast winter/cold/stormy season is too much for you this is perfect. Sam is great and was always around if we had a issue or needed help with something. he let us pit fire some ceramics as well which was a blessing.

Weekend Trip to Smyrna Lake Campsite

The property was beautiful and met all of our needs. Perfect getaway for some me time with my partner. The lake view was stunning even with some ice frozen over. Plan to return in the future. Roberto was also super attentive and quick in responding, when something was needed.

We had the loveliest stay at this Hipcamp cabin last weekend. It was unbelievably cozy and warm inside, even with the temperature dropping to -1 degrees outside — the perfect little winter retreat. The hot tub was absolutely amazing, especially under the cold night air, and quickly became our favorite part of the stay. Sam was such a kind and welcoming host, making us feel comfortable and taken care of from start to finish. You can really tell how much care goes into this place. We left feeling relaxed, happy, and already talking about when we can come back. Highly recommend for anyone looking for a peaceful, magical getaway

2 nights at Dark Sky Retreat

We stayed at Dark Sky retreat for a few nights and even in January after a giant snow storm it was so lovely and cozy! The woodstove and heater keep the home nice and toasty. Kevin and Amy are very communicative hosts if you any questions at all they respond quickly. The hot tub is awesome even in the below freezing temperatures and there was not a single thing we needed or forgot to bring that the house didn’t have prepared for us! The kitchen is very well stocked with supplies and everything was very clean. The stars are very visible even with not totally clear sky’s. very close to Elk Mountain which is great for beginner skiers. 10/10 recommend staying here

We absolutely loved this A frame house! It was so cozy and magical. Our host Sam was amazing, he is so sweet and had everything set up and ready for us. He was also very quick to respond when we texted him with some questions. The heat inside the house works so well, the fire and hot tub outside were incredible as well. Beautiful views of the stars at night. Highly recommend! Thanks so much to Sam for the hospitality and great vibes!

Weekend Trip to Round Top Retreat

I spent the weekend at Round Top Retreat alone to unplug, relax, and recharge and it was exactly what I needed. The wood burning stoves did an excellent job at heating the cabin. It got below 40° at night but it was probably 60° inside with the fire going. The stove is also great for cooking. It was a little rainy during my trip so I did all my cooking indoors. The driveway continues uphill past the cabin and turns into a hiking trail. I think it's supposed to connect to the Robinsons Hollow State Forest Trail but I couldn't find it (the official trial head is just down the road). It was still an invigorating 2 mile walk. I spotted lots of birds and a couple deer.

Weekend Trip to Sunset Shore Cabin on Private Lake

This was our second visit to the cabin, the first being in 2020. It is peaceful and cozy and our weekend was so relaxing. There is all sorts of wildlife in the area. We saw deer, bald eagles, turkey and chipmunks! A great weekend overall!
