All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim).
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Our 2 and a half acre property is situated in a very rural quiet area. The Wickecheoke creek, a tributary of the Delaware, runs through the property. There is a private seating area for serene enjoyment and private meditation.
Each camp site has a small private firepit and picnic table and the cabin has a large firepit, a patio area, and back deck. Plenty of wood is available - free again this season.
There is a wooded site, an open site for self contained campers and tent campers, the "lil log cabin" and a large open grassy area, fun for children or dogs to recreate.
How about camping in a Vintage Camper! We have on its own site a 1965 Trotwood, canned ham style camper. This cozy piece of the past is restored for nostalgic reflection. It has fine appointments, kitchenette, indoor private potty. She will sleep 4 comfortably.
Or, stay in 'little log cabin' our cozy and complete cottage with full kitchen, full bathroom, queen size bed, and a pull out sofa, extra cot and pack and play. (Sleeps 4).
There are many parks, conservation reserves and nature trails to hike nearby. Your can bike along farm roads in the area and find places to have your picnic lunch. Forgot some supplies?- within 3 short miles are many shops, services and resturants, many deliver.
Several varieties of wildlife are in the area: you will spot eagles, white tail deer, racoons, wild turkeys and red fox, to name a few, while you stroll, bike or drive throught the area.
Stop at the many creeks and enjoy the vibrant sounds of the bubbling waters; fish, frogs , turtles, blue heron and the many critters who habitate the waters.
For birders there are over 75 species of birds within a short walk. During changes of seasons you can often see many birds in flight migrating to far away places. Bring your binoculars and camera.

This is the 5th or 6th time I've stayed here - that likely says it all - I like this hipcamp very much - it's private (the owner says hi, but then leaves you on your own), he provides wood for campfire, there is a water spigot, a picnic table. The site I reserve has these things, and I believe another site has electric as well, but I haven't needed that one. It's peaceful, scenic, private - and the owner is communicative, their home is in sight, but not close enough to change the nice privacy. All these things make a great hipcamp. I travel twice a year to and from Maine and Georgia, with 2 dogs, and stay there every time. Highly recommend.

This Delaware River front RV campsite is not for everyone. Stay away if you want lots of planned activities and golf cards whizzing by all the time! Stay away if you hate rafting down an amazing river! Stay away if you love hearing loud music from 5 campsites away! Stay away if beautiful river-front scenery is too boring for you. Stay away if campfires by the river during a star filled night is just too mundane. Stay away if you hate it when campsite staff make every effort to ensure your stay is great. Yeah, this place sucks, stay away! But seriously, what's not to love!

This property was very sweet. Tom and MaryAnn were so helpful and kind. Although you are near the road and not far from their house, once we put our twinkle lights up we were transported into a perfect camping spot and didn’t even remember we were near civilization. Lots of bird activity, which we love. Would definitely come back when we need a quick escape from the city!

Brendan’s property is beautiful and private yet close to everything. The sunset was gorgeous! Driving with our 21’ trailer was easy off the main highway. We loved our stay. Brendan was an awesome host and brought us firewood and a fire pit. I totally recommend this site for relaxation and privacy.

Tom and Maryann were both super helpful and made us feel very welcomed and safe! Tom brought us over to our sight and told us to help ourselves to firewood and even brought us kindling to help start our fire! We had such a good and quiet time on their beautiful piece of land! I highly recommend!

This was a fantastic experience. The site itself was private (no other campers) and the host were gracious in meeting us and getting us set up, but we didn’t see them again until we left. It was the perfect getaway for my husband and I in a nice shaded wooded site but with a field right next to us that gave our dog a chance to stretch her legs running for the ball. The added amenities, electric, water (which we didn’t end up using since our little RV had a large enough fresh water tank), and firewood provided made our time even better. This was the perfect place to relax and recharge. The host thought of everything and we definitely plan on coming back!

This was absolutely perfect for our needs. We are fairly new to RVing, and travel with 3 very neurotic, reactive, LOUD rescues, who bark at every noise and movement. We were so thrilled to find out we had the whole place to ourselves. We’ve been to some nice campgrounds but were never able to have the kind of peace we did this weekend, because there was almost nothing for them to bark at. We pretty much spent the weekend sitting outside, grilling, making fires, and watching birds and other nature. (The ticks were relentless, so be careful and vigilant.) Our site had everything we needed-picnic table, Adirondack chairs, nice fire pit, and was also completely shaded. You could occasionally hear some road noise but we still felt like we were in the middle of nowhere. We thought it might be strange just camping on someone’s private property, but their house was far enough away and semi-blocked by trees, so it still felt very private, our own little campground.
Tom was very kind and helpful. We unfortunately got there a little late and right after severe storms, but he still helped us in the mud and darkness. Mary Ann quickly responds to all messages. No problems with electrical or water hookups. (No dump station on site, but you can pay to use facilities at local sites) We paid a lot more at other campgrounds and did not enjoy our time as much as we did here. Will definitely return.

Mary Ann was very helpful when I had trouble setting my dates online. She walked me through how to make, and later to change our reservation. The owners had to leave town before we arrived, but they had everything set up for us before they left . There were torrential rains for a few days, and it was pouring when we arrived. We had no trouble getting our class A to the campsite, but the ground was very muddy and I had some trouble maneuvering the RV. Tom and Mary Ann came home the next day, and Tom provided planks and labor to help me get our camper up and put.
The setting is beautiful, with deer and squirrels and chipmunks all around. I highly recommend this site and the owners. They were wonderful.

I love Tom and MaryAnn’s Hipcamp, where I have now stayed several times. Since retiring, I spend summers in Maine and on my way up in the summer, and back south in the fall, I go their Hipcamp. It is private, scenic, and they are kind and responsive. I e been at hipcamps where the owners don’t even answer, so this stands out. This time, I had trouble with the spigot, and he came to check right away (my fault!). Important to me, there aren’t other campers, which is important with two sweet but reactive doggies. There are some bugs when camping in the summer, but that’s true anywhere this time of year. I highly recommend this Hipcamp.

We loved our weekend at Cranberry Run Campground! Very low key all around. The RV sites were easy to access and pretty spacious. The whole campground was nicely spread out and we enjoyed walking around. Everyone we encountered was nice. Very family and dog friendly. My kids loved the arcade (and the assortment of bikes/scooters and board games) and despite being a little chilly we enjoyed the pool! They offer events (paint and sip, live music, pig roast, etc) most weekends and the seasonal campers we talked to raved about all that’s offered. Defineitly feels like a old school family run campground full of good vibes. We will defineitly return! Thanks for a memorable weekend.
