In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!)
At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer.
About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.)
The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life.
The camp consists of 13 acres abutted by 100's of acres of state park land.
There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property.

A working farm, work in progress nestled in between the big city and the Catskill mountains. Nature, hiking, swimming and good food are all in the area. Home of Angry Orchard cidery, many wine vinyards and farmers markets. Ice Caves mountain, Sam's Point nature preserve, Bear Cliffs and Mohawk mountain preserve are just some of the breathtaking places to see and hike during your visit. We can provide transportation to and from said hiking preserves without worry of where to go and or park. Relax and drink your morning coffee on our deck overlooking the pond as the ducks bathe in the morning sun. We have a 35 foot RV and many tent camping sites available.

2 nights at Carpathia West
I took this trip with my adult son and I was as tranquil and a bounty of wildlife. The sunsets are great and you’re perch on a hill overlooking a lake so quite scenic. If you want to totally disconnect be at peace and rough it a little this is the place for you. There is a a generator for light, heat and a refrigerator. We took our own portable compost and a small rinse king system to wash up..
Cooking outside was a thrill for my son as well, we gather wood from the surroundings.
Konsztantine was very responsive and quite hospitable. Quick responses to whatever we asked. Best in class host. I will definitely be back. Highly recommended.

Weekend Trip to Glamp at Coyote Creek
The campsite is so great for our needs: 3 good sized tents for our families to camp together. They're close enough that the little kids can safely run between them and around the common area but not so close it's noisy for each other. The grills, fire pits, dishwashing stations and toilet/shower amenities are clean, useful, well-maintained and appreciated. As were the badminton net and swings! Loved our second annual trip here.

If you’ve ever dreamed of stepping straight into the pages of history, Kathleen's Medieval Encampment is the place to go. Kathleen gave us the royal treatment, showing us the campsite features and amenities.
The campsite itself is beautifully arranged around a central fire circle, with tents modeled after authentic historic pavilions. Each pavilion was sturdy, weatherproof, and surprisingly comfortable (furnished with cots in one shelter and a queen sized bed in another).
Evenings were spent around the fire, and on one occasion a friend of Kathleen's stopped by and played music for us. The stars above Paradise Valley Homestead were brilliant—no light pollution, only the crackle of the fire and the sound of owls in the woods. It felt peaceful and otherworldly; like relaxing in a much simpler time.

Weekend Trip to Glamp at Coyote Creek
I spent two days here this weekend.
I arrived a little late on Friday.
Cindy's preparation was perfect. I didn't have to do anything else. Also, Cindy explained everything kindly, and even I, who spoke English badly, could easily understand it.
I would like to thank Cindy.
The weather was perfect, and the sound of grass bugs at night was also nice. Cleanly maintained facilities made camping even more enjoyable. I'll visit you again next time.

My family had a wonderful time at the Medieval Encampment. Kathleen is such a gracious host and my kids had a blast exploring the property, paddle boarding in the pond, and having their own cottage. The accommodations were charming, extremely clean and comfortable. It was the perfect stay and I’d highly recommend.

Really wonderful experience. The hosts went above and beyond to make our weekend a memorable one. The tent was beautiful and very well kept, the grounds were stunning and well maintained, and Cindy made every effort imaginable to make our stay incredible. We hosted our camp-out wedding at Paradise Valley Homestead, and stayed in the Medieval Encampment as our wedding suite. The whole thing beginning to end was pure magic. Kathy is the most incredible host, and made sure that all of our friends and family knew where to find their campgrounds and that everyone was comfortable. I can’t speak enough to the beauty of this place, it’s an oasis in a busy world. Or to the kindness of Kathleen.
If I had to plan my dream wedding over again, I wouldn’t change a thing. The encampment is gorgeous and comfortable - stay here! You won’t regret it.
